The government pays 80% of back rent if the landlord applies for it. The tenant has to apply for the housing grant to cover the other 20%. I have no idea why they refused to apply for it?

That's NOT counting the extra 300 a week, or the stimulus check. So everyone should be able to pay their rent. If you did not notice that Gavin newsom signed a bill in JAN of 2021 to extend renters from not having to pay rent. But her also signed "if any owners lose their home That the state of California has the 1st option to buy that property" soo what you think that plan was for?

Its simple math the government pays you 80% and you forgive 20% instead he rather loss, instead of letting the government pay him 80% and just to forgive the 20%. They owe $17,000, 80% of $17,000 is $13,600 the government is paying the landlord out meaning he would only lose out on $3,400 come on be serious he preferred to lose $70,000 on his sale rather than just letting the government pay him 80% of the rent and losing out on $3,400

In this age where pensions are rare and not everyone has a job that offers a 401k, being a “mom and pop” landlord is one of the only ways to prepare for retirement and build wealth. Most individual landlords have only one or two properties. Absolutely not right that the government is placing this burden on individuals . They should be paying the rents. Many tenants have collected the stimulus and consistent unemployment but still are jot paying their rent because they know they don’t have to . How is that not fucked up ?

It’s irrelevant whether the renters have new cars or not - the crux is that the Government has mandated that the rent that people pay now does not have to be paid because of hardship - they have only provided for one side of the equation- the new hardship created by this mandate on the landlords is simply not addressed. The people who depend on the rent to pay for the home being used by the renters and to live are now in additional hardship created by a poorly conceived and unfunded government mandate masquerading as humanitarianism. This is why government needs more leaders who are not only compassionate but have business sense as well

I practiced law in California when I first passed the CA bar. I was an associate so the partners would give me the tenant/landlord cases. It was ridiculous how long and what amount of work went into evicting people. Meanwhile, they trashed the property and paid no rent. I moved to Texas and found out you can evict someone for the slightest problem, like paying your rent a week late. The Constable goes out and physically evicts the tenants.

But notice all mortgages utilities & tax bills weren’t put on hold due to Covid As, I encourage all mom & pop landlords going forward, if you can finally get a reprieve from these bullies you might be better off holding onto your property & not renting it out. Ex. Appreciation of the property vs loss rent, utilities and repairs They’ve made it to easy for the crooks to beat you.

@@butch420cassidy4 How can they not do that? The cost of doing business has gone up exponentially for them, and their risk is out of sight. To avoid skyrocketing rents, the government would have to do two things: guarantee the landlord a fair return on his/her property, and remove the risk of default by the renter, i.e., pick up the tab for deadbeats. Sadly, this is unlikely to happen until all rental properties are gobbled up by hedge funds, screwing small landlords. Then, of course, government will kow-tow to big business.

Sorry folks, if you think that banks are going to have a stock pile of house. They reached out to a majority of mortgage holders and extended their loans up to 40 years if they're behind. So it's a crazy time. Banks learned from 2008 ‐ 2011 housing bubble crash. They still get money and owners still have their house.

I was out of work briefly and went back at 70% capacity...I have paid rent too, and it really pressed us financially. I also paid for nothing using credit. If I don't have the cash I simply can't afford it. Sold a lot of stuff we could live without including a second car. Tough times, but it can be done.

More than once I foreclosed on a property that I didn't sell, I just lent money on, a property that the borrower already owned and was living in and was clean, and discovered they'd started hoarding trash and punching holes in the wall. Malicious tenant vandalism should be a felony - and the quantity of damage makes maliciousness obvious.

All of this seems like a ploy to me tbh. This is only a problem for small time landlords, companies with thousands of properties just eat the cost of the problematic tenants, and simply reflect the cost to the majority who pays. In the end it's just a numbers game for them, there will always be those who pays to balance out the ones who won't in the long run. Small time landlords can't do this, and companies are all too glad to get their hands on these problem properties under market price...

My parents bought 3 small properties, one for each of us kids, as 'insurance policies' for us and to offset our eventual college costs. We spent nearly every weekend of my childhood from age 9-16 renovating them or doing maintenance on them. My parents finally sold ALL of them when I was 16 (I'm the oldest child) b/c they realized they WEREN'T MAKING A DIME between property taxes, insurance, non-paying renters, and renters destroying the houses. What they thought was an INVESTMENT for us was going to be a life of grief they were saddling us with as 'landlords.' NOT WORTH IT!

No one expected the 🌎 to shut down an almost everyone to lose jobs.Alot of us that lost jobs were denied unemployment with 3 kids & NOT 1 job offer since June.Most people didnt have savings when this started like myself & I dropped all non essential bills aug 2019.A survery said majority of savings for just essential Bills only lasted a half of month to 3 months.

@@SilentXTMR Most of the people out of work are in the entertainment and tourism industry. 50 years ago most of these jobs didn’t exist as most people ate at home and only had a few stations on TV. Movies were watched in a theater so there were fewer movies produced. I have met many of these people and they don’t realized that many jobs are 24 hours a day.

@@septembersapphire347 It's so easy to say to buy a property when you're credit score isn't too good. We're stuck paying rent until our credit score builds up. We just moved, and our rent went from $2,600 to $3,000! :( It would be ideal to pay mortgage vs rent.

Once you understand that it's not about 'protecting people' but about buying votes, it makes plenty of sense. It's all a numbers game, identifying a transaction type (Student Loan, Rent), how many people are on either side of it, and giving the Larger Number of People a freebie on the backs of the Smaller Number of People. With the expectation that the Larger Number of People will vote for you in future elections. Student Borrowers greatly outnumber Lenders. Tenants greatly outnumber Landlords. What complicates Student Loan Forgiveness is the fact the government has taken over that business, so people are waking up to the fact it is the taxpayer, ie THEM, who will be getting stuck with the bill.

@@patfr.2966 It's because they're getting an extra $300 per week in addition to their unemployment benefits, so the family member is probably making more now unemployed than if he were employed. But the extra money is supposed to end this month so they'll be forced to go back to work eventually.

My husband lost his job of 20 years to Covid ! I owed 12,000$ in rent . As soon as I got income tax, stimulus checks I paid all my rent! It’s been tough but it’s the right thing to do ! Why would you ruin your own credit and screw others. What goes around comes around!

They did that here too. We had a moratorium on evictions, but I kept paying may rent. I signed an agreement, and I did not lose my job. Neighbors thought they didn't have to so they spent the money like they won the lottery. I warned several of them that this was a huge mistake and will haunt them financially for the rest of their life. After it was over, they were all evicted with huge debt with their credit destroyed. Try finding an apartment with an eviction on your record -- good luck. Some people are so freaking dumb it's gobsmacking.

I'm 62, worked all my life as a mechanical engineer and retired 2 years ago. My advice is don't be a land lord, the system is in favour of dead beat tenants. Buy shares and classic cars, it's made me so much happier, and let them find their own accommodation.

Other businesses actually provide a service that requires work. Sure you have to be able to afford a house but a lot of these people were able to buy houses decades ago with lower costs. If you look at economic graphs that not only show inflation of cost and wages, but also of other expenses, you see a frightening trend that shows housing values have ballooned, educational costs, cost on goods, everything has increased, a few have increased similar to inflation but income has stagnated to the point where the younger generations can't afford anything. Someone who bought a house in the 70's or 80's and now has a second home and rents out one of them has no sympathy from people who are working and trying to be able to afford to save and work and not pay 60-70% of their income on rent. There were programs in the 30's to 60's where white people were able to buy homes for pennies on the dollar that were affordable or even zero down payment for GIs but todays economy and government policies have destroyed all notion of being able to be able to afford anything. Being a landlord is not a job. Same for the people who were buying properties for airBnB and got wrecked by the pandemic.

Therein lies the problem. Free money + moratorium = problem. I would be ok with the courts hearing and ruling on the evictions and then staying the removal until the moratorium ends. But at least with a lawful eviction ordered by the courts the landlords could get a deferral from the lender. They could handle the taxes as those are manageable costs (add to the court judgment of course).

I was a landlord for 30 years. I spent a ton of time and money on providing nice homes at reasonable rent. After more and more tenants just stopped paying the rent, and spending what little money I had left on court fees and lawyers, I sold the properties. Then came Covid and the eviction moratorium. As a landlord I would like to give you some insight on what to do if you're in this predicament or want to force someone to move. ALWAYS STAY WITHIN THE LAW. Start a never ending construction project on the house. Replace the ceiling drywall to the entire house. Ask the laborers to only work on the project two days out of the week and for a few hours at a time. The noise, the dust, the amount of foot traffic in the house will drive anyone mad and will force them to start looking for a freeway underpass to call home. I learned this method from my mentor in San Francisco when a rent control tenant did not want to move out voluntarily. This method is so much cheaper than to pay someone to move or carry a liability.

I have two properties rented and am also blessed with good tenants. The key is to never advertise the property to rent, find your tenants through friends. I've had one tenant now for almost 20 years.

I spent one whole summer working on repairs for my parents rental home in Texas. It broke my fathers heart to see what the tenants did to his home. He never recovered and eventually he the house sit empty rather than have someone destroy it. They were behind on their rent also. Their should be more laws to protect property owners.

There should be recommendations letters from previous landlords to qualify for a future rental. I know I've always left my apartments in pristine conditions whenever I leave. Fresh paint, shampooed carpets, gleaming tiles and appliances. In one of my apartments the property manager would do a walk through with the tenant as a requirement for getting your deposit back. I made the lady take her shoes off before coming in, which we always did due to the almost white carpeting. She walked around wide-eyed and asked if we'd even stayed at all in the apartment. She said it looked as if it had been unlived in the whole time and just cleaned. Lol! I'm very proud of that.

When the government told tenants that they didn't have to pay, they should have told banks and mortgage companies, and tax assessors that the owner didn't have to pay either. Actually they should have just gone with a "jubilee". ALL debt payments stopped and interest accumulation frozen. Then when the crisis is over, everyone just picks up where they left off. It's like pressing a "pause" button.

I actually called my property tax office when I had deadbeat tenants who refused to pay and to leave, and I asked the representative for a reduction in my property tax to offset the lost income. She said she could not do that.

Something else to ponder...If the economy continues to tank, some of these landlords could potentially be living on the streets right alongside their former tenants. Or in some cases even before their tenants have to pitch their own tarp someplace. But I'm sure there are many tenants and others out there that would say well, I'm perfectly fine with that. It serves all those greedy landlords right for trying to provide housing in pursuit of their own selfish financial gain. Or anyone that tries to profit from someone else really. Anyone participating in the totally unfair and evil capitalist system deserves to have all their wealth completly stripped away by government and given to someone else deemed more deserving. It's all good even if government causes everyone to be equally broke. Only when the current economic system is completely torn down and replaced with a socialist system and even if that results in the majority of Americans all becoming equally broke and dependent on their government, can the system really be fair for everyone.

But many people today do think that way is my point. Re read my comment more carefully and I think you will see that. I agree with you 100%. What happened to this landlord is completely wrong on multiple levels. Socialism has failed in every country it's been tried in. It will fail in the US as well. Capitalism isn't perfect by any means, but it is the best system devised so far.

@Brian D I'm a primary source. I've file suit and gotten judgments against 5 or 6 former tenants. 2 of them filed Chapter 7 and the judgments were released. I did get partial payment in one case. In the others, they're ignoring the judgment just like before. FYI, we can't garnish wages in my state, and the only real hope for collection is some future need to clear it, such as in buying a house. In Chapter 13, judgments aren't always released, but the amount is significantly reduced.

Judgments, however, can create a lien on your property. And liens don't go away in bankruptcy automatically. The government was aware of their choices, they left 2 groups of vulnerable people blowing in the wind to fend for themselves. My brother got on uber and door dash and is making money again lucky he paid his car off.

She was without her car for 2 weeks while it was getting fixed. Plus, $1,000 deductible. Now she's back to where she started from no fault of her own. I swear... You just can't win sometimes

I'm lost my job but when we all got an extra $600 a week in unemployment I took all the extra money and paid as far ahead as I could. During the pandemic and being unemployed I've actually been at least two weeks ahead the whole time because we've been given extra unemployment, stimulus, money for food etc. During the time we weren't receiving extra unemployment I wasn't able to get any rental assistance, because I wasn't behind yet. How the hell could anyone have been behind in August? People were making more money on unemployment then when they were working. So yet again all of the govt help goes to the lazy, the irresponsible, and the pieces of crap. Without the extra unemployment, I only make 350 more than what my rent is, and because I have income I don't qualify for ebt even though I have a child. Its just frustrating that people like this are the ones that getnprotected and get all the government help. Yet people like me who have worked out entire lives and make responsible choices, are the ones that get the shaft.

Thats just it. They were told they didnt have to pay rent so they didnt. Because of this where they dont have to pay rent all this time (due to the government laws), once they have to start paying rent they will be so far behind that they cannot catch up. They should be paying ehat they can each week, and using the stimulus to catch up what they can. So when its all said and done landlords will be taking tenants to court. Tenants wont be able to pay and will get evicted. There will be no place wanting to help them and those that mightve will be out of funds and unable to help so many. Families will have no place to go, there wont be enough places to house them. Landlords will look at the evictions records and not want those people as tenants because they will worry they will be screwed again or like those peoples past landlords. Who's fault will this be? People will blame the president of course, tho the past and present presidents are both partly to blame the tenants themselves are to blame. They should've known better then to not pay at all... if you can pay you should. If you cant pay then you should pay as much as possible and do what you can to earn pay so you can pay, use those stimulus checks to pay on rent too. #thinkahead #besmart #dontscrewyourlandlordover #itcomesfullcircle

And then we have the people that haven't worked in years complaining that they cant pay rent because of covid..... well what did they do before covid? If you haven't held down a job in years, then you weren't affected by covid, you were affected by being lazy and irresponsible. These are the people sucking the system dry and the people that are being responsible and have truly been affected by covid aren't able to get any help because of the lazy irresponsible people. Just pissed me off that I got denied for rental assistance because I wasn't yet behind. Well no I wasn't behind because I was getting $600 a week in extra unemployment, how could I be behind? I get punished for being responsible and paying my rent. I was asking for help before I got behind, because after the extra unemployment stopped, I knew I was going to have a very hard time paying Rent on basic unemployment. So all the money given to my state for rental assistance went,$ to all the people that decided to not pay rent even though they had the money to . How does that make sense? If you were unemployment and weren't getting unemployment during the pandemic then that means you were probably unemployed and probably weren't getting unemployment before the pandemic, which in turn means you weren't directly affected by the pandemic and are lazy and just have been not working and sucking off the system your whole life (and of course this isn't the case for everyone in that situation, I'm just talking about the ones that just never work and always rely on being bailed out by welfare) so how did they pay their bills before the pandemic? Why are they all of a sudden not able to pay their bills? Its just frustrating. The system should be designed to help the people that are willing and trying to help themselves that have fallen on hard times. Instead it seems to help more of the people that live their entire lives not working when they are able to, continue to have many kids that they can't afford, spend their money on nice cars and shoes and designer clothing, and the people that choose to just not pay their bills even though they can. In my early 20s I was a asst store manager for walmart and Every so often when we got busy I'd jump on a register to help get lines down and I can't tell you how often I would see people coming in paying for their food with ebt and then pulling out huge stacks of cash to pay for the rest of their items. They would be wearing designer clothes. Carrying designer bags, expensive name brand shoes, lots of jewelry etc while buying steak and lobster and shrimp for themselves and then a stack of 20 of those $1 frozen kids meals for their kids. It used to piss me off so bad. I'm here working a minimum of 65 hours a week on a crap salary just to afford the basics in life. I worked over 100 hours a week for 4 months straight (on a salary) setting up a new store . Long rant but it is so frustrating.

We know someone who had a 2nd home he invested in at the end of 2019. Moved new tenants in, they - couple in 30s paid for the first few months but the moratorium went into affect and told him they don't have to pay anymore. He couldn't afford it any longer, had to beg, borrow and sell stuff to cover mortgage for last 10 months. Scummy tenants of course still requesting repairs etc and worked full time during the whole pandemic. He was forced to sell recently or go into foreclosure. He was absolutely devastated and had a bit of a mental breakdown from the situation

This happens to me 4 months ago. Out of 13,000 dollars. I contacted my tenants and let them know the city inspector advised me that my gas line piping inside the house was not up to code and had to be replaced in order for them to stay in the house. I paid for a hotel for them for 3 weeks while I renovated the house. They returned to the house on the market with their furniture in storage. The courts are backed up 8-10 month, they can't afford to go to court and I can pay my legal fees after I sold the house. Got em!

@@remodelassets6523 update: I finally got the people out after 7 months of nonsense using the legal system. Even after the judge told them they had to be out by august 31 they still lingered for two more weeks. I basically had to get in the guys face to get his ass motivated. I also have a 20 year lien against them, but that doesn’t mean sh*t since they’ll never mustard up enough energy to earn a living so they’ll own nothing and live off the government teat. I also had to renovate the entire property so I could sell it. I sold it in November… thank god. I’m done with that BS. Anyway, good luck to you. Hope it all works out.

Upkeep, water, sewer, taxes & often "all utilities". Kendal stated "my tenant", as in 1 tenant. Why should Kendal or any landlord be forced to pay the living expenses of strangers? How about you move out of your home / apartment, continuing paying your mortgage / rent, possibly all your utilities, any & all costs for upkeep & then allow strangers to move in rent free. ;)

People lost jobs and collected unemployment. 600$ over amt of unemployment benefits. They REFUSE to pay rent. Take them to court and get a judgement. Collect tax refunds for yrs to come. Handle in housing court, not small claims. CROOKS.

I have used the CDC protection twice and paid both time back rent of 4K and moved then 4K again and then paid a extra 4 grands in future rent so I don't be late ever again. And I never seen this as a opportunity to milk the system but to help me get back on my feet. I think people are very selfish & evil who milk the system and never think about what position their putting the landlords and their families in But God sees everything, they don't even realize they have cursed their future because you can't cause others to suffer and expect to live happily ever after. It doesn't work that away.

This is exactly what I was afraid of so I’m selling mine as well. I’m thankful I was able to get my tenant out a month ago. House is supposed to close this week.

America just sounds like a nightmare for landlords. I stay in Zambia and this would never fly. I'm a renter myself and I would never think of doing this to my landlady. She's understanding, if problems arose I would talk it out with her but what I won't do is go 11 months without paying anything, how does your conscious even allow you to go that far????

There have been times in the last year that yes I'll admit I pay my lot rent late but I always pay it within month it's due. My trailer park unfourtanly has sent us 2 eviction notices in the last 3 months so they are getting tired of us paying it late. We have to get better at that...so mine hasn't been too understanding. But yeah if I can pay it's my first priority to pay that, to keep a roof over me and my kids head. I think not paying your rent for this long is straight up ripping off landlords.

Lol there's a lady in my complex who owes 13000, she works at the hospital and hasn't missed a day of work. Complex manager can't wait for that eviction lift. Going to be alot of empty apmts here lol

Man, I’ve got coworkers here in Texas who took a year off voluntarily. They scammed unemployment plus the Fed money for a full year of vacation. Our company slowed down, but we never closed. 1/2 the employees I work with got stimulus checks out the wazoo, and they never even missed a day of work. It’s all nuts. Meanwhile, some of us went to work every day, and barely made over the threshold for a measly stimulus check. Oh well, I made a killing off Trump’s stock market, so I’ll take it over stimulus money from fellow American’s tax dollars any day. God bless everyone whether you believe in Him or not. Peace!

The first and most important thing is to pay your rent every month. Even if it means you will struggle through to the end of the month. People are sitting on unemployment and not paying their bills. It's shameful.

Knew someone that only had 1.00 left in the bank account , but, he continues to pay his rent on time and u is a consciences renter, no money left over foe a big but he respects his lsndlords, he doesn't complain!

Dont rent, just sell it and dont worry about it. You still get a large sum of money like the sale of the house, and a lot less headache than having to deal with renters.

my city was giving money to landlords for people who couldn't pay rent but the tenants had to apply for it i think. either that or the landlords/management companies had to. i'm not 100% sure since i didn't have to use it but they also didn't make it widely known. i only knew about it from paying close attention to the news.

There are countless stories of landlords who lost so much , lie after lie from tenants and government tenant protections. It’s been a roller coaster of emotions and complete financial distress on my end. I pray this will end soon. 🙏🏼
