We found a nice unfinished home on an almost 4 acre land, we need your help figuring out how much it would cost to finish construction

Sup Swifty I know you'll likely not read this but I'm a realtor in Central FL, looked up the house in my MLS, and it's a total dumpster fire. Built over wetlands and the slab was poured wrong. 75% of the area around and under the house is protected wetlands. Tons of engineering reports that state this attached to the listing. Any agent could get them for you. House is a lost cause which sucks cause it's perfect elsewise for you guys! I'd recommend looking between Leesburg/Apopka and Ocala honestly. Maybe Inverness too. Have laid 100 house slabs, not once have I seen cracks like that. The house is built on unstable ground (probably wasn't preped properly) This is a disaster waiting to happen.

@@Taliyahson Lol you must be off the job site pretty quick if you've never seen a concrete slab crack, nothing in this video is alarming or has to be redone, ive been an ICC certified special inspector for a Structural engineering firm for 16 years i've literally watched thousands of concrete pours there are many reasons concrete slabs crack its inherent to the product, concrete expands and contracts that's why we cut control joints in the concrete to try and control where we want the concrete to crack because its going to happen.

Make sure construction company with good rep has done ALL the work this far and they have all papers etc to prove this, if its done wrong its gonna get super expensive in long run. If they didnt use construction company and made it by themselves I would NEVER advise you to buy this, RUN. :D Finishing that house is still gonna eat ton of money, but the most important thing is you need to be 100% sure everything has been made right this far. Nice to see you making vlogs again :)

With the Humidity in Florida. The drywall sitting unfinished is no good..... Also the doors leaning on the walls will warp with the Humidity you have going on there. Just the start of things to be looking for

Nice looking house and land swifty, before anything I’d get to the bottom of why they stopped construction. Next I’d get 3 estimates to finish the home from different companies. I’d also ask for the opinion of whether or not the work that has been done thus far looks good, or was it a cheap / rushed job. Goodluck and I’m very happy to see that you’ve started doing the IRL’s again! … super happy

Houses don't have that large of settlement cracks. Cracks like that most likely will fail inspection. I would get an expert out to see how much the foundation repairs are and to complete the home. Might sounds like a deal at first but may add up.

Yes they do, the vast majority of concrete slabs crack you just don't see them because they are covered by flooring. 16 year experienced ICC certified structural special inspector here.

Would for sure cost at the very least a couple hundred grand to finish up. Also, there might be something wrong with the house, those cracks in the foundation are not normal and need to be looked at. To be honest, it will cost you just as much, if not more, than a prefab house with a lot of added stress and trouble taxed on. Whatever you decide to do, I wish you the best of luck.

Talk to the neighbors, they will let you know what is up. And it is more expensive than you may think to refurbish that thing. Get a contractor out there for sure to look at it. And those cracks looked serious to me.

Since I know your whole life is online, this might be a bad idea for you, Swifty. As someone that's lived somewhat isolated from other homes (very much like this property), the chances of a major internet provider having dropped fiber close enough to this property to tap in, is probably quite low (due to the costs outweighing the benefits). Most DEFINITELY check. I was stuck with either DSL or Satelitte as options for internet connectivity and they both are terrible - especially for what you typically do. If DSL or Satellite are you only options, your life online would be terrible. :( Check check check!

There's a lot you will have to check on before you buy the house. 1) Building permits and their expiration dates and what they allow you to do, 2) check to see if anything has been inspected and ask for a report if there has been inspections, 3) any leans on the house or property, 4) what the property is zoned for exactly so there is no surprises.

So much work to try this. The housing market is so crazy why hasn't someone scooped this up? Do they want to much? Be careful. Get it appraised with tires own appraiser and inspector. Get inspection certificates from construction. Please update us what you find out about house. Also starting a remodel in a new marriage would typically be stressful on a new relationship.

This would take several hundred thousand to get in shape. I would walk away unless you have the means to do it yourself.. or the money. Right now is a pretty bad time to try and finish a house unless you're doing the work yourself. Labour is insanely expensive.

I built homes for 15 years, never had a cracked slab and I wouldn't buy it... from my understanding water could seep up through the cracks. I'm sure they can be filled with some epoxy or some specialized material but they run under the wall frames too.

That seems highly unlikely, what most likely happened is by the time you guys were done framing it and done with the project it might not have had cracks but literally every concrete slab cracks unless you're running like a post tensioned concrete system or a rebar system with a fibermesh everywhere. This is coming from a 16 year experienced ICC certified structural inspector. Water would not seep up through the cracks you would have a massive drainage issue if you were getting that much moisture under the foundation of the house.

Figure out why it was abandoned, how long it was abandoned for, get an inspector to look at it and find a construction company with materials at the ready. If everything is good from there then this could be a good deal

The drywall alone is a huge amount of work for DIYers. Tape, mud, sand, prime x2 and paint x2. Just please know what your getting yourself into. Will be messy if you have to move in anytime soon but it will be fun if you're not pressed for time and you will learn a lot.

I just gutted and rebuilt a house. mudding is a pain but if your willing to do it the house seems almost there. putting trim and doors is easy, flooring even easier. I had to do all my electric and stuff too. just do inserts for the bathroom that would be cheaper.

If the price is good and also everything around like locality, shops etc its worth it. Plus you can always just finish priority rooms first and then when more money is available finish others (like at the beginning you only need one bathroom) . And dont worry about the crack. It happens (I believe its almost miracle if it does not happen). Happend to my house foundation too.

I use to estimates and inspections, I would double check the wiring to make sure you have no hot spots, check the land and make sure the land survey wasn't half assed because most new projects I dealt with in AZ, they didn't bother to inspect the land, and projects like this get halted due to sinking and what not.. I would say in order to finish this house with out all the above mentioned, I would say with around 100k if you are doing the work youselves and thats with inflation. Thats not even including appliances and your basic needs stuff. A lot of that budget would be just on paint, tile, and finishings.

I know I don't know you personally Swifty, but you and Sasha are a cool couple. Wishing you the best on the house hunting and congrats on the wedding. From an Australian viewer. Just seen a few comments suggesting to be careful but I'm sure you guys are taking more advice before jumping in. I was really close to settling on a house until the building and pest inspection came back very negative. Luckily for us the day the guy came out it was pouring with rain so his report had a lot more findings than he anticipated. My fiance and I really loved the place and it sucked when he told us the bad news: drummy cracked tiles throughout the entire house (thousands to replace) bad plumbing and flooding in backyard (no real decent retaining wall) and it also was in a bad flooding zone. We took his advice and put the price down 20k for damages we'd need to fix. Ironically the pest side of things was A okay. They didn't accept and our solicitor tore the contract up before we'd have to fork out more. I'm glad we never bought that place cos it may have tested our relationship, but my fiance was worse off than me with feeling let down by not going through with it..

There is a lot to finish with this house. Something’s that I see that are red flags is that some of the cement is already cracking and there is a ton of work to be finished. Do they have the plumbing done to the house? I would go with a prefab home. This wouldn’t be cool in the long run but there is so much work to be done. Also I would definitely find out why they stopped construction on the house.

Cracks happens in concrete its nothing to worry about. you can fix it with the concrete filler before you start refurbishing.

That looks like they dug a corehole to check soil after they started building & floor started cracking, bogland or a mine shaft or a river running through it - all fixable with millions of dollars !! Check the survey/mine/flood maps before buying any land to live on 😁😁 And remember you need Water, Sewage & Electricity & INTERNET

The cost to finish depends on where it is and materials plus labor. If you were to do everything yourself I would say 100k low end. 200k+ with contractors. Lanscaping, driveway, sidewalks for basic exterior. Interior finish flooring, mud and paint for entire house(interior/exterior), finish lighting, fixtures, countertops, appliances, cabinetry, bathrooms, tilling, misc. furnishings I missed. Most kitchen renovations are 20 - 50k alone. But I'm not a contractor only a fan of home remodel shows and a partial DIY person myself with a background in commercial drywall/painting.

It is 100% worth spending the 10-15% extra to build. No hidden issues, and you get to have everything just the way you want it from day one. If you factor in a home renovation down the line, buying prebuilt costs just as much if not more.

Right now in the industry, it's cheaper to build than it is to buy. Why buy and potentially remodel when you can customize your home from the beginning? Alot of the initial cost has already been put into the house through framework, drywall, electrical and plumbing. This would be an ideal investment that still allows for customization. When purchasing older homes, you pay for the initial "upgrades" others have done that may not be tailored to your liking.

Building material is almost back down to normal, because interest rates are going up so that basically makes people not want to build as much so that makes building materials go down. It’s definitely up to you guys to decide don’t let anyone else influence your opinion.

150k-190k for interior and exterior with modest landscaping outside. A lot of quarters foot both inside and out. Could be down to 80k if you did a lot yourself.

Step 1: Get local independent Contractor who’s not associated with the reality company/owner to come out and evaluate it! I was thinking the same thing when you went into that upstairs room.. “GAMING ROOM!” Hahaha. Fixer uppers could either bring you both more together or drive you both insane. Hahaha. Foundation cracks is a huge no go on new construction. Getting a new foundation poured/ getting a cracked foundation repaired is very VERY expensive.

That is overkill huge house. Crack is crack.. not sure if it is fine if it goes under walls... we have small crack.. and literally whole wall is cracking -_- Also many people write this.. it is huge.. and HUGE work still ahead of you. If you are not doing it by yourself all or with help of friends.. just good luck.

A lot of reasons in todays market that they didnt finish drywalls all done and corner bead is up just isnt taped what non union comapnys are doing now if they get a better job offer theyll drop everything and move on to next job depending if they gotpayment at front or at half way point ect to finish tape flooring cabinets countertops doors your looking at at least 60k cause youd be hiring companys

No, cracks like that should not happen to concrete (they're too big). That could mean the underground is moving (swap area?) or it just got too much direct sunlight/ heat when it was drying.

There is a channel I like to watch called Demolitionranch and Matt, who is the owner of the channel, has an entire series called Abandoned Mansion, where he buys an unfinished large house on a hill in Texas. He finally finished it... 2 years later. These projects while they might seem cool usually have a TON of hidden work involved and as long as you don't mind doing it then its great, but if there is any hesitation just bulldoze and start over.

Another thing to consider, if you are willing and able to do some of the work, for example the landscaping. It might be better to rent a chainsaw instead of buying one. Why pay like $500 for a tool that you are gonna use once or twice in your life. Also, it might be better to hire a landscaping crew that already has the tools and will take them a few days. As oppose to you renting or buying the tools and have it take you weeks to do it

Go for it man, been a carpenter for 4 years now and it's not to hard to do some of the finish work yourself to save money. Seen your tweet about how you said your grandfather told you to pretty much learn trades to save yourself a ton of money and this is the perfect opportunity. It will be a lot more satisfying also when your finished with it all knowing you did all of it.

Terrible time to buy a car, house , anything. IDK the reason they wanna move and its not my business but didnt he just buy a house? If it's in Florida settling will happen. It all depends over time how bad the cracks etc will get. If that's the worse of the settling I wouldn't worry about it. But it's still not very old so who knows over the next decade or 2 how much more settling will occur.

Before you even consider buying get inspections done on the house. Find out what problems it has and address them first. Then depending on your finishes you pick. Probably around 100k-200k.

That is not a settlement crack mate, that's a foundation problem. I would get a structural engineer in to confirm it. Also the cost of materials right now is ridiculous, we have just had to halt our outside repointing and rendering because costs have tripled.
