As a person who jumped headfirst into real estate because of these videos I gotta say I really appreciate the content you put out. There’s always going to be negative comments on what you should have done or what they would have done. Seeing you get hard money loans and negotiate with wholesalers is something you don’t really get insight to from anywhere else on KZbin. Keep going man. For every one of those comments focusing on what you could do better there’s a lot of people learning man. I definitely am. Not to compare but there are people who have been doing this for years and don’t have the growth that you’re seeing from this channel. Don’t stop. Nobody else has this type of content on KZbin. It’s only a matter of time before this channel is a huge source of revenue as well.

PLEASE don’t pay attention to the naysayers. instead, ask yourself why the so called ‘expert flippers’ are dedicating their precious time to watch videos from a ‘newbie’. maybe they actually ARE learning something, but it takes a confident person to admit that. you’re doing a great job. thank you.

Keep going… You’re doing great. All of the mistakes are paving the way to your great success. Even seasoned flippers still make mistakes or come across obstacles that they may have never encountered. We are always learning and growing. We learn to walk by falling over and over. Even as adults we still trip/fall but we don’t stay on the ground when we do, we just get up and continue walking again. Looking forward to watching your growth and success

I'm rooting for this house to get sold. Your success has given me the confidence to get started. This house has scared me off of small flips. I imagine buyers for that size house are having a rough time right now. Also you seem like a VERY trusting person (or non confrontational). It may be ok to be suspicious occasionally.

Hey! Make sure you trust but verify. Visit your properties daily and add cameras outside so you can see what’s going on.

Hey man, flipper in PA here. Everywhere here it's slow lately. Spoke with many agents and my agent says she is getting the same feedback. Maybe people are on vacation and adjusting with kids getting out of school. It will pick up!

Thank you for the content. I am a contractor and have been building and remodeling for about 22 years. In enjoy your content. Keep pushing it out. Good or bad. One critique I’m totally turned off on the course selling or the other selling at the end. I’m sure you’re trying to monetize as much as possible. I think when you say like “now it time for my plugs” or something. Instead of trying to just roll it in would be better, makes it seam a little disingenuous, Eh but what do I know. Thanks big guy.

Jaxon. You are learning ‼️ You need both sides. If everyone is cheering you on and not giving you the truth. I can lead to catastrophic mistakes. Rather you want to admit it or not. You made the decision I mentioned a few videos ago to stick with the higher flips that you were successful with. I also told you your house would eventually sell. I won't mention the status of the property. I will leave that up to you. I told to trust but verify. Now you are committing to check the properties yourself. Us black hatters are making you grow. You can thank me later. P.S. I don't think you're an idiot. I think you are learning and are ambitious, but part of learning is listening to the good the bad, and the ugly.

I am grateful for the people who made me aware and provided possible solutions. As I mentioned in the last video everything will sell. You are getting better and better. I was trying to speed up the education for you, but as long as you get there that is all that matters. I am invested in your success now and I am elated that everything is looking up.

Whats the interest rate on a hard money loan? Google says 10-18%, which is something that you should think long and hard about advocating other people to do

12% + 2 points is very reasonable. Business people know how to calculate their numbers. This is not for a residential long term personal loan. Hard money loans are business to business loans, not direct to consumer.
