Next, you should report on the impact of governmental subsidized housing on the housing market. Far more impact than short term rentals. By a mile.

I wonder why the people of Hawaii didn’t vote in a government that placed resident’s living accommodations as a priority. Government saw the problem coming years ago and only reacted to housing shortage because of the worlds attention to the Lahaina fire. I hope they choose better governance next time around!

Has anyone thought that maybe our kids don’t want to live here? Many people especially Kupuna move because their children move. Well you get rid of all vacation rentals no more vacations for local families. Hotel rooms so expensive. If you have keiki you might need 2 or 3 rooms.

Ban all investment properties. One home per owner/entity/family in Hawaii. Not enough land to be making business deals with peoples lives

Not realistic.

Even if they converted to long term local rental , the income $$$ will still be going out of state. That is one challenge for Hawaii. We have so many out of state investors. Not only housing, but business. Hard to find that local lawn shop anymore, if you do you gotta drive to them and then a limited supply. Just look at Starbucks. Was once franchised to a local firm Coffee Partners Hawaii which in turn utilized a local bakery to supply all the pastry. Most of $$$ earned was spent back into Hawaii by them building or converting new locations for their stores. I think it could be the same for Jamba Juice. I guess Starbucks had an option to take over operations after X amount of time. Not privy to that information. But all those $$$ (profits) went out of state. Granted CPH probably was paying some type of fee to carry the name. Now the state only gets what the employees earn and spend in Hawaii. Is this really how it is for all these big companies coming into Hawaii. You know, gotta look at contractors that come in and get awarded huge contracts by beating out the small local firms that could do the jobs just as well. Same principal, all the profits leave Hawaii. This could be worse. At least the franchises may invest and build another outlet and then well maybe use local contractors. Who knows. Can you imagine the tax $$$ returns if all these profits went back into Hawaii's economic system. Oh well, sorry for the rant. But yes, more housing but we also need to redo the streets. Our streets are not made to handle the amount of cars that are on the roads... oh boy almost got started...😆

“House flippers” also have a large negative impact on housing and many of them are new transplants. They buy “cheaper” fixer upper or older properties, fix them up and sell them for a substantial profit, sometimes twice what they paid. The reason this is an issue, is it priced out lower income or even middle class families from home ownership because these companies hold a monopoly on the market, they outbid local families, because they have the money and investors to do so. So lower income and middle class families who would otherwise have looked for these deals and fixed the homes up themselves, no longer have that option and therefore cannot enter the housing market.

The Maui vacation rentals were built in the 70’s and 80’s long before Airbnb existed. This kids parents might’ve used a travel agency back then.
@Jonathan-mp3ju4 ай бұрын
So what’s your point?
@MakuaMaui4 ай бұрын
@@Jonathan-mp3ju Point is they were never housing for anyone other than tourist.

thought oahu banned short term rentals in 2019. prices went up like crazy since then. Short term rentals and little houses is not the answer lol. Incentive developers. Unfortunately thats the only way.

O’ahu banned STR’s in certain zoned areas, essentially non-resort areas. Aside from that there is a small fixed amount of STR permits allowed outside of those zones, on a random raffle system, and there’s the bed and breakfasts that have been around for decades that were allowed to be “grandfathered in”. Prices did NOT “go up like crazy since then”, in fact the median home price on O’ahu prior to the STR regulations was a little over $1.5 million, it is now currently approx $1.1 million. That’s a price DECREASE of $400,000… when home prices are INCREASING exponentially everywhere else in the US.
