It's been privately available for months so, if someone was willing to overpay for it... it would have been sold. The asking price is just for attention. It'll sell for $45-50 million. The house is beautiful and honestly it is the only "mega estate" on the market in Los Angeles that is current design wise so it has that going for it. Add to it a large lot, south facing with a rare view in Beverly Park and it's a pretty interesting offering. Additionally, Beverly Park North Homeowners Association had filed a lawsuit against the developer over the pool being built in violation of the bylaws so I question where that is before you sign on the dotted line here.

😂😂😂 it’s a beautiful house made of stucco, plaster/sheetrock, kitchen cabinets, closets etc. The price is the asking price but I’m sure the actual price will be much lower than that. In today’s market, everything is higher.

I don’t know. I liked the house that existed on these two lots before they were torn down to make this semi-modern house. The wood interior of the old house was beautiful. It would have been less expensive to redo the kitchen replace all the carpet in the house with marble flooring. Maybe a few rooms could be refreshed. That stair case was gorgeous.

I'm going to give this the "Arvin Haddad" review. 0:05 poor lot utilization - no front yard, no side yard, medium back yard and no privacy at 0:20 with that house perched right across from your pool. Perched on a promontory with all that vegetation - as Arvin says, fires surge upwards. 0:14 No wow factor in the entrance - all you see are stairs and a landing; with tiny view to the backyard. 0:26 Architecture nothing special - very modular, looks like a Marriott. 1:13 tiny kitchen for an $89 million home but I assume that's a chef's kitchen at 1:26 that looks pretty good. Not a wine cellar at 1:22, looks like a wine display at a liquor store. Finishings look solid if bland. Small movie theater 2:40 with just 3 rows of seating. And Arvin would hate the large pivoting front door that would warp as the home's structure settles. Views aren't great 2:54, at least in this video all you see are hillsides with other houses.

Nice finishes, voluminous spaces but lacks real architecture. This is a builders dream, no complicated or intricate details. Just a bunch of rectangles and slap a metal roof on it and call it a dream mansion. At the least they could have done was routed all the plumbing vents penetrating the roof to a faux chimney. There’s so many other great options for roofing like slate and terra cotta.

I would say it's worth $40-$50 million but its on Beverly Park which may be looked at as the most exclusive street in Beverly Hills which would add to what's it's actually worth due to exclusivity . In Beverly Hills certain areas have larger lots with better views of the surroundings and are considered more exclusive so this factors into the house price on top of square feet etc.
