@@SamTorontoRealEstate this would actually be a good layout if it’s tweaked a bit. Very similar looking unit is in 21 nelson in their “junior 1 bedroom” units. Those are away from the door which is nice.

@@atorbubble i disagree. The 'bit' part is changing the biggest fault of the unit, which is the walk through bedroom. Even those layouts where the bedroom is in the middle of the floorplan with sliding doors are bad, but not as bad as this.

@@SamTorontoRealEstate what would you say has a better layout for 424 sqft? The way I see it is the 21 nelson unit is sorta a walk through. But you can still has a slider to close off the bedroom area if you wanna hide it and still utilize the hallway section to get around when it’s not close off.

If it is the only washroom yes i agree, but the guest washroom at front is actually very good.

There was this 450 square foot studio here in Vancouver that got reno'd to a 1 bed plus den. all they did was add a glass slide door, then stuck a desk in the only storage closet, tried to resell 2 month later for 170k more than what they paid. It did not sell lol. The audacity of people... The layout was better as a studio than the 1 bedroom version. They even stuck a kid's single bed in the pictures to make the "bedroom" look bigger.

I don't have a particular question. The one I left was intentionally general, so as to leave the door open to any of your varied video analyses. Is the building well managed? Are the other units well laid out? Is it sought after? Does it rent Well? Does it sell Well? Were the designers and/or builders successful in reaching their goals? Wow! Those really are bad layouts! And they ain't cheap! Downtown condos are expensive even in worse cities than Toronto, but for half a million bucks, your condo door should not be in your bedroom. These should be marketed as studios, then.

Not only are these technically a studio being marketed as a 1-bedroom, they are laid out like a bowling alley and the concrete/vent pipe décor gives it a bunker/basement vibe.

You know what's even worse? The units in circular/elliptical buildings (concentrated in Mississauga & Scarborough) where units are so weirdly shaped that it's is absolutely nightmarish to live in or fit any furniture. The layout you showed only applies to 1 bdr condos, but the layout I mentioned even applies to 3 bdr condos that sell for +$1 mil.

In reality it is a STUDIO, no matter what they call it - junior one bedroom, loft style one bedroom, etc, etc. If it does not have a closet a door and an exterior window it is not a true one bedroom. Same as people refer to a one bedroom and den as a JUNIOR 2 Bedroom, same rules apply - must have doors, closets and exterior windows.

in most underdeveloped countries in the world, this type of place is used as a pigsty. If Canadian builders are building these places, it means we Canadians have miserably failed to understand that we must stop buying them, otherwise we may deserve to be sold such places.

I don't find the layouts themselves as atrocious as the exposed vents. I'm amazed developers are getting away with calling these one bed. :/ But the government hasn't actually bothered to properly regulate this for at least a decade.

The layouts + bulkheads of condos built over the last several years are quite horrible and seem to get worst, not even considering the affordability. But I worry about the resale value and ability of resale of older condos. What is the threshold age of a condo building you recommend to sell a unit within by/ not to consider buying assuming it is an average quality building? Thank you.

I don’t know what the f. uck does it take builders to give us a wider window space , it’s all about how much money they can pocket giving us bowling alley suites. Can you imagine having a bedroom which has no daylight coming thru and having the hear somebodies footsteps above right the bed and having a closet space where somebody’s where the adjacent neighbours stairs are located This travesty has to stop

Exactly. Even worse, because at least with studios the bedroom area is not right by the door. There is normally a hallway or corridor, and if not, the bed areas at least on the side of the windows.
