Which are bad areas to avoid? For a family on a lower budget but don’t want to be in a dangerous area. I’m fine living up to an hour away from Tampa as long as it’s affordable but safe area.

As a local, I avoid living near downtown/East Tampa (Ybor, Egypt Lake, University, Most places East of Tampa International). It depends on how much you consider a low budget. I have a 900 sq. ft. apartment that I rent out for approx. $1100. Western Tampa area is usually what I feel is optimally safe. Town and Country, Citrus Park, Palm Harbor, Oldsmar, Largo, are some areas that I consider safe and convinient and typically affordable. I live kinda I'm between Oldsmar and West Chase and everything is for me is cheap and affordable and I rarely have to drive more than 5 minutes for anything.

Just curious, how old a house can I buy and still have it be energy-efficient? My house here in NY is ancient from the 1940's lol so of course I want something newer especially in retirement but don't want to pay for those high taxes and CDD's in those newer communities for amenities I won't all use.

Wesley Chapel is IT! we love it here. Keep in mind, even south like Riverview, Ruskin might be cheaper when it comes to new built, the CDD, Tax mostly higher due to it's Hillsborough county. Plus HOA.

The best place to live is in pasco county just north of Tampa. Places like Odessa Wesley chapel lutz and land o lakes are really nice and are safe. Taxes also are a lot lower in pasco county vs hillsborough.

Apollo Beach is still running down looking since 2014 we looked at it till now 2021! the pollution from the Coal plants gave me headache even when I drove close to the exit(Nov/20). If you enjoy restaurants, clean air and care about your health, it's a big NO.

Can you talk more about the schools? As a family with school aged children, this is the most important concern we have as we relocate to Tampa from California. We have only looked on South Tampa but the homes there are old and expensive. You mentioned Fishhawk as having good schools but it seems very far from the city. What about the schools in the other areas? We need to be close to stuff and we don’t want a starter home. We want a big one story with yard for our kids and top rated schools!

Tampa/St. Petersburg is a middle class retirement area characterized by shallow water. Ships navigate a precisely defined ship channel. This provides a natural defense for MacDill AFB. While huge yachts of Ft. Lauderdale go to the Caribbean, boaters in Tampa/St. Petersburg stay local. Whereas Tampa provides day-trip driving access to north Florida, Sarasota and Naples are isolated enclaves of the affluent. I-4 at Brandon begins a distribution hub which extends to Lakeland. Tampa's location allows it to avoid most hurricanes.

Thanasy25, the new massive apartment complexes on 301 (Oasis @ 301, Lenox @ Bloomingdale) are pretty pricey, about $1250 for a 1 bedroom. Some older apartments will probably be cheaper. Townhouses and condos are a very good value in this area. Plus you have all the retail and amenities in Brandon and Riverview.

There is too much development in riverview. Try getting on north 75 at big bend road at anytime. Good job planning . Oh and the outrageous cdd fees are wonderful. Do yourself a favor and pick somewhere else.

Carrollwood is a subdivision not an area. Everything around the subdivision of Carrollwood is just "North Tampa". They finished building it out in the mid 60's. Westchase was built out on filled swamp and lowland pasture. New Tampa was also built out on filled swamp and lowland pasture. All of Lutz is in Hillsborough County. Lutz is a place you will never actually be welcome unless your family has lived there for 100 years. The Tampa area ran out of high and dry buildable land in the mid 70's. Pretty much everything built after the mid 70s was built on filled swamp or lowlands pasture. This means your fancy new stucco over styrofoam particle board house will have flooding, settling, sinkholes, block step cracking, etc. I always laugh when people spend hundreds of thousands of dollars for a poorly built home on a $10 piece of property. Don't get scammed!

The weather is Hot Hot Hot during the summer. Hot as in temps in mid to upper 90s with heat index 105-110. Thunderstorms with lots of deadly lightning daily, hurricanes rarely hit the area directly the last direct hit was in the 1950s. Winter is not bad at all

I wish I can tell you but I do not do rentals. I agree with you that the houses are overpriced for rentals and ownership. There are affordable rentals out there but it just depends where you need to look. I have to great properties in Riverview better both rented out for 1395 month. There great single family homes in a great neighbourhood. They rent extremely easy.

All depends on hiw you want to live. If you want to live in neighborhoods that look the same, like heavy and increasing traffic and growth then Wesley Chapel is your place.

As somebody who use to do electrical work in some new Lennar homes my personal opinion is overall poor construction.

I live in a new Lennar house. The quality is very good compared to a decade ago. My dad is a builder and inspected the house the whole way and didn't have issues how they handled the construction.

You will most likely have to be somewhere outside of Tampa. You might have to do in apartment. Prices are juice too high right now.
