You enter into a deal.with your local government and the Intl Central Banking System that finances ALL human activity on Earth. @@GBuds_RVremodel It sounds like you got a bad realtor. Or are you suggesting that someone rent forever? The first rule of any game is to know that you're in a game. Home 'ownership' or the illusion of it at least gives you a chance to build equity and pass it on. The key is to actually pay off the mortgage and not keep paying interest by buying and selling within 10 years of a 30 year mortgage.

Renting and just looking at real estate as investment only also makes sense..you made a really good point that he missed and that if you know youre playing a game and you know the rules you know how to win. Throwing a ton of money at a mortgage to pay it off quickly may not make sense. Its a balance of opportunity cost and not having debt . How much in opportunity for your money to grow have you lost by throwing a ton of money at a house?? If it makes sense sure but it doesnt always make sense and many people look at a house emotionally not as an investment anyway@BonaFideWildLife

I never understood why the bank turned the electric off. I've looked at several properties with sump pumps that must be kept on due to basement flooding. Why risk a foundation problem with the flood.

@WayneTurner How are you able to gain interior access to these foreclosure homes? 99.9% of the listings on the various national auction websites don't allow interior access or inspections. You buy it as is where is and you don't get to enter the property for any reason until you close on the property. That makes buying foreclosures very risky. I have bought two properties this way within the last 9 months both were in much worse condition than the photos that were posted by the auction websites. Both were out of state and I had RE agents look at the exteriors for me before bidding but what you see on the exterior does not always tell you what issues are waiting in the inside. Any advice would be very much appreciated.

That sounds like you might be buying a pre-foreclosure at the auction? Once a home is repossessed by the bank they usually always will list it for sale with a real estate agent and have it listed publicly and through the MLS

do insurance companies really pay out? Man I know so many people that tried to collect and the insurance company always had some fine print somewhere in the huge ins policy that said the ins co did not have to pay out . Like my mom paid into her life ins policy every month for years . She gets sick and dies her family tries to collect on that policy she paid into for decades to help with funeral expenses and the ins company said " oh sorry she died a week before the maturation of the policy " so yeah do not trust ins companies. Worked with a guy whose friend lives in FL and bought hurricane ins and one huge hurricane he got flooded when he went to the ins company they said " oh sorry you have hurricane ins not flood ins " ummm yeah if there was no hurricane he would not have been flooded so again INS company wins and the person loses

Is it this easy.. what if the property has taxes that still need to be paid..I've seen these papers.. they have building permits on them.. do you contact the bank? You have mentioned USDA loans in the past. We currently own a home, would like to buy one first and sell our current home as soon as we move out. Can you own a home and still get a USDA loan? Hopefully pay off the new home as soon as our current home is sold. Thanks

It depends. You can typically can only have one FHA or USDA loan at a time, but if you don't have that type of mortgage on your existing home you may be able to do it. If your existing home does not have a mortgage there are probably some other lending solutions that might be a better option for your situation.

Even buying a house for fair market value in most US markets today is competitive, if you want a deal you have to do a little legwork and research to find them before other people do. Researching pre-foreclosures is a good place to start.

It depends on a lot of different factors. A typical close period is anywhere from 30-60 days, but I've closed homes bought with cash or owner financing in as fast as 5 days.
