Hello Aleksi, I just loved you videos. A lot of useful information, I have been living in Finland last 15 years and alot of information is quiet new to me. Specially ASP tili. I am currently in a phase of searching my first home to buy and i never knew ASP tili, which is very important point for new buyers. Thanks alot for your effort. BTW ihave watched around 10- 15 videos in a single day :) and now i am tired and sleepy :D

You just need to find someone who is selling an island. If you are outside of Finland, you need to ask a permission from the Ministry of Defence. Otherwise, it's the same as buying a house.

@@AleksiHimself thank you for the reply. I did some research and there are some islands for sale in Finland. However (since there are so many of them in your country) is there a website that is focused on islands that are for sale? And since I am from EU (European Union) what rules apply for me (I've read that permission of MD is needed for those that are outside EU)? Greetings from Slovenia.

@@ortros1 I think there isn't. You need to use the regular sites. Since you are an EU citizen, you do not need a permit.

This is similar to a lease-to-own contract for an automobile. It is usually an option for people with a low or bad credit score who cannot qualify for a regular loan.

I didn't understand the advantage of this way over normal renting, except that you could not be kicked out of the apartment... Can somebody please explain or tell me which part to listen to again?

The residence charge is lower than the market rent. You get the original ASO payment back with an adjustment if you decide to move out. You can make renovations if you want.

@@AleksiHimself Plus, when you give up your dwelling, the refund of your ASO payment is adjusted by the construction cost index. Meaning, usually you can expect some profit. I moved in to my ASO studio apartment in 2019, the payment was 17K. Right now the value of refund would be around EUR 3000 higher, thanks to the high inflation we've seen. The refund is tax free.

There is a another type I saw recently in hervantajärvi in Tampere. They’re allowing you to pay the 15% deposit, pay the monthly fee and then after 5 years buy out the flat (with mortgage or cash) at the market rate that you moved in or get the deposit refunded at the new market rate. Not sure how the taxes work on that one but it sounds like a nice way to get into home ownership.

Yes, that is called part-ownership (osaomistusasunto). That's another option.

@@simirma3 depending on the size of the flat, it’s about €450 for a studio up to about €950 for a penthouse 4 room with a 15% deposit. Not too bad really.

Morro, Morro! A small, thermally insulated house, with the strict necessities, easy to maintain (here I mean keeping it clean and with low consumption), is my dream house ☺️ In time, maybe I would invest the money earned in photovoltaic panels. Ah, but what do we do with Finland's climate or the very short days of winter? Would it be worth investing in photovoltaic panels in Finland or would it be more advantageous to buy a house with a sauna? I don't like luxury at all, so I couldn't live in a big house with a pool, jacuzzi, even if it was offered to me, even if I was a businessman. I would go crazy when I saw the energy bills 😱 (heart attack) 🤯🫀💔😵 No matter how much money I have, I act like I don't have that money. Many would say that I am a very greedy and stingy person. It would be common sense for them to speak for themselves and on their money. I like to invest in long-term projects. We live in uncertain times and it's much wiser to allow yourself to reserve for "gloomy" days such as wars, pandemics, other calamities, or I can allocate, for example, from my deposit, money to travel, study, retrain, or buy tickets to a rock concert, and more. In conclusion : small HOUSE = GREEN LIFE. Swedish "LAGOM" & Danish "HYGGE" 😀 😉👍 What would be the Finnish equivalent for these two? Have a nice (satur)day !

I am thinking about Lohja/Vihti, even Rovaniemi Uusima should continue to grow and RVN shows increasing tourist flow and military infrastructure It seems that in the nearest future it will be a privilege to be an owner. Common welfare state is dying

Not sure what you mean. The significant benefits are that you don't need to worry about renovations and get back the ASO payment adjusted with the construction index.

@@AleksiHimself i mean: you buy aso share with (lets say) 40k. What does that give you when you still have to pay rent, tho bit lower but rent payment is still there… isnt it? Correct me if im wrong but I just cant see any benefits… feels like scam of a life time cos you DONT OWN that appartment, that 40k payment gives you ”illusion” of ownership.
