Government is giving speculative space in real estate , it’s not good The government ought to proactively implement the following initiatives. 1- effectively land categorisation 2- Increment of CGT to discouragement of frequently transaction 3- facilitate moderate housing 4- government encouragement to build and create something new in real estate not for speculation in land through policies 5 - government should take steps to discouragement the ambition to own house in capital city (Kathmandu) 6- set mechanism to control but not over - regulated

When you got 70 percent of bank loans tied to real estate collateral...it's like our own deposits are being used to pump the real estate prices... Any correction will be catastrophic for our deposits, banking sector even economy... It is too late for correction now...

@@nimasherpa4848 you’re right. It's ironic that so-called business tycoons in Nepal have become heavily involved in land speculation due to government failures. To address this, we need to shift our focus and create innovative developments in the real estate sector. The government should incubate startups by implementing relaxed, private-sector-friendly policies and providing incentives to encourage a shift from speculation to productive activities. Over time, this approach will gradually diminish the anomaly of land speculation, making it an unattractive space and fostering a more stable and productive real estate market .

It's not in a bubble to burst... bubble happened at 2009 when prices used to double in a week...which eventually crashed but remittance money inflow didn't let any more damage further to the market...instead it grew and it is still growing till today...
