I switched from Airbnb homes to condotels. I buy hotel rooms in beachfront hotels. The hotels rent the rooms and do the cleaning for me. They take 30% and mail me 70%. I get about 85% annual occupancy.

Maybe in some situations it can work, but do not go into peoples neighborhoods and set your STR up to encourage guests to go outside and be loud. I used to think that way until I realized that even something simple like horseshoe pits cause the people to yell every minute or so. You can hear it from a block away. It's just bad manners to do that in a neighborhood and it creates bad blood. Other STRs in the neighborhood where my property is have done that and I hear the neighbors griping about them. They always say they never hear my guests but the other places drive them crazy. These outdoor country club themes can help but I have decided to make high quality landscapes that improve the value of the home, in a quiet way. Do everyone a favor and use this same ingenuity to think of quieter ways to add value.

So here’s my question. Just like how you pointed out that the market caught up and everyone got nice furniture and that became the status quo, what happens when more and more of the market starts doing this too? At what point are we going to hit the ceiling on putting out amenities in the tens of thousands? Sure, your revenue sky rocketed now, but if more and more people start doing this and it becomes the new status quo, what then?

Branding. Just like hotels. Buy the failures at a discount, and slap your established name brand on it. Profit margins won't be as large, but hey, you could franchise.

I think it's already the standard, however, people are always going to want those cheaper deals. There's a reason why Ikea still exists - not great quality furniture, but looks okay and the price is right. Personally I have high end units, but I've considered some budget properties that are popular because it's a set of condos with a nice pool and amenities for families. Especially young families with kids...they don't mind that the furniture isn't perfect because they worry their kids will damage it. There is more than one market out there you can capture and they all have their pros and cons. It all comes down to which set of pros and cons do you want to deal with.

Im a photographer that solely shoots airbnb's, and im blown away at how many AIRBNB hosts have beautiful houses, but they use their cell phone for their photos. Dont get me wrong, cell phones are great, but when you're trying to run a luxury airbnb, YOU CANT SKIMP ON THE PHOTOGRAPHY. Just hire someone who knows what theyre doing.

It really is. I like Robs content but I think only the ppl with deep pockets to have the latest And greatest everything in a home will still be successful with Airbnb and even some of those ppl are failing I know some. It also has to be the right market. Some of those top vacation markets will eat you alive. I tried Miami and still have nightmares lol.

I literally lived off of one Airbnb while I travelled and moved around the US. Market is super important. And like every investment, the fundamentals matter. If it works as Airbnb it also has to work as long term rental. No exceptions.

Good info, but this ROI increase has to be sustained or all you’ve done is paid back your expensive renovation. If playing the same game by a new set of rules changes every few years and cost $30-$50,000 every time the change occurs, all you’re doing is playing catch-up.

That is the problem with short term rental. At the end he is just adding equity, using cost segregation and bonus depreciation on the renovation costs to reduce taxes on his other properties income and down the road sell the property to someone else to continue with the catch up game. 🤷🏻♂️

This is some of the better pull quotes from the free sesh the other night. I've been doing this on a big-gish scale for 12 years (6 big jazz properties in a big market New Orleans) and there was definitely some further tweaking to do. Reinvesting in the current property, but also realizing especially for properties that we own, just a slight bump can actually be doubling our ROI because like many places, we don't break even until like $70K when you consider absolutely everything. That would be my response video but I sadly cannot compete with your hair.

I was caught in a country after a travel debacle. I went from an Airbnb to a hotel. My day looked like, wake up eat breakfast at hotel. Go to gym at hotel. Go to pool at hotel. Eat lunch at hotel, go out for the afternoon. Eat overpriced dinner at the hotel. The hotel was free, because of the hiccup. On those four days I spent more money on food and drinks than I did on the Airbnb for the week.

I've been to old model bnb's, and they always made our breakfast and sat down with us. The bedroom rental was in their house. I wonder if that model still exists, at least starting out. By the way, I prefer to watch your video on .65 speed. I got more value out of it.

To sum it up…find a niche older, richer, predominately white people are into and create your short term rental along those lines and you’ll be able to rent it. Let’s be honest, normal people ain’t renting a place for $400 a night to play pickleball. Another couple ideas would be partnering with a charcuterie company and make a wine and cheese theme, anything that’s in the middle of the outdoors without ever having to experience being outside is always a winner. If you could plop a tiny home and surround it with zoo animals, that’s another hit. It ain’t really rocket science. Think of the people who can afford air bnb right now, look at their interests, and set a theme house catered to it. Done and done 🤷
