Great video Mr Norton! It’s comforting seeing a professional going through similar struggles with unrealistic sellers. Let’s me know I’m on the right path! Question though: on both calls it seemed there was a good amount of back and forth in trying to educate the seller and get them to realize the actual worth of the property. Is that necessary or advised? Seems like it could possibly cause discontent in future follow ups

The second woman is a little confused about everything. What I’m very confused about is how miserable and how bad her attitude is to people she don’t even know. When a seller starts getting emotional and doesn’t just give you a flat out “no I just can’t go that low. I am so sorry I just can’t,“and is firm with that, no problem at all. But if a seller connects their “no“ with an attitude or condescending remarks, etc., that’s a telltale sign that they are emotionally connected to that property. Doesn’t matter if you’re the first or 180th Investor, who had called them. And inevitably she’s gonna get nowhere with her, and she’s going to get all stressed out and miserable. She’s gonna end up one to two more years from now selling it for probably lower than what Jerry’s asking for, because the home will need maintenance, she’ll run out of money, because she’s thickheaded.

Especially the ones in Austin, TX. They come at you with their snotty, pretentious, nasal voices and they often refuse to present offers even though they are required by law to present all offers to the sellers. This is why I am no longer doing on market “deals” especially in Austin.

Jerry might have a different answer but I would think a novation would be an option if there were a reasonable amount of rehab required but $100k? That’s a little risky

Great video as always Jerry! You are a freaking genius! I had a question though, when i’m wholesaling a property on market, does the agent choose the title company? Or in my offer terms that i send to the agent should i include, ‘close at title company of buyers’ choice’s or something along those lines?

@@TooMuchJonny it's a typo - he said "residence" when he meant to say "resistance": Be ready for _resistance_ from the agent if you say that you want to use your title company to do the closing. As long as the agent's title company is investor-friendly you should be alright.

You see how ignorant people just stay ignorant? Little does she know, she thinks she’s god almighty on the phone. The guy she’s speaking with is a multi millionaire and I guarantee she’s never even seen $1 million in her life. Don’t get me wrong I’m sure she has a few hundred thousand dollars, but she definitely acts like she has that and she has no clue what she’s talking about. a matter of fact, she probably make double the money. She really wants if she did a create a finance transaction. She’s not financially educated and she think she is. Banks are not in the business and real estate. Not sure why so many people gravitate to banks and conventional ways, when interest rates are high

Yeah, but she’s not that smart because if she heard of Garn St. Germain, she would know the IRS laws as well and none of them are against creative financing. It’s actually the centerpiece of real estate. The problem is is that she’s so conditioned to the norm that she actually thinks it’s the only way. This woman says her whole life and that’s why she has no husband, and she’s not no rush.

I think the no husband part was harsh, but I think of Plato's Allegory of the cave of never journeying outside the....section of the cave...in this case section of Real Estate you're accustomed to. RE agents would make aaalllott more money and connections if they knew about creative finance and it's decades,in some cases hundreds year long existence and usage

It’s funny, though the people you talk to on a daily basis. I do the same thing and I’ve noticed more so than not. There are a lot of miserable people out there. Literally, I’m not sure what they been through prior, some just listed their property. And as the most rudest, most ignorant people ever. That’s the trick to the trade. You have to tolerate that stuff if you can’t and you don’t have thick skin, you will not last in this business. You’re going to get people who are “know it all” do not go toe to toe with them. People who are know it all act like they are managing the entire process. While simultaneously you were getting them to do what you want them to do. But almost make it like as if it was their own planning. If they are amiable and friendly, make sure you make them feel welcomed and happy and use tonality to show empathy, and that you care. Somebody who is strict, not so much an ass, but is very very analytical, make sure you’re early to phone calls, and act as if, pay attention to detail more than them. If you find out, they’re very analytical and cross their tease and do their eyes, mimic the samewithout insulting them
