@JerryPinkas3 жыл бұрын
Thanks for watching and commenting. This may not be what you want to hear, but it's the truth. Finding a quality rental long or short term is getting very hard to find. Everyone is thinking the same when they move. "I'll just rent a little while till ZI find my place to buy" The problem with rentals is your competition....everyone else is doing the same at the same time. Supply and demand. Add to that the number of people who are renting until their new home is being built. That's just one reason. Just being honest. Best word of advise is to find your home first. Don't want you to get stuck in the trap we see many in. Just trying to help you avoid the pitfalls that are costly. Give us a call and we can fill you in 843-839-9870

What’s the cost of insurance for flood and hurricanes? Can one damage your home and leave you stranded with a damaged house? How much do insurance companies dish out for damage? How does this correlate to living expenses? I’m afraid to buy for these reasons.

SC def one of the most affordable states in the Eastern US. I firmly believe the affordability of the Myrtle Beach area is attributable to the immense volume of properties available due to the very high number of multi-unit, high-rise buildings. With more buildings comes more competition, and thus, lower prices. Places like Isle of Palms have very little units comparatively, and thus, can demand much more per unit.
@JerryPinkas3 жыл бұрын
Very True. The Myrtle Beach area is the relative bargain compared to another beach town on the east coast. The tourists also help to lower the locals property taxes with the resort fees. Its an added benefit for many here and enjoy all the infrastructure. Thanks for watching and commenting.

We enjoy MB in the off season and will retire to Wilmington/MB area. Could you do a video comparing those two areas as I’m sure many Carolinians are wondering which side of the line to live on. One thing you didn’t mention about the restaurants, we found there is a high “restaraunt tax” charged when you eat out.
@JerryPinkas3 жыл бұрын
Thanks for watching and commenting! There are huge benefits to retiring in South Carolina over NC. IN SC Social security is not taxed, pension income is very favorbly taxes, the cost of living is a little lower too. You right if you eat out the meal tax is higher. Funny you mention that because I have a video coming out that covers exactly those points! Stay tuned. See you in a future episode. :)

Lived in Conway for 9 years and worked in MB. Don't count on public transportation, it is sorely inadequate. Traffic is god awful, even during the off season. Gas taxes have gone up. Property taxes are low, housing prices are really high (at least that's my opinion). There are only 2 main roads in and out. HOA's have an iron grip. Learned all of that in the first 6 months.

How come none of you real estate agents discuss the cost of flood insurance? And what areas to avoid for flooding?
@JerryPinkas2 жыл бұрын
Great question. Every single property will be different and you must know the specifics on that single property. As an example we showed homes to a buyer in one neighborhood that had 3 different areas, that ranged from no flood zone, 100 year flood zone, and definably in a flood zone...all in the same neighborhood!. Hope that makes sense. When we show you properties its one of the first things we talk about is what you are specifically looking for so you avoid the pitfalls that are costly. The others all went straight up the Atlantic Ocean and dissipated and or hit NY and Jersey, so much for all the hurricanes you listed, for the 16 years we've lived here we've enjoyed beautiful weather.

Hey Jerry, can you still purchase a tiny beachfront bungalow in Myrtle Beach for under $450,000? I’m thinking about moving here in summer & want you to be my personal agent showing me properties within 1 mile from the beach. I’m also thinking about the Grand Dunes which looks very nice as well. Hope you are doing great & I can’t wait to meet you in a few months out. I’ll be all cash with a very quick close, but will want a deal (that will be a steal down the road, since I’m only 35 years old now) , or something that I can add value to. Greetings from San Elijo Hills!
