Great points from Jonathan. One thing he brings up is about appraisers doing more public speaking. I don't think this is emphasized enough in training and in appraisal circles, and the value that it brings to ones business and the profession as a whole. Appraisers are often introverts, so it's not surprising that we can shy away from this. However, the public believe what the public are told via media channels. When did you last see an appraiser being interviewed or quoted in media channels? The appraisal industry as whole needs to look at its PR performance. For context I am an appraiser in Canada. I've also worked in New Zealand and the UK. The issues are the same everywhere . Solution....learn how to speak confidently in public about what you do and the importance behind it. Teach your trainees how to do this. Install great communicators in the upper levels of the profession.

John mentions it's from the top down. He is right. The California regulators moved our two year AG renewal fees from roughly $245 to now $1030 under Newsome while they collect a six figure salary and CalPERS retirement. CA Licensed Appraisers don't get six figure salaries and CalPERS but want us to cover overhead and hire trainees after covering regulators lifestyles. . Right?

I'm another trainee looking for a mentor. The roadblocks mentioned are the same I've run into. Checked with all the AMC's and called well over 100 ARs. So many of the appraisers who did pick up the phone were very nice and understanding but just unable or unwilling. I also spoke to many who were nearing retirement. There is a need for new appraisers but the two years of training and the lack of incentive for a mentor to take on a trainee makes it very difficult to get into the profession. It's unfortunate because I thinks it's a great profession.

Agree, I literally walked into one after searching for 2 years. Fresh face and tech is REALLY needed in this profession. And as a trainee you may need to either move back home because ain't no way you can work and be a trainee. Very hard to achieve but it's doable..so I keep hearing.

Very much so, looking into the appraisal field. More-so in Manhattan area. ( so, Mr. Miller I will be reaching out with regards your indentured servant job opportunities- HAHAHA ) Doing research currently. I’ve been interested in this field for over 10 years.

My father who was a certified residential for 40+ years saw the government get more and more, and more; AND MORE involved... he started quoting Reagan over and over. The 9 scariest words in government, I'm from the government and I'm here to help. It makes sense for AMCs to exist, so that lenders cannot apply direct pressure to an appraiser to hit a number but also, the UW's who know nothing about the market an appraiser is working jams up the works constantly... eh, it is what it is and when was the very last time government admitted they should back off or they might be the problem?

I’m a new trainee in the Columbus Ohio area and unable to find a mentor. Even willing to work for free doesn’t seem to entice a appraiser to take me on. 15 Trainees I’ve met in the past two years of school quit and they are ready to give up because there just aren’t enough mentors if at all any.

For one, the pass rate for Licensed Residential is 60%. No wonder there is an appraiser shortage.

Both but find a mentor first before you spend cash on online courses.
