What irks me as a renter is when I move into a dirty and damaged home and then I have to clean it to move in. But then I move out, clean it better than it was when I moved in, and then still get charged more than half of my deposit! On top of the landlord not even following the laws when I live in the places, or when I move out. It is super annoying.

Take a picture so you have proof of what it looked like when you moved in. Also, take one after you move out.

my landlord refused to give me my deposit back, he said he will mail it, i said fine, you mail it, i will trash this place, i want cash when i walk out the door and hand you the keys, i got all but 50$ of my deposit back

sandy I always take pictures. The sad thing is the places don't seem to care. I'd have to take them to court if I want my money, and sadly court costs money... Ive just had shady landlords In the city I live in now. I think it's the city. For some reason they all do the same things. And the whole deposit thing isn't even the worst of it.

try being on the other end. I've had immaculate renters but more often they are PIGS and damage stuff too. Check your lease, usually they call for a certain amount of time to return deposit. No joke, I have had tenants let they dogs shit in the floor vents. Took awhile to figure out where the shit smell.

FYI...it's not your Tennant's job to move heavy appliances and clean under or behind them! That's the owners responsibility.. Especially in homes with gas stoves, etc...You certainly don't want a Tennant who doesn't know what they're doing trying to move a gas stove...And blowing up your building!

cynthia reynolds As an landlord, I' had a brand new linoleum floor scratched/ripped beyond repair by a tennant who decided she didn't like where the stove was, and took it upon herself to move it! I had a tennant try to move a refrigerator that was hooked up to a water line for an automatic ice maker, and caused water to leak into the apartment downstairs causing considerable damage! That why I think it's just easier, and less potential for problems, to take care of cleaning under and behind appliances myself.

The key is communication. Tenants & landlords have to talk. I was a better tenant than my tenants. I don't have an ice maker - I'm a freak who doesn't like ice. But my frig started making funny noises, so I pulled it out & I was able to take the back off because it can have an ice maker & holy cow, my chihuahua's hair was everywhere & it's only 3 years old. If I was a tenant & this happened, I would have called the landlord.

I'm about to start renting again after 30 yrs of home ownership. I always improved a property I lived in, always cleaned thoroughly before moving and always lost all or part of the deposit. I'm thinking this time I will either video or at least photo all of the conditions I can before moving my stuff in.

thats so weird! in 30 and have rented since 18 and have moved to 9 houses in that time. Rented all and got my deposit back for all of them !

I'd be more worried about the tennants smoking meth in the property rather than nitpicking about a bit of dust on baseboards. Tenants that make burn marks in countertops, holes in the walls and stuff that is expensive to fix.

Cdogvlog 55 You sound like a reasonable landlord. They are far and few in between. I am a great tenant. All my landlords have loved my husband and I and hated to see us go, but just about all of them were greedy and would take advantage of us in a minute. One even called me asked me if he could have my light fixtures I was going to have someone put up because he didn't have any when we moved in! LOL. Unbelievable. He wouldn't even put them in when WE BOUGHT THEM! When we left, he asked me where they were for the next tenant. LOL. I wasn't that nice. I said I traded them in for a large crockpot.

As a tenant, I’ve had my apartment professionally cleaned upon move out, and somehow my landlord manages to keep my deposit. With no damage. And then after paying rent to the tune of $2500 a month on time always for five years still acts like he’s doing me a favor.

I know this has little to do with the video but I'm bitter. I've scoured disgusting apartments to perfection. Rid the place of cockroaches, fixed appliances, replaced windows, repaired floors (all with permission) and cleaned when I left. I've lived three places like this. I've never once gotten my deposit back. Perhaps I've just had bad luck with landlords but I'm sure deposits are just for extra money in their pockets

SketchBook the place I moved into was trashed when I moved in. Doors falling off and handprints and paint peeling. Vinyl floors with rips. I feel sure they will blame me if I don't fix it for them

My only concern as a landlord is damage and overall cleanliness. All those things you mentioned I will gladly take care of after the tenant leaves. I've always had great success with my tenants and never worry about the small stuff. That cleaning you mentioned is small stuff to me.

though tenants should clean up when they move out, its also the landlords or managements job to clean the rentals before being rented again. this is common knowledge and they have crews to do this. i have never seen a rental agreement stating that a tenant must clean the things described here. what's next...replacing the door handles because they lost their sheen or the finish wore off? i'm all for being clean but the deposit is for damage done to the place and generally incl cleaning if needed.

I'm a landlord and I expect a tenant to leave the house/unit in exactly the same condition as when the moved in. I don't care if I have to then pay someone else to clean the property again before it has been re-leased, because the property has been vacant in-between tenants. If a tenant moves out of my property and doesn't clean, then I deduct cleaning expenses from their bond. This is stated in the lease agreement.

Seriously? You wouldn't just keep these things clean in your own home anyways? Whether you own or are renting, you're still the one who has to live with the schmutz from day to day if you don't. I have to admit I kind of draw the line at moving major appliances to clean under and behind them, because that really is a major undertaking for all but the biggest and strongest people, but you *can* buy slender wands that attach to your vacuum cleaner to get under and behind them that will at least help some.

drummerfish I generally am a clean person. Whenever I have left a place I clean as I do when I lived there. I must admit blinds under stove and under fridge hasn't been on that list. Ive never had a lease state these things and have always gotten my deposit back. Honestly if it isn't in the lease and the landlord did deduct. I would probably fight it just because it wasn't in the lease! It's the principal of it if they won't something done it needs to be agreed to by both parties! Otherwise don't come to me after I leave expecting it.

drummerfish I sort of agree with you. I am a great tenant and try to leave things as I found them. I have no children and my husband and I are non-smokers. I do have a dog and cat that I keep clean and are well behaved and potty trained and litter box trained. I guarantee you they do less damage than ANY child I know. My husband and I hold professional jobs, upper middle age (so no wild parties), drink alcohol very little and are NEVER late with the rent. WITH ALL THAT BEING SAID, I do try to leave the house just as good (or better, building porches at my own expense, buying light fixtures I like, laying carpet or flooring I prefer) and you would not believe how landlords want to screw me out of a deposit. Once I was deducted from a deposit for a ceiling fan that did not work and THE LANDLORD TOLD ME IT WAS BROKEN BEFORE I MOVED IN!!! I was charged to re-caulk a tub!!! How much damage could I have done to have to re-caulk a tub!!! I didn't. It was simple wear and tear, and not from me or my husband. After renting for 24 years (I like the freedom of renting), I have never been treated how I deserve to be treated, so from now on I am cleaning nothing. No matter how good I leave the home, no matter how much i respect their property, those landlords are always intent on screwing me over. From now on, I walk out and close the door.

This is not specific only to tenants but many people forget these: 1. tops of door frames, the doors (dust collects on the squares), the knobs and around them 2. tops of window frames, the ledges, the track and the glass 3. above kitchen cabinets that don't go to the ceiling and bathroom medicine cabinets/mirrors 3. light fixtures: inside the dome where bugs collect or the bathroom vanity lights where dust builds quickly, chandeliers 4. heat registers and air intake covers usually collect dust and fur. (everyone should do duct cleaning periodically where animals live) 5. under washer/dryers and the units 6. closet floors 7. behind and around toilets and the water hose/knob attached to it 8. bathroom wall tiles, grout and silicone (we know how those can look after a while) 9. bathroom cabinet door & drawer fronts, tops and insides 10. wall to wall carpets (but you might want to hire a professional due to potential water damage it can cause using a steam cleaner) 11. Screen door glass, between the doors and the outside of the front door where dirt builds up especially our glass inserts and door knobs. (this is a bad first impression) 12. Generally and horizontal surface where dust/dirt can land that is not the furniture or the floor is often not dusted or cleaned. I know blinds were mentioned but just thought I'd add it's probably the number 1 item which is not cleaned ever in rentals and many homes as well. And yes, I do periodically clean all of the above (not all at the same time) although sometimes it does go a long time before it happens :)

You are absolutely correct. Tenants are vital to any property management business. You are, however, responsible fir cleaning the property to the standard it was when you moved in. If tracks are dirty, yes you can leave them as dirty. If you lease a property that has been bond cleaned, you have to return it in that standard

Yes, you are right about California law - but believe me, the law can be *quite* different in other states, and in some, it's so vague or non-existent that landlords very well can do whatever the heck they want and tenants will have zero recourse. I was appalled when I moved to Pennsylvania from California to discover that things here are pretty much the exact opposite of everything there. You can't apply law from one state to another. In any event, the poster of this video is in Canada, as she made reference to "provincial" laws.

I have rented for a long time and moved several times. I've always left the places spotless which was always cleaner than how I found them. I always do a couple things before moving into a new place no matter good it looks. I make sure all the windows are closed and set off bug bombs. I leave the place closed up for a day before going back. It's amazing all the dead critters found that you didn't see. Then I open every window and start cleaning and disinfecting from the ceiling down. I use a lot of bleach in soapy hot water. I hate dirt! When I move out I do the same minus the bug bombs. I would be embarressed to leave it any other way. There are no spots I leave untouched.

Yes, Jade, although once in a while doesn't hurt if you use gloves and have open windows, and just use it by itself, not with any other produce! Don't EVER use it near where ammonia could have formed at any time. We bleached old wooden floors in a loo and it made that awful mustard gas and nearly poisoned us. So be careful...anyway even soap or detergent in the same water as bleach cancels each other's actions!

Sheree Morgan 😂 the one thing I didn't clean at my apartment was baseboards. Everything else was clean. Only thing had pay from for was $10 for new stove drip pans. Said we were cleanest tenants had in a long time and this with a kids one year old and a newborn.

Holy crap yes. When we used to rent I would super clean going in and then also moving out/ I even removed screens and cleaned those and did all of what's referenced in the video. I always left the apartment much cleaner than found and invariably they would claim to have to have someone special come in to clean because it was left "dirty". It's a total scam.

It depends on your lease. I don't know if this is just where I leave but the deposits are for damage and cleaning. It is built into the lease that way. Also, someone else here said that they were always charged tobhave someone clean even if they left the place clean. For this, you need to schedule the move out inspection with them. That way you are there and if they are claiming that they need someone to come clean, they can tell you what it is. I always scheduled my inspections when I was moving out. The only time I was charged was definitely necessary as I spilled nail polish on the carpet. Other than that, I was never charged for cleaning.

Something people & landlords miss: window sills and frames. For those who think this is picky, she told you the purpose of this: to get the best quality of renter. And she didn't say renters "had" to do this - just that these are things the landlord should do before showing the apartment.

The landlord should always hire a professional to clean an empty rental. Period end of sentence. I was a renter until 66 when I bought my own place. I was a very good renter. But how do you expect a renter to clean behind a refrigerator that will not move because it is not on wheels ? How do you expect them to clean blinds that don't open and close ? What if they left it cleaner than when they moved in ? All this back and forth about how much money the renter should or shouldn't get back. It is just stupid. Hire a professional lady, and worry about cleaning your own home.

Anne Montgomery I agree. I am a homeowner and rented for 6 years at one point and I left the homes in beautiful condition and clean and shiney but still the landlords would come with some nonsense...I think it is wrong and I think it is only an excuse to keep your money. I remember there was one place that I hired professionals that cleaned it till it sparkled .... They still took more than half of my deposit. It's a shame that they do this because they make people hate them when they leave.

@@sl4983 The renters has to clean the house...bottom line. They can't leave it uncleaned unless the contract says to leave as is. You run the risk that a landlord will ding you, especially if the place was cleaned when you came in. I'd expect some cleaning of the place...not pristine but some cleaning.

Clean smeen (not a word), I would be happy if it was not so damaged but them moving out furniture. I good luck getting them to pay for fixing all the door frame molding that is chipped all over the place and the scraped paint.

I always thought that the landlord would freshen up between tenants. I mean, if for no other reason but for a sanitary purpose. This is kind of silly. She's basically giving a list of ways to with hold money over things that normal people would just not notice (baseboards?).

@TMIDiva, Where I live, our Residential Tenancy Agreement covers cleaning and what's required, if not met, it's usually deducted from the damage deposit, if it's reasonably dusty, then no but if it's dirty, yes. Shouldn't expect the next tenant to move into someone's grime!

Depending on country and states, but for us, we ask our owners to approve a freshen clean (wipe down of benches, sweep and vacuum), this just refreshes the property if it has been sitting for a while before another tenant is approved to move in. If a tenant has just vacated and another is approved to move in within a week, we do not ask the owner of this.

I call BS. A property I rented I left it in way better condition than I got it in and had pictures to prove the condition I got it in and how I left it. Guess what? They took my deposit anyways. Thank God I now own my own home if I ever rent again however I leave the property the day I move out I'm not doing any extra cleaning or replacement of things like blinds and air filters. I used to replace blinds and filters, shampoo the carpet after I move out. Over clean the fridge stove, cupboards, vents, bathroom etc. And I still didn't get my deposit back. Never again.

All of these things are part of my regular cleaning routine, and I do a general clean when I move out of an apartment, but I think it's the owners/managements responsibility to do a thorough cleaning before renting it to someone else. I consider that to be a basic part of managing property. Expecting a tenant to leave an apartment pristine is unreasonable, especially considering how chaotic moving can be. If it's left filthy enough to have caused damage or require special cleaning beyond the norm, that should be noted in the inspection and dealt with at that time.

It is renters that don't bother to clean anything when they move out that are the problem. My last renter claimed she paid the neighbor across the street for 8 hours of cleaning and, if I had a problem, I should talk to her!

I used to work in the food industry. (Literally 5 months ago, I’m 23) There are lots of things I know we had to clean daily, a literal chart for everyday of the week, for both the ‘front of house’ and ‘back of house’… this is all leading somewhere 😅. Im currently helping my older bro and sister-in-law move, my sister-in-law is pregnant so her dad came to drive her to the new place while I help my older bro clean and pack. I think I’ve gotten more “huh 😦” looks today from him then anyone else 😂. Because I⬇️ -polished the bathroom fixtures -cleaned drains (remove hair and use bristle brush to clean pipes) -remove oven door to gain easier access to clean oven -dismantle oven door to clean glass - glass stove top polish (used 180 grade sand paper + water and scrubbed away rough surface to reveal beautiful/shiny glass stove top with no major scratches except for existing scratches that wouldn’t sand away. Even the rings for the burners that weren’t visible before cleaning are now showing) -clean base boards -clean drawers and cupboards -sweep and mop bathroom 3 times -wipe down toilet -treat cast iron pans that he over oiled (sticky 😬😬😬) … and this is only day 2 🤷🏻‍♀️. More to go, but that’s ok. I know this sounds weird to some people, but I gotta do my best for my big bro. Bright side is it’s winter right now so I can empty the fridge contents on the patio while I clean it 😅. Btw, stainless steel polish for appliances work wonders on bathroom fixtures, little goes a LONG WAY!!!

This is horse shit. I personally do clean all these things listed, before moving out. But I happen to be a professional cleaner. However I do not think it should have to be up to the tenant to make sure a place is absolutely spotless when moving out (leaving trash/junk behind is a no no, though). Get over it and expect this as part of being a landlord, having a place cleaned between tenants and perhaps repainted depending on length of time. Normal wear and tear is also to be expected.

I wonder if it is really a good idea to expect your tenants to move the cooker and fridge/freezer in order to clean behind these? There is often an element of risk when moving these heavier appliances: damage to the appliance, to the flooring and to the tenant themselves - possible injury. Perhaps you supply those lockable trolley type feet that allows safe movement of heavy appliances? I also wonder if Landlords include a percentage towards end of tenancy cleaning when calculating the rent they charge?

My mom used to be a manager for town houses so I remember her telling this . I wish all landlord where nice I've had ones that just want to keep what money they can from your damage deposit. Walk throughs and taking pictures are very important when you move in .

I find this helpful as a tenant, however, I cannot and will not be moving a refrigerator or stove on my own. If they charge me for that, then so be it! I always clean before I move in and will be sure to get the others things on your list when I move out.

I'm a renter. I'm here because i really want to leave the home turnkey clean for my landlord. I have painted the garage, doors and stair rails. I cleaned vents, changed ac filter. I put fresh caulking around tub. Cleaned in, out, under and around fridge and stove. I didn't wipe baseboards and all light switches so i will be doing that today along with the kitchen drawers and cupboards. Thanks for the tips dear.❤😊

I'm with you on baseboards. Used to bug me in hospitals and medical centers where I worked that the floors were scrubbed daily but the baseboards were cleaned Never, even in bathrooms. I always addressed it with the staff where I worked and it did improve.

The edges of the carpets, I often see carpet edges with dust actually sitting on top of the carpet or ground in, discolouring the carpet over time. Under kitchen units along the kickboards. Extractor fan filters and on top. Washing machine rubber seals (along with the soap draw) and the sides and base/filter of dishwashers, there's always a pea in the dishwasher filter !

You have to use the accessories to get the very edge. Avoid any dishwasher that require service to clean the filter. It is the first feature I checked for while looking for a replacement.

In Australia, there are 6-monthly house inspections for tenants. Usually the property manager inspects, but the landlord is allowed to visit yearly. Everything from windows to skirting boards, vents and the garden have to be perfection. Even though it's expected, my ladlord commented that he wished his own house was so clean 😂 Cosidering the incredibly high rent Australians pay, I do think it would be more fair to live in peace without the hassle of inspections - I'm sure the vast majority of people clean these things very regularly anyway (who likes to live in filth?!).

Whenever I have moved into a rental I always clean as I don't trust the previous tenant nor the landlord to clean it properly. Some of those items you mentioned ie. behind the fridge is not so easy to do. Also, I have seen some landlords not clean the carpets but yet take money from the tenant for cleaning the carpet.

I have been a renter and always kept my place super clean. I may not, however, pull out the stove or fridge when moving out. That is a very heavy task that many of us are just not capable of doing. Not that I haven't cleaned behind those big appliances, but I had to have help, and when you are moving out of a place it is already a lot of work and wrenching your back to do that kind of cleaning is unreasonable for a landlord to ask of someone.

Being a landlord means cleaning and painting after one party leaves and another comes in. With some people it will be quick and easy and some people it will require a bit more. Sounds like passing the responsibility off to someone else. Basically clean yes, spotless--that's on you as the landlord. Would you expect the tenants to repaint before they leave? If you want something done right do it yourself. Damage deposits are just that, for damage. Dust in a drawer is not damage.

We stayed only 2 years, they did not bother painting when we left. They always do carpets though. I think they replace smoke alarm detector batteries as well but I had to do it once myself in the meantime.

I had a neighbor once. When a dinner was over (i.e. large family) she would get on her knees and wipe down the bottom half of the walls around the dining room. Nothing had spattered, she was just INSANELY neat. The things mentioned here are not that unbelievable, I really don't expect to eat off the baseboards. I'm neat but I'm not clean to the extreme as I believe some people may be

I had a tenant move out with ink stains on the off-white carpet. Nothing seem to get the ink stains out. The only thing that actually cleaned the carpet, with a lot of elbow grease, was something called “”tough stuff”. It is meant to clean the interior of your car, but it is amazing on the carpet!

I always take pictures of my units after I’ve moved out and also I keep a clean home. I hate cleaning blinds so I replace them once a year. They’re really cheap. The unit I’m in now I had to scrub behind the stove because there was so much crud back there. Every 2 weeks I ritually clean behind my appliance and touch up when needed. The last unit I lived in had white cabinets. The property manager was shocked at how clean they were when I left. Mind you I have arthritis in my hips and lower back, but I still keep a clean home.

ha! We just left our rental that we lived in for 10 years. We painted the walls back to their original colors, including the baseboards! We had new carpet put in all four bedrooms. I also wiped all cupboards down and bleached the drawers inside! We replaced the blinds (with the same cheap ones that were there when we moved in). Annnnnd, stove and fridge were moved out, vacuumed, and scrubbed the floors. These are things I do regularly anyway...no matter if we own the home or renting. I only clicked on this to see if any of the five things applied to me...but nope! Then again, I'm one of those people who doesn't feel like the house is clean unless these things are done!

I have rented the same condo for 20 years now. and with the exception of moving out the frig and stove, I do all of the cleaning you spoke of. one tip for the outlets, blinds, and baseboards, my vacuum has a brush attachment that does well with the baseboards and blinds then just take the faceplate off the outlets wash in sink with dish water, use hose on vacuum to take any dust out of socket, not touching or disturbing the wiring. of course. I clean with 409 cleaner the cabinet doors, that stuff really cuts grease without scrubbing so much. I was taught these things are to be done on a monthly, or the kitchen cabinets, weekly, but I guess my mother was a southern clean freak, God forbid we have company with any dishes in the sink!!!!!

As a former make-ready professional cleaner, I would say #6, ceiling fans dusted regularly. Top of frig. seems to be never cleaned or thought of cleaning regularly. The bath tubs were usually bad also.

When I first moved into my current place I swear there was no cleaning done after the previous occupants. It was horrible. I spent a week scrubbing thick layers of grim, dust, and debris out of drawers (not just crumbs) and cabinets, off switches and cabinet doors. You name it, it was so gross.

I'm the same way, +Francesca Taylor. I'm renting for the moment myself (sold my house when I moved across the country and haven't bought a new one yet), and while I've certainly seen far worse, this apartment was delivered to me in deplorable condition. I've been gradually cleaning up all sorts of messes my landlord left, with more in the works. I'm actually going to have to entirely replace some electric outlets and light switches because they are just too disgustingly filthy to get clean to start with, so I know all too well what +Rev N You with Real Estate means about those! I only *wish* my landlord were as attentive to these sorts of details! I hear you loud and clear, +Tesslynn Amburgey, since I live in essentially a college town as well, which has clearly also affected my own landlord's attention to the whole building. Fortunately, they did at least give me new carpets, but even after 3 years and weekly scrubbing, some things still don't feel clean - or look it. I don't think you even have to be house proud (or an interior designer, like I am) to just want to live in a clean and intact home, whether you own it or rent it.

Three times I have moved into a place that had not been cleaned. One was supposed to be remodeled before move in but it looked exactly the same as when i had viewed it before moving in, a couple weeks earlier. It was trashed. It really sucks to have to clean while you're moving. My current landlord said he didn't have time to clean, but this place was vacant for over a month before i moved in. If he didn't have the time he should have hired someone! I had lived in my previous place for 10 years and that place wasn't clean either when I moved in. I paid someone to clean my old place when I moved out because I didn't have time and i was too exhausted from moving. I was literally awake for 50 hours moving out. I had accumulated a lot in the 10 years living there and it didn't help that i acquired all my dad's stuff when he died and my mom's when she was moving out of the country. So i was completely exhausted, then had to clean before i could put things away here. It was so stressful! Worst move ever! My previous landlord refused to let it slide even though i brought it up that it wasn't clean upon move in. Seriously how is this ok?!

I am a tenant but I do a deep clean every week and I definitely wipe the baseboards, doors, light switches, light fixtures, and I pull out my stove and fridge to clean under those, but I am also very ocd and I also clean the blinds. I can't stand the thought of dust and dirt anywhere!

My guess is that it is electric but all gas stoves come with a long enough supply line to slide it out enough to disconnect it. As far as moving, it takes a certain level of strength not everyone may have. My oven is built-in and does not have the same issues as a typical slide in range in a apartment. They get those since they are easy to replace if needed.

I live in a studio apartment built in the 70s. The oven wasn’t cleaned, and to top it off, you AREN’T allowed to use oven cleaning sprays because of no ventilation in the apartment. There is no pulling out of refrigerators or stoves because there literally is no room in 420 square feet, rectangularly shaped apartment.

We are renters and moved into a very dirty home. I cleaned under the stove, around the stove, under the fridge, all blinds, carpets are dirty in the home we moved into . The same landlords of the home we left. Now they buy the cheapest blinds, the cheapest paint, the weather seals around doors are worn. Kitchen counters falling apart. drawers are bad and it's no fun! The shower head is way low. Home looks like it's for very short people!

I too have spent more than a week cleaning a 3 bedroom house very grungy walls top to bottom. Stickers on the walls. Removing tape, nails, staples, hooks and an assortment of other hanging paraphernalia. One of the most disgusting things I had to clean was a bathroom floor that had the parting gift from a tenant of a overflowed toilet. Feces, toilet paper and urine spilled onto the bathroom rugs that had rubber backs that over the two years that they lived there, were never removed. So I had to get a steamer with a pointed nozzle to lift the backing that was completely stuck to the floor. Turns out they had been having trouble over the entire time they rented and never ever informed of us of a problem. Granted they were young (20's) but the sewer pipe from the house to the road was packed with toilet paper and you know what. We hired a person to send a camera into the pipe to see what was blocking the pipes and it was nothing other that what is supposed to go down there. The fellow told up that he has never seen such a clog. He did however suggest that when flushing a toilet that it is probably wise to alway flush twice and hold down the handle until tank empties and release. Then let bowl fill back up. We have also found that the tops of cabinets have so much grease and dust built up that the only way to clean is by stripping off the surface of the cabinets and just replace with contact paper. ( I will never buy kitchen cabinets that do not go all the way to the ceiling again.) We always make sure that the house is clean before renting and we do require that house be in the same state of cleanliness when returned. We've never had it happen yet. Sad but true. The security deposit clearly states that it will be returned after walk through inspection with landlord to assure that home is in satisfactory state. We do repaint between tenants to have a fresh feel to home and hopefully encourage tenants to care for the home as if it were their own. We are good landlords to a fault. We provide well maintained homes and get screwed every time. Oh did I mention the last tenant also left us ROACHES as a bonus. There were no roaches when we rented the home and have had far greater expenses readying the home that we collect in security deposits.

I remember my old landlord told me to cover a mark I had made whilst moving my furniture into the property. He told me the colour paint and I went ahead and did it. At the end of my tenancy he took my whole deposit off of me because of what he told me to do he said it wasn’t the right colour when he told me the colour? I was young back then and didn’t know how to fight it but I do now.

Having just come back from several unsuccessful property hunts, landlords need to realise that tenants will be more compelled to keep things clean if they're in a nice property. Some of the crap I've seen I'm not surprised tenants left them dirty, they're finished to such a terrible standard I wouldn't let a dog live there.

My husband and I have both worked for rental properties and if we kept money from a deposit for anything other than damage we would have ended up in court. By law WE had to clean the unit. We also turned the unit, which included painting,cleaning the carpet,changing batteries in smoke detectors, light bulbs in lamps ceiling and stove,cleaning a/c unit and much more. Whenever I move in/ out we do all of your list Nd more. The easiest way to clean blinds is to soak them in a cleaning solution in the tub and rinse with the shower head. Your lucky if that is all tenants forget. Most leave damage galore as well as filth. We just purchased a house that the previous owners were hoarders as well as using it as a drug house. We filled 6 of the largest dumpsters available and had many burn piles in the yard. We had 5 gallon buckets of animal feces and it smelled like a barn. Wiping down the wall just one path 2 feet long made the paper towel look like it had a fur hat laying on it. We had to use paint scrapers to scrape the feces off the floors in the living areas. I know this is an extreme,but people do live like this. I don't know if I would ever tale on another home as bad as this one was. It always is harder and more time consuming than you think it will be as well as more money than you anticipate.

My current apartment was offered as is and it was filthy. My last months rent is not a cleaning deposit. I wash lightswitches, and walls regularly. The baseboards twice a year. Cupboards have shelf & drawer liners which are switched out . I have a great vacuum cleaner to dust with and cobwebs are gone as soon as I notice them. My curtains are switched out for summer to winter and washed ready for the change of seasons. I have yet to live in a place that I could afford was really clean.

Baseboards are easy. Just use the furniture brush on a canister vacuum when you're doing the corners of the room. If you want your deposit back, always do a walk through with the landlord or property manager. Have a notepad ready. Write down EVERYTHING you see wrong, date it and make them sign it.

Funny. As a renter I had to clean all of these things and the grime on the light switches and plugs was so ingrained I had to be content with knowing that I'd bleached it and there should surely be nothing left alive. 1 day to clean venetian blinds on moving in - it wasn't a tenant that vacated before us, it was the owner. The list went on including carpet cleaning, mouldy blinds hidden behind furniture when viewing. The upside is a slightly higher than normal clean for our standard will still be cleaner than when we moved. The previous house we had to insist they cleaned the blinds to remove the food off them, again we'd rented from the owners who'd just moved out so it's not always the renters.......

I always clean those areas mentioned on a regular basis but I see people not clean the central air vents or the bathroom fan cover or the tops of door frames and if you have sliding glass doors the tracks get so dirty. So I have some OCD issues and I'm a self proclaimed germaphobe who regularly disinfects door handles, light switches and all the kitchen knobs and handles! Don't judge me lol!

It does not matter if you clean the property before you move out. The landlord will charge you a cleaning fee anyway. On top of that a landlord will always try to keep your security deposit. They know that it cost more to sue them than the amount of the security deposit. I always use my security deposit for my last months rent. This leverages me in a better position to recoup my money. I never leave a place dirty anyway. Just do not allow a landlord to screw you. Here in south Florida this seems to be a common issue. Most landlords here are foreign investors who live out of the country and you almost never get your security deposit back, although I have had good experiences from a few.

Have you moved into a place and they real estate have tried to make out all the light work - and then after you have put in the paper work and that night, light do not all work or they can not turn on the power because they never fixed the power for some safety reason. how about taps that drip - but was just turned off so hard so they do not - but when you finely get them to turn on - they drip (you are then to fix them) O m g they are quick to blame the tenants for every thing - i have lived in places that do not fix things when they are post to (I had to buy a portable stove because the stove did not work, 6 month's and then i had to mover out I complained. I had paid insurance for 4 years then found out I was not covered - because the real estate would not fix the leak in the roof or the poles holding the house up braking - you could not see them unless you laid on your gut and look under the house. They would not fix them - when I want above their heads - i was kick out) - and if you have to go above their heads you can bet you will find they will kick you out. tenant do not really have rights - o yes you can but then you will find you are looking again - the rents are sky high and the real estate have you over barrel. I asked a real estate why the rents was so high - ' IF YOU COULD NOT AFFORD THEN THEY WOULD NOT BE THE PRICE THEY ARE." Let see - pay most of your money to rent or be homeless. We all know we will pay what we have to - o and that is the lower rent prices (what dumps they was - the floor covers - if you can call these things floor covers you could see the floor through them. walls you could see mold on them and so on.) so we can afford them. I lived in a small town and a single mother - (the father - only had to pay $10 a week if i was lucky in child support). But rents was almost 80% of the money I was getting. That is ok then you add power - (no i did not have a phone) and food and gas not for get all the things you NEED like school things and so on. WHEN YOU DO YOUR WALK THROUGH BEFORE YOUR BELONGS START TO GO IN - GET YOUR PHONE AND DO A VIDEO OF EVERY THING - ALL THOSE THIS LADY HAS SAID (u will find the real estate has not dusted them if they was not not done by the ones leaving.) AND NOT FORGET TURN ALL LIGHTS AND TAPS ON AND OFF - HAVE IT ALL ON TAPE AND THEN MAKE SURE YOU SAVE THIS MAKE A FEW - A HARD COPY ALSO - PUT THIS IN A SAVE PLACE DO THE SAME WHEN YOU MOVE OUT. MAKE SURE YOU GET EVERYTHING INSIDE AND OUT. ALSO HAVE PHOTOS OF ALL - THE JUDGE YOU SEE TO GET YOUR BOND BACK MIGHT WANT THE PHOTOS AND NOT THE VIDEO. Keep all corresponded with the real estate and bills like water you have payed plus prove you have payed - VERY IMPORTANT YOU HAVE PROVE YOU PAID YOUR RENT. Have a large file to keep all this, if it is paper other wise have a file on the cloud or computer. YOU may just need it. (make it anything to do with that place you are renting keep it) TAKE ALL YOU WILL NEED TO THE COURT WHEN YOU ARE FIGHTING FOR YOUR BOND AND THAT. You will only give the judge items he ask for - but make sure you have what you need with you. Real Estate people are not your friends - they are to make as much money as they can for themselves - and giving bonds back is not what they do - they are making sure they only give you the smallest amount back they can get away with. Not all tenants fight for the bond they just do not want the headache or they do not have the money to fight - if you moved towns it makes it a costly thing to do. THE PLACE WE RENT ARE OUR HOMES - WE PAY OVER INFLATED PRICE FOR THEM AND WE ARE TO LOOK OFTER THEM ---- BUT THEY ARE OUR HOMES. I was told by a few that they are not our homes - but they are. Do not let real estate walk all over you - stand your ground - keep records get thing fix when you need them fixed they have to - yes you maybe looking for an other place but I will be fighting this from now on too - you should not be kick out for wanting them to fix things. KNOW YOUR RIGHTS AND STAND BY THEM. We look after the home we live in they should also look ofter the houses - flats - townhouses. IT COMES DOWN TO RESPECT AND IT IS A TWO WAY STREET.

From a tenant perspective, problem is landlord will not return security deposit but is in a different state than rental, so small claims judgement does not help when the landlord ignores it...a bank sweep does not help with landlord in different state, a lien on the property does not help if the landlord is not selling for years. Tenant never gets the security deposit.

When we moved out, I cleaned everything the lady said and we got back out 1000 dollar sucurity deposit. They couldn't believe how clean it was and how they didn't need to go back and clean it more. Another tip is deep clean your apartment once a week! And fridge but it did take me 3 whole days to deep clean our apartment because i wanted everything scrubbed.

"The condition you give them the home is the condition they're supposed to give it back" Ah excuse me, are you forgetting that people actually LIVE in these places, and no matter how careful they are, stuff wears out, old surfaces hold on to and accumulate grime no matter how much you scrub, and many houses have continual mould created by rising damp which your tenants have to suffer through? Just to mention a few of the things that happen during a tenancy through no fault of their own. All while paying the landlord's mortgage so he can get richer. The jobs you mentioned are trivial - if everything else has been maintained and no damage has occurred. Oh, and I do most of things you mentioned for what it's worth.

I clean my baseboards once a month ...switches are cleaned weekly...so far sounds like quick wipes to make it look like its clean.... cleaning draws is a every 3 month cleaning...blinds and windows every 3 months ( I have a awesome way to do this fast and easy) Refrigerate and stove also about every 3 months... starting to think I'm OCD.... I'm a renter .... when I leave the place is usually in a better condition then when I moved in.

I never had a tenant leave the place cleaner than when they moved in. I would not be worried about making the place sparkle. You're not going to live there. Just get it so it looks clean on first glance. You'll be cleaning again after you evict them.

Isn't easy for Landlords to sit back and judge the cleaning when they aren't doing it themselves..I find it hard to believe that a Judge would allow the Landlord to steal your secuirty deposit over DUST when anyone with a brain knows dust comes right back right after you dust..The cleaning expected from landlords is over the top..Oh and there's no way to give the property back how you got it cause I don't think anyone went over the property this close when they move in plus there's a thing called Ware and tear..

I do skirting boards weekly (baseboards).. i wipe my switches weekly.. cupboards/drawers are wiped externally daily.. monthly drawers and cupboards internally.. blinds done every 3 months. . Fridge is done every 6 months and in Australia our stoves are permenantly fixed to floor/walls now so you actually need a gas fitter or electrician to come in to move it for you. . . Thats costly. . Maybe i just clean the way my grandmother taught me. . .

We just rented a home for a year before we leave the state. The Landlord told me the house was ready, the same day the old tenants left and I said ok...the carpets are cleaned? The fridge and other appliances are clean and the blinds and everything is all cleaned so we can just move in. He said oh...how about 2 weeks then? Ya...that's what I thought! So 3 days later, he calls and says the house is all cleaned and ready for you. Wow..cool. we lived a distance away so I couldnt just run over and check. I took his word for it since I made it clear i wanted those things done, especially since the former tenants had 2 dogs. I have a dog..I know how it is Well..we could barely get up the driveway with all the huge trash they dumped there and our trash people do not take it if its not in cans. You have to pay for special pickup. I called and asked that it be removed and I'm NOT doing it. He agreed.....came back later and it's all at the top of our drive next to the garage WTF? I called again and he said he'd come get it. That was April 23...today is May 14 and it's still there. I might move it, to his driveway and see how he feels about it. The shower door exploded all over my husband last night...Hes ok..but full of little cuts and glass is everywhere. Called and he was concerned hubby was ok. But hasn't offered to send someone to fix it. My husband who's an engineer looked and saw it was not done right in the first place and now this. He could have gotten flying glass in his eyes....other things need done too. All looked great when we first looked at it and we were in a rush. Hes a nice guy...but doesn't know how to landlord. Just collecting rent does not a landlord make. We WERE landlords for 15 years...I'm gonna teach him the right way to be a landlord. For what we pay, it all needs to be right. Sorry about the rant...it just started pouring lol

Wow!!! I’m a tenant (UK) and I clean my kitchen cupboards inside and out once a month and wipe spills straight away, i also clean skirting boards doors and handrails once a month. I do my light switches and electrical outlets every time I clean a room and I clean every day!! So your wrong, not all tenants leave a place dirty!! My oven and job get cleaned every time they are used!!

Most places, especially in the U.S.A. have laws that only require the tenant to "broom clean" in other words basic sweep and vacuum. Deep cleaning like you are talking about is something that has the owner of a property you should just take into account that you're going to have to pay for it between tenants and should be something you should count as a cost of doing business.

I think a great number of landlords do none of these before renting a home. I am in my third rental that has done none of the 5 before I moved it in. I did all 5, plus a great deal more like washing walls before putting my things inside. I also give the house back in exceptional condition when I leave, regardless of the way I received it.

How many people go apartment hunting and search behind the fridge or stove to see if its dirty? I get everything else but I'll be afraid of messing up the floors when I attempt to move it.

If they just leave the stove/oven, fridge and bath tub/tile in the same perfect condition I give it to them in, I'm happy. These things are really time consuming to clean and if they get dirty enough during the tenant's occupancy they might even need replacement. I take pictures of these things, print them out and we both sign the back. I think if they are conscious of this responsibility, they keep up with things much better. Dust? Ha ha! I can do dust myself.

My parents have been married for 51 years they have moved 57 times my Mom taught us when we were tiny how to clean "right" before moving out. And yes those 5thing were part and parcel of her very extensive list! The last time they moved in June was just before she turned 70 and she was on her knees washing baseboards with soap and water (no wipes for her), standing on chairs and counters washing out cabinets... You name it, we were afraid she would kill herself but she was more afraid of being embarrassed! When they did the walk through the owner exclaimed that somehow the place was actually cleaner than when they moved in! So not all tenants are that way.

Landlords always have come in, usually their kids or a neighbor or a neice or nephew to be a witness to how dirty your house is, just so they don't have to give you a cleaning deposit back. So they have a witness. Take photos! I've shampooed carpet, painted walls, scrubbed and painted cabinetes, Have done everything I could think of and they still get my deposit! Is a no win situation. Just plan on losing it if you don't have pictures.

Wait, are you saying you’re charging your tenants if they didn’t clean these things? That’s a bit much. You have to accept some wears and tears. This is a good list to clean before a new tenant moving in though.

I had to clean out the the kitchen drawers and cabinets when I moved into my rental, I also had to wash the windows, buy my own blinds. I have a slum Lord as a landlord.

if there are ceiling fans, people forget to clean the blades...also if there are hvac vents in ceiling, walls, etc, to change any filters and wipe the vents.

I cleaned all of these things, plus all the light fixtures including ceiling fans, vacuumed and shampooed the carpets, left the newer bathroom fixtures I put in, and I still have to take my landlord to court for my security deposit.

I have NEVER moved into a clean rental but I always leave the place better than when I moved in and I've yet to receive my deposit back. It's a two way street. Landlords need to have places more than "surface cleaned" prior to a tenant move in

If a landlord expects a tenant to clean under and behind the fridge, they better have that fridge pulled out for the tenants inspection before hand. They better have photos and written reports to sign. And dust on the rims of outlets?? She expects tenants to even notice about that? Is she renting apartments or operation rooms in hospitals? I remember my deposit being kept for things that were wrong before I ever moved in, and another where they tried to dock me because the floor didn't "look" clean. I agree, it did not "look"clean and that is because the linoleum was so badly worn and pitted, something my hands-and-knees cleaning could not change.

I think I would want to rent from you! I remember leaving my last apartment, I scrubbed that place down. I maintained it so it was better in operation than when I moved in. The last house I moved into was rather filthy once I took a good look. Later on I found out my landlord who lived next door was a hoarder. Remember also the grease screen on the kitchen ventilator. Many houses I inspect have a layer of grease on these. It is very easy to just buy a new filter. However cleaning the grease from the hood requires lots of elbow grease.

I used to clean grampas rentals. Never cleaned by tenants; Heat ducts or floor vents furnace closet full of cobwebs and dust. Never replace furnace filter.Often steal one Kitchen cabinets drawer or on bathroom vanity. The lower part of toilet especially behind it. Out side flower beds and sheds or garage.

There's the poor neighborhood, which I'm a landlord and have properties in. they leave furniture behind, clothes, dishes, glasses, floors are littered with everything. Grease is everywhere, even on the ceiling. the list goes on and on.

My friend's tenants dumped all grease down the drain and, when the septic tank backed up and was overflowing into the yard, they didn't bother to inform their landlord. He had to throw out the stove as it was CAKED with grease.

Visiting a friend at her new house, stopped her, about to pour grease down the drain. People don't by default know that's not okay, particularly with a septic system. Coconut oil mixed with baking soda, on a sheet of paper towel, does a great job getting grease off of stove. One sided razor, on inside oven glass, gets that clean in a jiffy. Decades ago, had both landlords and fellow tenants, who ranged at either end of extremes.

The cleaning deposit covers reasonable costs for the property to be MOVE IN READY and repair of DAMAGES, it does not include normal maintenance such as painting or minor repairs. The lady in this video is very picky about details as if she is selling the property (LOL). I'm big on cleaning floor coverings such as carpets because it makes a statement upon entry and it can close a sale or turn away tenants. I used to do contract cleaning in rental property used as college dorms, the property management company was anal about certain details... Some of the comments suck because most tenants are not very clean and don't care because its not their property. My landlord is happy because I clean the carpet, wash the vinyl siding, keep the yard tidy, call them if something needs repair (water heater, stove, Etc.) and not let it damage the property.
