My wife and I's monthly payment was $2415 month. We would pay an extra $500 a month towards the principal. We currently just refinanced to get a lower interest rate and to get off of PMI. Our new monthly payment is $2918 a month. We plan on still paying $3700 a month but are now going to do bi-monthly payments.
@marcellasilva40155 ай бұрын
Instead of extra payments, I suspect you would be better off putting the $782 per month into shares of Apple and Amazon. The video more or less describes how you can get out of being a debt slave When you have cash you have options. Smart people hold on to cash. They don't instantly shove it toward debt. Once it is used to pay on the debt, it is no longer accessible.
@ralfbrown-kl1gp5 ай бұрын
I think there should be a balance between the amount of debt you incur and the amount of cash you can invest. I would rather have a $1000 house payment and $1000 going into stocks than a $2000 house payment and no stocks. If you have cash and you’re confused I will suggest you contact a finance advisor

I started with a 30 year mortgage refinanced to a 15 and then a 10 year at 2.4%. At that rate which was very low was tempting to just keep the loan. I paid it off a couple of years before the 10 year mark. The math was in favor of keeping it but the mental aspect of not having any debt was the better option. Of course I never truly own the house with property taxes but at least I know I’m debt free.
@logdon176 ай бұрын
That's what I tell people, you should pay it off since the low interest rate makes it possible to pay it down quickly. If the interest rate was 15% you would have little chance to make any headway.

Another thing I would advise anyone else... Buy a car and keep that car for as long as possible. Car payments are the biggest destryer of wealth out there. Big payements on a declining assett. We bought a Toyota Tundra in 2003 and it is still what she drives today. That truck alowed us to pay off the house early and that aalows us to stack money now. I paid mine off last year (on my 39th birthday, lol). I definitely felt the freedom it gave. It allowed me to restructure my budget to both save significantly more, but also allowing myself more leeway in my spending so things no longer felt as tight. This year I finally got myself a car (should note that where I live a car is less of a necessity and more of a luxury) which gave me more freedom of time. And the best part about waiting to get a car until now is knowing that I don't have to worry about surprise bills because I have more than enough money freed up in my budget to cover it and then some. I don't have to worry as much about all the prices going up, because I'm equipped to handling it. A lot of people are living with so much more stress these days because of of just how much tighter their finances have gotten with everything going up as much as it has.

Paying off your mortgage can actually make you more money in the long run because it increases your risk tolerance during investment decisions. Want to start that new business venture? Go for it. Also paying cash for a home(if you can afford it) helps tame horrible decisions like overbidding on a home. People spend around 25 percent more on credit rather than cash. I’ve got two paid-off homes and can attest to the fact that the psychological benefits of having a paid-off home outweighs the higher post-tax return I’d make in the stock market. Remember that (generally speaking) the house is appreciating in value, narrowing the gap even further. Freeing up thousands of dollars in cash per month is huge. That cash can be plowed into other investments and/or spontaneous vacations. And if I lose my job there is ZERO chance the bank can take my house, no matter how long I’m unemployed. All I need is to pay utilities and buy food.

Well, unfortunately the responsibility still remains due to growing property tax, growing insurance, and growing HOA dues. Even in places that are relatively distanced from a major city, I am seeing the monthly PP tax to be at least $700 per month, insurance at $250 per month, and HOA of about $150 per month. All combined, this is $1100 per month that you are responsible for the rest of your life and this increases every one to two years, and this is not even including maintenance/repairs. The little SS income is basically gonna cover the entire housing costs regardless of whether your house is fully paid for or not, all thanks to ridiculously high housing prices in this country and high interest. Great job America. There is no glory to paying off your houses.

What you say makes sense. I chose a different route for these reasons: 1) my mortgage payment is only $1,200/mo, and 2) there are sectors of the stock market that will likely provide a 100+% return over the next few years. The key is to be in retail stocks (e.g., Best Buy, Canadian Tire, Black&Decker, etc) that pay good dividends AND are still beaten down due to high interest rates. The dividends cover half of my mortgage payment each month, and the return I'll get on these stocks, once they recover, will far exceed what I owe on my mortgage ;)

This is such a misleading video. He says imagine having a mortgage and imagine that mortgage payment being gone once it's paid off. Ummm...did he totally forget about taxes and insurance which are monthly?! In a medium-sized mortgage of around $500K-$600K that runs around $700 a month. Yes, you're better off paying it off, but you are still going to have a substantial payment. He quotes the median mortgage is $1800. Well, even paying it off still leaves $700 a month. The monthly payment doesn't go away like you're saying.

A close second is to never refinance into a higher payment. We r paying less than half what our neighbors are renting the same plan for.

When would you refinance into higher payment? Like a heloc or 30 to 15 year? Sorry, not familiar with this.

Now you can get a HELOC to be able to take advantage of virtually any investment opportunity that may present itself.

When I moved from CA to TX in 2005, I simply used the equity in my LA house to buy the TX house cash. Never even had a mortgage on this one. Easy choice as mortgage interest is always more than savings account interest.
