The City Of Richmond's West End | "Suburbs" In The City Of Richmond VA | The West End Richmond VA

In this video we take you to the City of Richmond VA's West End and show you 9 different neighborhoods located within The West End of Richmond City. The West End in this video is not to be confused with Henrico County's West End (Short Pump & Glen Allen Area).
The West End of Richmond is the western most part of Richmond City and is not to be confused with Henrico County’s West End which is the Short Pump (and Glen Allen) area. The West End that we are focusing on in this video is located west of the downtown expressway, south of Broad Street, north of the river, and ends at the University of Richmond campus. There are multiple neighborhoods located within the West End and in this video you will get to see Sauer’s Gardens, Malvern Gardens, Stonewall Court, Westhampton, Willow Lawn, Colonial Place, Mary Munford, Three Chopt, and Monument Avenue Park.
In the past year there were a total of 304 home sales in these 9 neighborhoods, so almost 1 a day. Houses range in size from small ranchers with 860 sqft up to stately homes with over 6000 sqft. There is also a huge price range here with the low end at 225 thousand dollars all the way up to 2.6 Million dollars. The average price home was 729 thousand dollars with around 2200 sqft, so obviously this isn’t a cheap place to live and more than likely houses priced below that average are on the smaller side, in need of updates, or both. For the most part the houses are all on the older side with some dated as far back as the late 1800s, but on average the year built is 1949 which is somewhat skewed due to some new construction homes scattered around the area. The West End of Richmond City has always been a desirable place to live and on average houses were selling 9% above asking and I will tell you why. The location and nearby amenities.
You get very close proximity to The Fan & Musuem District, as well as Scott's Addition and Carytown but the neighborhoods in the West End feel much more suburban. The homes located within the West End are all detached, and most have larger yards than you will find closer inside of the City of Richmond. So if you are looking for homes with charm and character, beautiful tree lined streets, close proximity to downtown, and tons of nearby amenities but you don’t want rowhomes or teeny tiny yards this video is for you!

My dream would be one of those style homes, but newer and in a more suburban area. 🥰 Hey, if you guys are open to video ideas, one on best neighborhoods for affordable starter homes would be amazing. My sister and my parents are both looking for smaller, 2-3 bedroom homes, under $325k. My sister will be a first time home buyer and my parents are looking to downsize now that they're empty nesters. 😊 Thanks for another great video, we love your channel!

Then what you are looking for is definitely in the West End of Henrico! You will find colonials by the boat load, they just aren't as charming from the exterior. Thanks for the video idea, we will be doing some more like that but we have done a whole video series of affordable neighborhoods in Short Pump, Glen Allen, Midlothian, and Mechanicsville. The $325k price point is harder to find in some of those areas, so not every neighborhood will fit that price point. As always, thanks for watching!!

I'm so glad you made this video. I adore this area of town. I'm also so glad that you mentioned Pearls Bakery. It's the best bakery ever! I was wondering why you didn't reference the neighbourhoods south of Cary Street like Windsor Farms and Wilton though.

Thank you for watching! Pearls is awesome. We didn't include the south of Cary neighborhoods for 2 reasons. We covered Windsor Farms in our most expensive neighborhoods video so I was trying not to be too duplicative. The other reason was oversight on Wilton mixed in with timing. I had already gotten all the content for the video, and just didn't have time to go back out for one more neighborhood.

Hey, military spouse here. Can you please do a video for military families who will be stationed at fort lee, va. ? We don’t want to live on base and want to live near a good school district for our 4 yr old. Love the channel. It was been very helpful for our research for our upcoming PCS.

Hey Andrea! Thank you for watching and commenting. For proximity to Fort Lee I would look into Prince George county and do some research on the schools there. That area is an unknown to me because it's further out than I typically work. Greatschools.org would be a good place to start researching the schools but not the end all be all. If you or your husband have any military friends that have also PCS'd to Fort Lee they might also be able to provide some insight into the schools. We have helped a bunch of military families relocate to the Richmond area who work at Fort Lee, and most of them decided on the Moseley or Midlothian area which means about a 40-45 minute commute. Sarah and I are headed off to the hospital this morning for her to be induced and deliver our 2nd so my availability will be limited but I would love to schedule a zoom meeting or phone call with you to help narrow down some areas that could work for you.
