Hey Justin, I wanted to thank you for your awesome free and paid content. Your voice seems a little different in this video, hope you get better soon. Videos that I would appreciate are risk and financing related. How are analysts on the buy side / brokerage quantifying risk or implementing it when underwriting? Financing also seems to be a big piece right now, so anything capital stack-related, floating rate / rate caps, or creative financing tips would be awesome.

I am a first year analyst at a boutique real estate brokerage on the hospitality team. I want to make sure that I am taking the necessary steps on my own to continue learning and building my skills. I am curious about your thoughts on what I can be doing in my own time to do this. For example, should I pursue my broker's license, take some modeling courses for certification, etc. Any general steps/advice for a fresh analyst to become more valuable on the analytical side of things would be greatly appreciated.
