The original plan for Eko Atlantic City was not to build properties but to sell the land to investors who could build on it. Many investors have bought land there and are currently holding onto it as a store of value, with the option to sell or do joint ventures in the future.
Despite not being fully developed yet, it is not a failed city, but rather a city with a lot of potential for growth in the next few years.

We need to stop tribalizing everything good. Eko Atlantic vision might have come from Tinubu but this is PPP project and obviously by default Tinubu might get his allocations within the city, which Visionaire won't ask for what it is in for him or her. Without the Eko Atlantic City reclamation there won't be Lagos Island in the next 20years, the Ocean was eaten up the land already and it cost $ Billion to reclaim and it means the land would be expensive. Please open your mind and see the future and be proud

The beauty and strength of Eko Atlantic City is that it is not being rushed. Eko Atlantic is organic and it should be allowed to grow and flourish naturally. The easiest way to kill a project of this magnitude is to rush it or 'force' it. The naysayers should leave the project alone.

Why most private developers are making slow progress in Eko Atlantic: We do not believe it is an abandoned project, it is tough and challenging for Private Developers to start projects in Eko Atlantic City. Most of us, we did not know or foresee how challenging it would be, we thought it would be definitely the usual that we are used to in V.I., Ikoyi, and Lekki Phase 1. In Eko Atlantic you have to go through so many checks with your building approvals and have to spend a lot working with approved internal QA & QC consultants to peer-review your drawings one after the other, which can take over 6 months or more. Then comes the challenge of finding off-takers to buy your Condos considering the way most Nigerians both local and diaspora still feel about Eko Atlantic, worrying about when the whole place would be livable. So as a developer, if after you spend your equity to acquire The land, design, and plan at the end of the day, the off-takers are not forthcoming and you need some good funding to kick off the project ground with a competent Contractor, then you might be stuck. In Nigeria, you do not want to take a loan from a commercial bank, it is a KILLER with a double high interest rate. So a lot of factors and more. But eventually, those projects will kick off, might be slow and longer, but they will be built. Hope this helps a bit.

We have enough wealthy people - dollar millionaires and billionaires - that can team up to build Eko Atlantic City to a great extent. The problem could lie in the strangulating policies of the LASG and partnering authorities. If they actually want investors to come into this territory, they should review and relax some of those unworkable tough policies to accelerate development in this beautiful, futuristic Eko Atlantic City.

Isaac, that is a very nice proposal brother. It is never too late, it can still happen. However, to get Formula 1 to come your track or country it costs billions of Dollars, which sometimes is funded by the government of that Country, like Qatar and Saudi do. However, other less expensive proposals can bring life and attraction to the place. Please also note that reclaiming Eko Atlantic Ocean was privately funded so the developers would want to pay the loans back within a record time. The place is currently 85% sold out And just like when you are buying land in Ibeju within an estate there, most buy to keep and resale later or start buying when you are ready. Even bought the land for GENERATIONAL WEALTH. Thank you

So I asked Chatgpt :Is it true that the US usually build their consulates near a water body. Chatgpt: It's not a strict rule, but many U.S. consulates are indeed located near water bodies for various reasons such as historical significance, accessibility, and security considerations. Well then if that is anything to go by, you kinda got that fact right. And indeed that is a unique selling point! Anyways, thanks for the updates, indeed many questions have been arising, I mean is it 15 years after, what way will someone not think. I think you overdid the "it's beautiful, beautiful" bit because again beauty is in the eyes of the beholder, for instance for me beautiful is seeing all the buildings built as was in the original promo video of many years ago. I get it : Periwinkle Condos, this video is a way to promote what you have, cheers for that! OK I get that this is for the 1% we can be glad that the bottom 20%will also be employed there!

Sir, This is not the real figure of the current prices of land in Eko Atlantic City. Prices range from $2,500 - $4,500 per sqm depending on the location of the land. Waterfront Land is more expensive and the land close to the U.S. Consulate Office is priced higher too. The normal central land is cheaper including the land close to Amudu Bello Road. Hope this helps.

Thank you for the information. Banana Island Currently goes for btw $1,000 - $1,500 sqm so if Eko Arlantic is from $2,500 per sqm makes a better sense considering the superior infrastructures in place

This place could have been better used for formula One race. That would have been more beneficial to the the country and the people than this white elephant project. Can you imagine the benefits that would accrue to the country and people from having a world class formula One race track on this facility? There’s no greater tourism hack than that. Unfortunately, we have political leaders who are not visionary for the most part.

You are missing the point. Funny enough, the city is not at its 50% capacity in terms of maintenance and major infrastructures. You have to be careful with certain infrastructures you want to have in place for now when the city has our .0025% occupancy rate at the moment. Otherwise, you are going to have tears and abandoned and outdated infrastructures by the time the city is at 75% occupancy rate and have to spend billions to replace them with new ones. The developers are smart guys.

Of any section of the road gets damaged all they need to do is remove the concrete slab in that section and replace it. And yes it's a concrete road. When the city is 75% occupied, you will definitely see more from facility management and the sustainability would fully come to place. Right now, only .0025% of the people are paying service charges and need more to maintain a city like this. In term of time, they are maintaining to their best ability for now.

You are missing the point. Funny enough, the city is not at its 50% capacity in terms of maintenance and major infrastructures. You have to be careful with certain infrastructures you want to have in place for now when the city has only a .0025% occupancy rate at the moment. Otherwise, you are going to have tears and abandoned and outdated infrastructures by the time the city is at 75% occupancy rate and have to spend billions to replace them with new ones. The developers are smart guys.

It is still a wasteland after close to 15 years. It is BAT and his fellow tribal bigots in Lagos that are going to delay the realisation of this dream city because of their tribal bigotry. No non-Yoruba will build a house in that Eko Atlantic City having witnessed the level of bigotry against fellow Nigerians who are not Yoruba in the last election. Other tribes who are not Igbo have learned a useful lesson and now they know that Lagos is no longer accommondating and so they will join the Igbo to boycott Lagos in the area of building houses in Eko Atlantic City. Instead of finishing the building within fifteen years, it will take more than sixty years to build it as a result of tribal bigotry .Only Yoruba people and few stubborn non-Yoruba will build houses there.This is the plain truth.

At first I was interested in your comment but when you said "tribal bigots" you start to irritate me. Hearing someone point fingers and calling someone a tribalist sounds like what an Igbo man would say. Something you also do in your tribe yet you have the audacity to call someone else a tribalist. You will keep failing if you think blaming Yorubas for your loss of the last election is the next thing to do. Obi won election in several Yoruba States including Lagos but he lost in some Eastern states yet you blame the Yorubas for your failure instead of you to look into your own midst for those who failed you. You probably don't know it but your tribe is torn between those who want an Igbo man to rule and declare the Biafra nation and those who don't want the Biafran nation because it will jeopardize their investment in Nigeria as a country. I'm not a Tinubu fan but I look at his cabinet and I see Igbos there and yet you call him a tribalist when you and you're people are the ones dividing the nation. When you see news about a Nigerian doing something great and you see that he is from your tribe, you start hailing Biafra nation and calling him son of the soil Igbo nation to the world. You detach yourself from Nigeria when your people succeed yet you struggle to gain power in the same country you detached yourself from and then blame other tribes for not supporting you, after you've ostracized yourself from them all along. You then seek their support during elections. Very silly set of people. If there are tribalist in NIGERIA they are Igbos. When Lagos lunched the electric trains Igbos in the east were calling it tokunbo trains out of spite but they also started making plans to make theirs. Who is the tribalist? You fail and then you blame others yet you think your story will change. You people were crying on social media that your houses were demolished in Lagos and started playing victims, very childish thing to do. You said they demolished your houses because you're not Yoruba. Do you know how many properties of Yoruba people have been demolished in Lagos? I'm a victim of such and I didn't come out to cry because I understand that they're making developmental plans. Do you know how many properties of Yoruba people have been demolished because of the Lagos - Calabar coastal highway? You all just make ridicule of yourselves that's why the government keeps ignoring you. You should be ashamed. If you want to know why Obi lost the last election go and ask your people in the east and stop pointing fingers.

Honestly sir, am happy with ur respond to that so-called Igbos bigots. There own is too much... Like everything should just be theirs. I can't imagine people that are so much full of hatred for fellow citizen because something appear not to favor them, then wen it favors them, dey start singing "Hossana". Today, coastal road that will cut across 9 states, which the ministry handling magnitude of such project, being an Igbo man, dey are still accusing BAT and Lag govt of trying to frustrate their igbo brother business. Whereas, in the region that u can hardly here where other tribe allow to invest in their region, is the same east, but other part of the country allow them to settle and do their biz(this account for their present in Lagos, kano, Ibadan, PH, etc.) Come to think of it, the periwinkle condole that is about to kick start their projects there, the CEO is an Igbo, yet his country's man is still not satisfy. U people needs to let go of this evil mind for other tribe

How many tribes do we have in Nigeria? So, is it only the Igbo people that witnessed the bigotry? The answer is no. Why are you so concerned about Igbo people when I am not an Igbo man? There are many detribalised Yoruba people who are nice but the wickedness of BAT and his supporters are going to cost peace loving Yoruba people a lot of things. Do you know that today in Nigeria, when you are talking about tribal bigotry, most Nigerians mention Yoruba people as number 1. Is it all Yoruba people that are tribalistic? The answer is no. There are many great Yoruba people who are detribalised but the actions of a few tribal bigots led by BAT has dented the image of Yoruba people in general. You should be more concerned about how to redeem the image of Yoruba tribe because BAT is dragging it in the mud but unfortunately you guys hale him and call him Jagaban.
