My wife and I moved from LA California to Alpharetta in 1993. We are so glad we moved to Georgia. Our daughter is 29 and loves the downtown Atlanta area.

Based on the image showing Southwest Georgia in a bad light. One of the best towns in Georgia - Thomasville is in that region. Truly great town and beautiful.

If you don’t have kids and schools aren’t important…the hidden gems in Metro Atlanta are Chamblee, Peachtree Corners & Sandy Springs. All have great proximity to Atlanta, Buckhead, Perimeter and Airport and a nice quality of life with great neighborhoods.

Born and raised in GA almost 50 years now. Cherokee county is one of the best areas in all of GA. Cities of Woodstock, Holly Springs, and Canton are consistently in the top safest cities out of the 600 plus in GA. A funny question we often get from people moving here is don't you go into Atlanta more often? The answer is NO. Unless you are an urbanite and enjoy a concrete jungle with one way streets and one block nice and few blocks down a war zone. We go maybe few times a year for a concert or sporting event. Love the suburban areas with more bigger pieces of land and cleaner air with lower crime. Look at getting a peach pass for the interstate or you will likely be sitting in traffic for work hours everyday wasting your life away. Something that pays 20k to 40k less a year but you do not have to drive to the city and can live in the suburbs and save time can be way more beneficial. To be clear I do not sell residential real estate. I do commercial real estate 20 plus years in the business. Way back as a kid growing up in Cherokee county our subdivision had an old dirt road where it dead ended from the 1800's. You could ride your bicycle as a kid all the way to lake Allatoona. There were sugar cane forests, old cemeteries, caves, old car crashes from the 1930's etc. It as called the thousand acres because was mainly all woods. Today pretty much all developed. Back then houses were 30,000 to 40,000 new builds now shacks going for 400k. These Realtors didn't tell you one of the most important things when buying a house. Post coronavirus lots of them are TRASH built on tiny lots with inferior products. The builders use what they call common workers who can only do builder grade cheap windows and floors etc. Anything custom now requires a SPECIALIST. Back when homes were built in 1990's etc. you had master craftsman at the end of their careers where they built custom moldings as part of the house construction. Now stuff being built is mostly junk. They try to make it look high end but parts are crap. Older home needs work but you often get better bones with detailing to upgrade and larger lots with mature landscaping. Lots of those homes not available because homeowners have locked in 3.5% loans and do not want to move. That leaves new construction inflated builder trash cheaply built. Be careful out there.

Awesome. Now do one one on costs of living. How much am I going to spend on a 3~5 brm house for AC? Costs of owning a pool? Any size restrictions on new construction of pools (Vegas has size limits due to water shortages). Schools...do a full deep dive on public schools. Property taxes? Where is the best spot to avoid bugs? What the mosquito situation? Or something else that is a yellow flag? Is MAGA in little pockets or it's just kinda everywhere? Also why did you vote in Marjorie Taylor Green!? She's a national embarrassment; Georgia u got some splain'n to do. As someone who wants to get away from high Seattle prices, I'm lookin at Georgia...but I've got 100's of questions.

I recommend going with a local lender who is familiar with your specific market. Are you purchasing in the Atlanta area?

Overall, using an out-of-state lender for a home purchase can result in complications that could potentially impact the smoothness and efficiency of the transaction.

@@northatlantarealtormoms Third-party appraisal companies do the appraisals, the lender just orders it. The appraiser is local as they travel to the property. Appraiser will determine the value based on the comps to the best of their ability. If the appraiser thinks the value is below the price that is their opinion, has nothing to do with the lender.

I retired on a 135 acres in rural Georgia from South Florida. Glad it's an area you Karen's aren't recommending.

@@Dead8Phish great question! Georgia has had water shortages due to droughts and limited water sources, with Atlanta relying on the Chattahoochee River since 1837. Despite these issues, the city has improved water efficiency with initiatives like residential retrofits and repairing infrastructure. They also bought a quarry for water storage in 2006 and started the Atlanta Water Supply Program in 2015. In 2023, parts of Georgia had severe droughts despite near-average rainfall. As of June 2024, Atlanta is facing a water crisis, but many believe the city will manage it. We have not felt the effects of this in the Suburbs we live in.

@@LivinginAtlanta We do have taste buds. Georgia wines just don't make the grade. (Frankly, neither do Alabama wines.) The sad fact is the southeastern U.S. is just not the best place to grow wine grapes. Another problem is wine making expertise is generally also lacking.
