Let me put some light on this project as I could have experienced in last 15 days.. 1. They are demanding Advance booking amount with out providing any property documents like EC, sale deed, chain of deed 2.When one is going to book a plot a simple money receipt will be given with out any term and condition and valid agreement to sale. 3.There is no trace map or plot number mentioned any where in booking document 4.One will give booking amount in favor of Biulder’s firm name however at the time of registration the Firm’s MD will execute the documents in his personal capacity. This may ceate problems in case of any finance. 5. They have also a condition that at the time of registry they will receive that much amount in white as eual to govt valuation and rest part in CASH only(in black). This will lead to under valuation of your property. 5.Entire project is near about 100 acre as on date , however they dont have RERA approval or BDA approval. NOTE: BDA will never give approval as b’coz a very high tension electric lines are passing over some part of the project. 6.They will force you to purchase the construction material from their own depot.They will never allow out side trucks into their project 7. As on date no bank will give finance due to these above mentioned lapses 8. Last but not the least..never ever deal any thing with Mr. BISHU(sales executive) So, think once again..

Good Presentation 👍👍 Unfortunately , this plot being a Non BdA plot dat too in out skirts of bbsr.... Price is Very High..(must b 1000/sqft)....most of the developers r charging price like other Developed Cities Bangalore , Chandigarh n all....so they sud understand this is Bbsr wid very less number of modern basic amenities, facilities, companies & Economically bbsr is still struggling & under developed. Less Pricing will b more Profitable for both Developer & Buyers ...

Very few can afford to buy property in Bhubaneswar in Bhubaneswar's salary but the money injected by Odias staying in other cities of India and abroad are taking the prices up. Being the only good city of the state it has the advantage of generating aspirational demands from all the 30 districts of Odisha. For example a person who hails from Jajpur district and working at Mumbai......aspire to buy something in Bhubaneswar rather than his home town to match up to the social infrastructures which they get in metros just with a thought of relocating to Odisha in future.

there is scientific reason behind it, Bhubaneswar real estate market is not a mature market. there is so many cheating elements/activities going on so when uncertainty is high the cost of good stuff is also high.
