When I was a kid in the Bronx I used to go to construction sites and watch the concrete guys and other trades do their work. I was fascinated by their talent; I went on to be a builder and now at 75 years old I sit here and watch a concrete job being done and love to watch the attention to detail and explanation along with the exchange with the inspector. I've never heard of a city not allowing you to request a variance to a zoning code. Where I live in New York State you go to the Town Zoning Board and fill out a request and then you have to mail every property owner within 500' of all 4 corners of your property a notice stating what the variance is about and when the meeting is that they can protest the request. Something as simple as a small "curb cut" as they are known here are almost never denied unless it's going to remove an on-street parking space.

Here the bigger problem is not the city but the Home Owner’s Associations which are way more powerful. Thanks to homestead laws the IRS can’t seize your home but the HOA can if you don’t pay the yearly dues. They don’t put a lien on the home like any reasonable organization, they seize it!
@WN_Byers2 жыл бұрын
Austin, that happened here in Denver to many families who incurred small fines but did notnpay them off in a "timely fashion". I think it was in Green Valley Ranch
@austinevplab71672 жыл бұрын
@@WN_Byers It’s crazy. They don’t put a lien on the property like anybody else would do for an unpaid bill. I lived in an area one time where the president of the HOA lived behind me. Every day he would peek over the fence resulting in a letter from the HOA threatening fines if I didn’t remove the swim suits hanging up to dry on the patio, or stop playing music too loud at noon, or pluck the weeds out of my rose bushes that only he could see. It was a nightmare. I found out he was the one that removed our flood lights on the back porch when it was under construction.
@austinevplab71672 жыл бұрын
@@nuntius1933 It’s a civil contract between the homebuyer and the Home Owner’s Association (HOA). To purchase the home the buyer *must agree* to the HOA rules which are generally a good thing. These protect the value of the properties by preventing people from letting their yards go, putting aluminum foil in the windows, parking junk cars out front. In the one I’m in now I can’t change the color of the exterior stucco walls without approval because the overall look of the community was master planned. I’ve been in this one 8 years with no trouble. Fees also pay for our clubhouse that has a huge swimming pool, fitness center, football pitch, tennis courts, etc. and general upkeep of public areas. Violating rules gets a warning letter, followed by a fine if non-compliant, followed by enforcement action based on the contract and state/county/city laws. In Texas I filed a homestead exemption which lowered my property taxes and prevents seizure of the home by the IRS as long as mortgage and taxes are current. Some states would have the HOA just put a lien on the property such as what the powerful Internal Revenue Service would do here. However not paying an HOA fine can get the property seized from you. An HOA president can make someone’s life hell. It’s rare but it happens. Of course all I’ve said is a gross oversimplification and there are exceptions and nuances to all parts of it but the general feeling that an HOA can seize your hone in Texas when even the IRS can’t is true. The HOA has a lot more money for attorney fees than I do!

Thank you for always listening to your customers. Saving the initials scratched into old concrete was very sentimental to owner. Taking time to saw cut rather than jackhammer is superior customer service. Codes vary by region. Too many fly by night contractors will do everything they can to avoid 'Inspectors' and ignore codes for specs because it costs them money. They are not worried they will have to fix bad concrete. We almost always had good relationships with inspectors. More than once, inspectors actually knew more about a particular neighborhood than we did. Soil conditions, drainage, crazy neighbors, and lose dogs. Like all projects, timing is everything. If you have a concrete truck waiting for you, and you still need to call and schedule inspection, that's a big problem. Can still remember trying to do tens things all at once as concrete is on the way. It's going to be a long day, and it is just starting. Best part of day was when pour went well, finishing went well, didn't have 5 yards leftover, everyone showed up for work, and it didn't rain. Used to work in Seattle, rain drove us nuts sometimes.

One of the reasons to limit the width of dropped curb on streets is actually to enable curbside parking. Utility placement is also tough sometimes when there is limited curb space. Just a thought. If you wanted to put some sort of potted plant on either side of the garage door or on any corner covered with concrete, if you built a level pad with a drain in the center so the water that drains out into the weep-hole ran into the drain, rather than on the concrete, you could have the best of both worlds. A little more work and expense but it would enable you to change the plants easily or get rid of them without having that patch of dirt sticking out like a sore thumb and then just put a decorative cap on the drain.

Why couldn't they just do a "Variance" with the building department in order to widen the width of the curb access? A variance applications is slightly time consuming but its not that difficult to process.

There must be a balance between the needs of the property owner and the needs of the public: widening the driveway beyond the width of the garage will reduce parking space for the public.

Usually it's termed a "Variance" for a code change or over ride. You have to get the neighborhood to sign off for the change for your property. That's the way it is here in South Florida. With the lost of their son as a Marine in Afghanistan and the fact of parking issues, they should not have a problem.

Too bad the approaches are "hard" curbed on each end. In my neighborhood, all the curbs are soft and undefined, so cars can roll all the way to the edges.

Poor-quality fly ash can have a negative effect on concrete. The principle advantage of fly ash is reduced permeability at a low cost, but fly ash of poor quality can actually increase permeability. Some fly ash, such as that produced in a power plant, is compatible with concrete.

I like the cutter you used on the let-down. I made on similar about 25yrs ago, every one thought I was nuts but it sure made straight cuts. Mine was 1 3/4" deep, I could power trowel over it and the crack would still come through just like a zipstrip.

Used to do this R & R driveway/sidewalk work. Had an excavator who came up with the best tear out method I’d ever used: he’d show up with his dump truck towing his track-hoe & trailer and one 2 ft. oblong chunk of granite that weighed about 200 lbs., that’s it. Unloaded the hoe and grab that block of granite and carry it to the beginning of the demo. He drop that granite chunk all over, get out that first piece, then pick it up, then walk through that demo faster than anything I’d ever seen. The other thing a skid steer does is if there’s any moisture in the subgrade all that forward and back turns it into a mudhole. The trackhoe doesn’t have to do this and is twice as fast.

This inspector does not know his municipal codes! You can widen your apron-driveway approach. You just have to justify it and submit a plan for approval. It does not have to go up for a vote!

The majority of inspectors have no experience within the field and go based off the books when in reality they should go based off of experience.
@OdellCompleteConcrete2 жыл бұрын
I think that is a part of it
@daaneel2 жыл бұрын
That’s the whole reason of having an inspector. To go by the book. If you let every contractor go off their experience you’re gonna have a lot of problems.
@josuedehoyos2 жыл бұрын
@@daaneel but most inspectors know how to handle the situation and answer it properly. Look at the two questions Dave asked him, now we all know Dave was just testing him and see if he knew what to say, but the inspector didn't so that's why he said "idk". Does the book contain the answer idk? The book should contain a clarification of what is requested on behalf of the county, municipal court etc.
@daaneel2 жыл бұрын
@@josuedehoyos I agree with you. Sounds like the inspector did not clearly read the book and couldn’t give a confident answer. In that case you can definitely press them to show you which exact code is enforcing the rules. However, to bend the rules of the book based off contractor experience, usually just means the contractor wants to do it easier, cheaper, quicker and not safely.
@josuedehoyos2 жыл бұрын
@@daaneel there is no shortcut in the construction industry. Plus cheaper? Psshhh Our economy is already messed up and most construction workers want a minimum of $200 per day which is equivalent to $25hr for 8hrs. Plus every construction field area is risky no matter what you specialize in whether its concrete, roofing, plumbing, electrical etc.
