Build looks okay, design flaws and ommissions, eg laundry at top floor for elderly persons? Cost issues can be cured by having different packages for each finish, standard, premium,... lastly can he take a clients plan and design, and just build?

You guys (mr.47) should consider marketing ur services to ppl in the diaspora to these maids that work abroad in the middle east. I see a lot of stories about them getting taken advantage of when they send money home. If u could reach out to the agencies thay facilitate those maids and market there, u will probably find a market. And u will help them alot....

Good job for 47 I.C but the finishes are a bit off. I know they are not premium finishes but there's space to nail the finishes on these sub-premium finishes. On the stair case, the paint on the part where the rail meets the wall was a bit rough. You could have used painter's tape to ensure the paint has beautiful finishes. Then, the tiles on the wall between the kitchen and the dining area weren't aligned. It looked like it was done with left over tiles or that the job was done on "whatever is there, not a box more". The painting on the pillars outside where grey meets white wasn't also perfectly finished. I am not saying I wouldn't give you a job, but in the very least, I'd want some amazing finishes with whatever materials used. otherwise, I'd give an 7 / 10. Nail the finish because if this was my house, I'd get someone to touch up on a few spots.

He is either too rigid or fixated to some interests, variation or not the issue is about the build area. Like the bathroom, what variation do you need to design a bigger space for it? If anything its a saving to him. Too emotional with variations.

Actually not rigid or fixated we design and build based on plinth of your house and we charge per square meter built.The bigger the budget the more you can have a bathroom of your liking.

I was keen on this because it's in Narok. I am disappointed. Other than the kitchen (which I wish had a pantry), the bedrooms are super tiny, closets are not functionally placed. How will you open the closet door when it's next to the bed? Ama client insisted on a massionette? I don't feel like it's worth Kshs8.2m or it's because it's a massionette? Why would laundry room be detached from main house? Shouldn't it be an attachment to the main house? I've seen many bangalows on this channel including Juja Mastore one that was very well finished including cubicles in the showers and much bigger bedrooms for slightly less than Kshs8m.

I am the owner of this project and I can assure you the rooms are not as tiny as they appear on the video.47 investments delivered beyond my expectations. The contractor builds depending on your budget and preferences.There are so many factors that determine the construction price of a house, like location,terrain accessibility of materials, etc
