You said that you painted the exterior yourself? 💪🏾 Did you use a sprayer or brushes?

I painted the interior. Brushes to cut in the edges and corners, spray gun to get the paint on the wall and a roller to smooth it out.

And it’s a pain but saves so much $$ if you have the ability to do it yourself ☺️

@@sunitharao3659 That's excellent. How long did it take you to paint the house yourself? Just my flooring and painting was over $4k but they did it in 2 days.

@@The1SimLash haha felt like forever. a few weeks, perhaps. would knock it out over the course of a few hours here and there. i totally understand getting it done quicker...with where i am in my journey - saving $$ by doing the work myself allowed me to afford the rehab on my next property. and, its not the most fun to be living in a reno zone, but i'm not losing money if it takes longer to get it done since its not sitting vacant. the timing aspect is more financially impactful for properties that can create revenue once the work is complete.

Thanks for going through the house hack! I can't believe how quickly you're able to cover the renovation costs! Nice work! Thanks for sharing some behind the scenes.

Thank you!! Yeah - same 😂. The outcome was pretty solid due to the rents being under market + outdated cosmetics + a rapidly improving market. Thankful for this property 😊

nice property, I love the architecture and all the openness. Brick fireplaces def a plus!! what city is that in?

Thank you!! This is in Indianapolis. Obsessed with the fire place, hoping to get a German Schmear on it before year end - once exposed, the bricks weren’t uniform enough to just clean and leave 😓 but I think it can still look good with a schmear 🤞🏽🤞🏽🤞🏽 Thanks for watching and commenting!!

what kind of credits can you get on a FHA loan? Like in this particular case what credits did you get?

How did you refinish counters for so inexpensive? I need to do that for my house. Looks great. I actually don’t mind the other side paint color and cabinets. The backsplash does need to go though.

Giani countertop kits! You basically repaint or epoxy the surface, depending on the kit you use and then seal it. Thank you for your kind words!! The cabinets on the other side are definitely staying, and will be updating the counters and backsplash 😵‍💫 tk a white/white grey theme to neutralize for future tenants! Thanks for watching!!❤️❤️

The only way you can live for $250-$300 in a house besides this house hack is live with someone you don't really like in a co-dependent relationship like my Dad has with his girlfriend. Great job Sunitha, great SF for the price!

How did you manage to keep the bathroom add on under $6000? I'm trying to add on a small 1/2 bathroom to my townhouse.

I sourced some of the materials myself - shopped sales, fb marketplace, etc. + networked to find a good contractor who would price fairly and do good work 🦄
