to be honest i got lost when he simplify the equation, no idea how he come out the last equation.

Why don't you keep simplifying squareroot of 40 down to 2x5 which will be +or-2square root of 5

the square root of 2 is irrational, so it cannot be pulled from the square root of 10, so square root 10 was the furthest it could be simplified while being exact.
