Abu Musa - yes, you are correct. Renting is relatively expensive and leaves no asset behind. On the other hand, I do not believe mortgages are forbidden to the Muslims because Riba is only restricted to the lender not the borrower. Furthermore, mortgages are mostly non-exploitative and thus do not fit the description of Riba/usury given in the Qur'an and Sunnah. Read the Wikipedia page on Riba for more detailed information, particularly the citations by Dr Mohammad Omar Farooq should interest and enlighten you more on this subject.

Unfortunately renting and hoping will not help you buy a house. the system is stacked against you. You work and you earn, earned income which is taxed the most as middle class after a small business. Then you got tax, National insurance if your in uk like me, and inflation which goes up by 5 percent more or less a year (even more now as the excuse of corona virus). Then you got general food, public transport and fuel costs going up a percentage every year. If your on a 30 thousand pound a year job fixed salary, you have no chance to buy a house.I know because I went through this disgusting system to buy and live in a house. The only way you can actually buy a house outright, living in western countries by saving money, is to just save your money and buy in a poorer country where the currency is lesser than the dollar or pound. Otherwise the only way to buy a house and get on the property ladder so to speak, is to save your 25 percent deposit, plus fees so its actually 27 percent, and buy the house and pay the mortgage while living in the house. I wish I was not born in this nasty system but that wasnt my choice sadly. I have a plan to get out of this system and so Im just using this system to my advantage to get the hell out of it eventually and live free and create my own system and live the way I want Islamiclly.

I just sold my house of 12 years and going through a transistion period with renting and it is tough. I recommend try UIF. Mohammad Rouf - is a person who doubts Muslims can exercise critical thinking on a subject. Mr Rouf appears to have confused the Qur'anic prohibition of Riba with bank interest, when there is no direct link between the two. Riba is definitely forbidden, but Riba is not the same as most forms of bank interest. The Ahadith on the subject of Riba do not clarify what Riba is, that is why there is no consensus view by the scholars on the subject. A new definition of Riba has appeared in recent years which states that Riba is much better viewed as being equivalent to economic exploitation rather than simple bank interest. Mr Rouf does not like people like me who advocate this position because it upsets his established and highly inflexible thoughts on the matter. It is strange that Mr Rouf feels the need to warn others about my views instead of reading the Wiki page on Riba to see how outdated and wrong his own understanding of Riba is!

Mohammad Rouf - I still haven't seen an argument from you against Dr Farooq's position on Riba. All you have written is a personal attack against me and Dr Mohammad Omar Farooq. You are answerable to Allah (SWT) for this. In terms of the Wikipedia page on Riba, your mind is so closed that you misrepresent my citing the Wiki Riba page and state that I somehow think this is more important than the Qur'an and Sunnah (which is not my position, only your blind assumption). However, if you read the Wiki page in question you would see all the evidences and scholarly arguments around the subject of Riba throughout history. You still are incapable of understanding that I am saying that Riba is forbidden in the Qur'an and that it amounts to usury, but that Riba/usury is usually not the same as ordinary bank interest because it is not exploitative. Many scholars throughout history have maintained that bank interest is not a form of Riba, Muhammad Abdu and Rashid Reza are two prominent scholars in the 20th century who held this opinion too. Subhaanallah, I am in agreement with him about the Mortgage, but I am not in agreement with him about Real Estate Agent Part. I am going to provide him and every Muslim that Real Estate Agent has nothing to do with the Mortgage Period, Plus if I am not mistaking and I have learned this and it was taught in accordance to Our Beloved Prophet Muhammad PBUH, and I am going to paraphrase it in the English Language Sound, and I advise fellow Brothers and Sister to further research it, and I am told it wash taught by Our Prophet PBUH to: Teach Your children Commerce and do not teach them Salary "3ALLEEMU-ABNAAKUMU-TTEJAARA-WALA-TU3ALLEEMUHUM-ALEJAARA". and if I am not mistaking it is also stated in the Majestic Koran, Reeba-interest-profit is absolutely forbidden, unless the profit is associated with buying and selling. ALLAL KNOWS BEST.

if we actually had our mosques supporting our people o islam to buy houses then we wouldnt need to get a mortgage to live in a decent house and area. I have bought a house and I live in it. I came from social housing. we ended up having a crackhead live next door and she was making our lives hell, plus the area was getting worser. I ended up buying a house and now I live in it. I got my mother out of the ghetto. I still pray and ask allah for help but this is what I had to do.

With taxes you have no control whatsoever, they take it from you, from your account before you ever see it, meaning from your earnings, that is not a form of interest, interest is making money on money, but you have the choice to either buy a house or to rent. Interest is money made on money lent.. For example, To make £10.01 or more on the £10 you borrowed to someone. So tax is now taken from you without your choice only if you are earning money, it goes towards the state, public services, benefits/welfare for the less fortunate and anything else we do not have control of. Interest is something totally different designed by the greedy used by the greedy.

He is talking about a nearly unrealistic scenario of creating a mutual fund. In my kind opinion, he is misinterpreting Riba. Bank loan for house is a kind of business transaction as it involves a commodity that can later be sold either at a loss or a profit. The house is a shared property of the bank and you are paying the bank some profit as interest because after the loan period the house would become your property. This transaction has nothing in common with the technical term Riba forbidden by Allah swt. Please develop some understanding before declaring things Halal or Haram. Allah declared Riba haram because it was harmful to poor and rich used it as means to grow wealth, while poor gets enslaved. The bank loan for buying a house falls under an entirely different premise. Allah knows the best I beg him for guidance if I am mistaken.

So if your house is sold at a loss, do you share a loss with them? No, you still have to pay them their 'profit'. A halal musharakah is an equal sharing of risk. You have not misinterpreted the quran and sunnah, alhamdulillah. But you have misinterpreted the bank mortgage contract.

Mortgages are a great way to buy a home, get tax deductions, and have personal freedom. There's no other financial alternative available. The quran does not prohibit owning a house or business, nor does the Muslim community offer an alternative. So don't allow yourself to be advised into poverty and renting for too long.

Stephen Connolly You don't need to study such subjects to know interest is prohibited; you can just read the banks terms and conditions. It's all based on interest no matter what new terms or jargon they use.
