I completely agree with this. I used to do storage auctions. The first one i went to i bought a unit with $80,000 worth of brand new merch. I paid $1,350 for the unit just because i had more cash than the people who showed up. The local "heavy hitter bidder" had changed his phone number so the storage place wasnt able to contact him to come to the auction and bid it up. You do get lucky eventually.

I used to do some work for an auction house. Most of the are crooked as hell, with buddies in the seats bidding to drive up prices. Last minute adjustment to the bid fees, and more.

Great content, I just subscribed. Looking to get into this style real estate, and have a quick question. Would you prefer land or buildings/homes? Land seems "easy" since there would be no rehab. Or do you even recommend to rehab a home or scoop up at the auction and sell immediately? Then rinse and repeat?

Thanks for subscribing! Deciding between land and homes really depends on your goals. Personally, I lean more toward land because it's simpler-no rehab, fewer headaches, and easier to maintain. That said, homes can bring higher returns, especially if you're open to rehabbing or flipping. In the end, it's all about what you're comfortable with and what fits your long-term strategy!

Has the Redemption time passed? Some places you have to go to the county if it is a tax lien. If it is a redeemable deed, and the time has passed, get yourself a lawyer

Are you allowed to contact the owner and ask them if an inspector can see what’s wrong with the property?

Usually, no. Once a property is in a tax lien or tax deed sale, contacting the owner is generally not allowed, and you won’t have access for inspections. You’ll need to rely on public records, property history, and exterior views to assess the property’s condition.

Im in Florida and here tax deed auctions and OTC tax deeds are all online to the best of my rookie knowledge but so far I have not found any tax deed for $50 or even $100. I know how to flip land and properties but Im new still and seeing recent purchases are discouraging so far. Especially in some hot hot hot markets.

It will depend on where you are deciding to bid. The county I bid in only accepts cash or check. I would call the Revenue Department of the county you’re bidding in and ask!
