Yeah as few of the countries are LICs and also you would not get the same levels of fame by investing in a few of these countries. Also due to a few of these countries having a low economy the prices of homes may depreciate

What a baaaad investment advice to invest in Brazil. I live here and we've never had a 15% rental yield in our history. Today is around 5% annual, then you have an average 10% interest rate for loans. Do the math please! The only way to make money in Brazil is by Appreciation or if you have a lot of capital to invest. You can buy at the launch of the real state project, and sell it just before the building is done at a higher price. The profit you don't even need to report to the IRS. This is a trick and a lot of investors do that here. But no, never finance your real state for rental profit, it's impossible.

I live In Dubai and I am a Real Estate Consultant in Dubai. I wonder how Alux put UAE in 13th place. Most of the rental income is as much as 10% annually. And the UAE Govt. Has started providing many benefits to the Real Estate Investors nowadays. Dubai is one of the most visited city in the world tourism is boom in UAE and many more projects are coming the Expo 2020, the tallest structure, etc. I think Dubai should be in top 5 in regards to Real Estate.

I'm actually from Barbados. I'll be returning home as well as a returning national, so was already planning on buying land for myself but will be looking into more investing before more foreigners buy everything up. From my grandpa's experience the secret is to develop a good eye to buy cheap land which in some years costs many many times more. Whereas trying to get the millions to invest in France you'll never be a billionaire 😝. Buy now that's cheap. That's the key. I'd buy some land in Peru.

Alux, I agreed with your list but there is a big difference between a country and a city, I'm from Portugal and i agree with the real state here is cheap in comparison to most of the world. Not all the citys of Portugal are like this, our main touristical areas are in the 2 big citys Lisbon and Porto. Our Goverment made a huge impact when they took out the Property Tax and this citys turn out to made a gold rush to properties. However, when you talk about the beach it's in south where the area is luxuary zone, where our goverment, gave away gold visa if people manage to spend 500k in portugal. Everyone bought houses there instead in injecting in the economy, making that area a trully luxurious place.

I bought a house here in Ukraine for 1200usd (not a misprint), no running indoor water btw. I put 600usd in rennovations and I rent it for 150usd a month. Zero property tax. 100% in ONE YEAR, and (albeit low) income for life. I'm in the process of buying a studio flat in Kyiv for 5500usd, and plan to rent it for 225usd a month. Typical here. Everyone expects a 100% roi in less than four years here

wrong information about UAE as there is no 5% tax on the rent income. if you are owner you get your full amount of the rent however, there is a 5% on the contract registration which is also not paid by the landlord

I do not recommend Belize because lots of project there starts, drain your money then doesn't finish. I recommend purchasing an already finished project and be cautious as there are lots of frauds happening in there. As a person from the Philippines, it is a good time to buy properties in there. Foreigners may not have the power to own lands but having a Filipino partner helps. It has to be a trusted Filipino that is going to be a 60% owner of your purchase but have legal papers to prove that the control of the entire property is 100% under your name. Keep the Deed of Sale and all papers that tells you own the property. This also takes away the power to make sure your partner can not sell the property. You can give this partner a job as a landlord while you rent the space. The properties in the Philippines are cheap and with the coronavirus happening, it's probably a good opportunity to wait for their RE market to drop. Tourism in the Philippines is really good and you can almost not go wrong putting your space on airbnb instead of putting it on the residential market. Rent it to tourists instead. Invest carefully everyone.

In Japan is because of Central Bank Policy!!! In Japan, it is because of the central bank that is still cleaning up the systemic toxicities formed in the financial mule of the '90s! In the '90s in Japan a park was worth as much as California - that gives the financial bubble through credit. As it is now in China - there are cities / assets overvalued due to the Credit Bubble that will burst. The economic policy in Japan, after the bursting of the financial bubble, has been changed, where today "real people's productivity" is capitalized in the system as a form of payment of debt generated in the past. It is a long cycle that is repeated globally in many nations; it is a long cycle spread over decades (for this reason people forget history and fall into the trap of global credit bubbles - there is a cycle of global migration of cash flows -> which causes severe economic crises as a result). Romania also went through the economic bubble between 50-81 and then fell to 89, in which Ceausescu in March 89 had paid all the debts and after him to sell the revolution and another long cycle of lending and inflation of financial assets. It is a cycle that is repeated in every economy! It is called the Cycle of increase and decrease of the nation's debt and the formation of other debts after another reset / revolution / change of constitution / change of currency / etc in the respective economy. Education is very important when it comes to money and investment! Especially since everyone is investing in "hot" markets that will cool down cyclically (according to the economic history of all existing nations).

In Thailand everything isn't easy , I come from Thailand and there's really easy to buy a real property but there's not friendly place for rent a car or rent a house , I've searched on the internet and I find that in the USA there have more vehicle ownership per capita than every countries in the list. Unless you married as a women in Thailand and there husband's family will not welcome to you. If you live in husband's parent house , They will give you to do housework and served for them. I think your list is pretty accurate but USA , Canada , New Zealand seem really friendly place to rental.

I am sorry alux but you certainly have made 2 mistakes. 1st including uae in the list which is one the most volatile markets due to an over supply and ever decreasing property prices and 2nd not including India, UK, France and USA in the list ( not including USA can be debatable bcoz three of its most promising markets NYC LA and miami had seen an over supply of luxury units with an unmatched demand). Ppl know how promising are markets in UK and France but indian market is often underseen. Ppl don't know the real estate prices in Mumbai is comparable to those of Manhattan, Lutyens in new Delhi is no less than platinum triangle in LA where a single acre of land can go between 40 to 100 million dollars and list goes on. I an not a critic, instead I am a true aluxer. And as an aluxer it's my right to have a broader and very well analysed prospective of every data you present. You guys have already done remarkably good by going out of box, but you are still roaming around the box you were once in. I want you guys explore deeper into topics. Every viewer demand not more than a promising content and I am very happy to tell you that you have always delivered but being for so long with you guys you are getting more obvious and recently I realised now I don't get surprised by the facts you present as I once use to. You know guys being with someone for so long your expectations always increases , I hope you are getting what I meant to say. So plz dive deeper and increase the radii of your expertise.

India has a very low income yield. Mumbai is the highest is around 2.6% ROI in a year and the Property are very expensive in Mumbai in terms of per sq. Foot

Dear Prem KYM I am surprised you call yourself a real estate consultant yet have a little knowledge of India's real estate scenario. I don't know how to react on you when you say ROI in Mumbai is 2.6% . Mumbai rental landscape has been one of the best performing since time immemorial, thanks to the ever growing migrant population in the city. Several reports have indicated that the average rental rates in residential hubs of Mumbai have seen robust appreciation, in fact much more than what micro-markets of Delhi NCR and Bangalore have showcased. To this end, a survey conducted by the India Rent Report 2018 (residential) revealed that the Mumbai Metropolitan Region(MMR) witnessed an 18 percent hike in rental values in 2018, the highest among five Indian cities. The average rental values in MMR went from Rs 17,912 in 2017 for a 1 BHK apartment to Rs 21,168 in 2018 followed by Chennai, Bangalore, Gurgaon and Pune, which saw 15 percent, 14 percent, 11 percent and seven percent rise respectively. In Mumbai alone your property value will double within 5 yrs. Forget about India you dont even know what's the scenario in Dubai real estate Renting a residential apartment in Dubai has become even cheaper now as the market has recorded a further 3 per cent dip in the rents in the third quarter of this year. There has been a total of 12 per cent decrease in rents of residential unit in a year since the third quarter of 2018 and an overall of 35 per cent dip since the peak year in 2014, according to Asteco, a property management company in the UAE. The decline in property prices across Dubai has been heavily documented this year, mainly showing the negative impact on the real estate market . 51% of tenants have decided to upgrade and move to a home which was previously out of their reach,” according to report by Allsopp&Allsopp. Of the 51 per cent of tenants upgrading, 15 per cent of those have had the luxury of moving from an apartment to a villa where they can have more space for family time with a garden for barbeques, play sets and even a pool, which inevitably will improve their quality of life.30 per cent of tenants moved from one community to another this summer, some of which were upgrades, for the simple reason that they had more choice within their budget,” the report revealed. So it doesn't matter there is Burj Khalifa the highest building in the world which itself is a failure. The Burj Khalifa - the world's tallest building - is the most famous address in the Gulf. Today, about 80% of the luxury flats have tenants but two-thirds of the office space still lies empty - and one owner has even tried selling an entire floor of the tower on an auction site. (And I won't blame it though it's always very difficult to find Tennants for such an architectural marvel because of their heafty rates. Other very famous examples are one world Trade Center NYC about 20% of One World Trade Center remains empty which might seem less is but very huge in Manhattan where demand for offices are not stopping to fall and other examples is Shanghai tower china where around 60 per cent of the available space is unoccupied.) So investing in Dubai is actually lossing money. If you compare Mumbai and Dubai you ll find that in ever five yrs your property values doubles in Mumbai and halves in Dubai. I don't know why you said that perhaps you are baised bcoz you are a realtor in Dubai or you have never done you research being blinded by glamour of Burj Khalifa. Investing in Real Estate in a foreign country and you can become shark food for the local RE operators. Transaction costs are upto 10% of the price of the property. And selling your property later on can be really messy as well. Hefty commissions, fees, taxes, bribes and maintenance bills will be needed to be paid by you. However i find it an interesting topic to delve into

We've been looking at places to move to for a short while. Panama is one of our top choices. We'd like to expand our rentals to a tropical location. We're fluent in Spanish, which will make life a li'l easier once we're there, hurricanes very, very rarely hit Panama, if at all & the dollar is used there. More perks for investors & retirees. I'm looking forward to this possible move.
