Wetland is a very big issue, and whoever is buying should be very careful and do your own due diligence. These wetland issues can hit you ,at any time like may be after 10,15 years later also ,some court order can destroy you, if its actually on wet land. As its an developing area ,not much infrastructure is there nearby , you need a car for sure all the time. I don't think in night it will be safe place to walk on foot. Water logging is a big issue , last year there was good water logging in the area .

90℅ plots are saali and 10℅ are converted land Vaastu. We know it very well that construction is not possible in wetland. 1500 plots are sold out after proper searching. Whoever invest in land, they always think about future prospect not present development.

Ei shob land project gulo e onek legal issues ache. I have already suffered as lot. Its better to book an apartment at a better location in new town. I saw this project 4 years back. Still its almost in same condition except some extension of roads which has happened it seems. Minimum it will take 15-20 years to be habitable. Then whats the use of investment.

Their scope is very limited, better project I have seen in Punjab

Just beware about one fact- does the site fall under the East Kolkata Wetland area. If yes swapnabhumi will remain a Swapna. Many have lost huge amounts in similar projects in this area.

@@exprorealtors here is the real catch.. they said they will give me the papers for searching after booking the plot. which is 50000. and I will have time to cancel my booking within next 10 days. If I can , they will deduct 10% and if not - nothing will be refunded. its known to everyone that a search report cannot be prepared in 10 days. every other properties like bengal ambuja , PS group MERLIN group , gives all the document before booking. they also promised to handover the entire project by 2023 december. which is next to impossible.I think this is a big scam. anyone can visit the location. but before paying any money- please contact the local BLRO office and panchayet office for govt documentation. this plot has not yet received RERA certification yet. people have been given false hope again and again.!!

@@exprorealtors yesss i am not denying that swapnabhumi is not good...yess its an outstanding project but the thing is for me locality matters and so talking about locality its not good...yess you are right all townships are not in developed area but i also visited urbana towers or elite garden vista, they are also outside of city but they still on a good locality. Hope u getting my point. At the end all townships are good

Dont buy land here. plot under action area 4 and on proposed link highway. wonder if they have all clearances for township. seems like a scam. investors please check with HIDCO and NKDA before investing.
