First video I've caught. Love watching what others are doing, and thanks for being brave enough to share. I was right at where you are, when I sold my house and downsized to a smaller place. Paid cash for the new place and added a substantial sum to my investment portfolio and then funneled what I was paying on the mortgage into my investments. Super charging my savings, enabled me to retire early at 55 last December. It looks like you are in great shape, especially if you plan on eventually leaving the DC area, which is kind of pricy. Keep up the good work and the great videos.

I purchased 3 other distressed properties that are currently being renovated. I'll sell all three of those by January 2025. Also, one of my rental property's value increased by $80k. I have a fair amount of debt as well, so that's also being taken into consideration.

Good video, thanks for sharing the breakdown. My wife and I are at a similar level, $2.1MM. We spend about $150K a year, so using a safe withdrawal rate of 3.5%, we need $4.2MM to reach FIRE. We save about $200K a year.

I don’t know that I’d count equity in my primary residence. While it feels warm and fuzzy to look at I picture the home I live in as a liability even if I own it outright. It’s not money working for me and has costs no matter what.

That's one way of looking at it. The other way is whether you own it or not, you have to pay for a roof over your head. As for me, my house pays for itself (I house hack) and it is definitely factored into my retirement plan....I make more money with this house than I did with my rental property.

Keeping track of your net worth is very important. It's our scorecard. We should always be buying assets that go up in value, not down. Also buy assets that make you money, like a business. Reducing debt also increases our net worth. Increase assets and reduce liabilities. Start or buy a business and write off business expenses. Zillow is not accurate, but it is a way to measure.

Step 1 increase your income Step 2 control your spending Step3 buy assets ( stocks , bonds, real estate, mutual funds, businesses) systematically throughout your life. Step 4 inflation will raise the value of all your assets......that will make you rich. Step 5 ALWAYS SPEND HALF OF THE MONEY YOUR MONEY MAKES ...NEVER THE PRINCIPLE.

That looks really good. Bear in mind the economy is still in a fragile place. The stock market, ever the carnival fun house mirror of the economy, will go up after the election (no matter who wins). But will likely crash terribly not long after. I don't say that to be a downer. Just be prepared to see it and not panic. It probably won't recover as fast as after the covid crash but it will recover. I lost half my investments in 2008 but got it all back plus some by 2015.

one more thing, the house you are living in isn't to be considered "working capital" as it provides you with living services and not an income. I would rather consider counting only assets that give you income and appreciate over time, thus only investments are to be counted. as you cannot sell parts of your house later in life as a monthly income, while you can sell some stocks from your portfolio when you are on pension and create a steady monthly income out of it. the only "income" a house provide you is equal to the savings it spare you for not renting a house. that is all. it is much smarter to put the month in the stock market for an average return of 10% a year, and paying rent for a house which is more like 2 - 2.5 percent a year. let your money work optimally, it is not working optimally being attached to your walls.

@@FunandBudget try to understand, I am here to give knowledge you choose how to treat it. your house where you live, is appreciating and rent saving, deduct maintenance and all expenses and taxes, you maybe do 4% a year net after all is considered. that are 2.5% rent savings, 3% appreciation of the house, total 5.5%, now deduct taxes maintenance and the like you are left with 4% - thats it. small money. on the other hand if you invest that money in SP500 it will return 10%. see ? 10% compared to 4%. so the best practice is like that: sell the house, invest all of it in SP500, get your 10% return rate, then spend around 2 to 2.5% per year on renting the same house. all the taxes and maintenance will fall on the property owner which is not you. the delta of 7.5% is yours clean . 10% return minus 2.5% for rent. its very simple and clear math. which is my profession by the way. me like you age 49, but with a higher net worth. in fact. I do not own my home, I do it as explained. be advise that the capital with 10% return rate double its value every 7 years (calculate it to see your self.) if your continue to save as well in parallel, the doubling happens quicker , for me its about every 4-5 years. I merely try to teach you how to optimize. I can also show you (if needed), how not to pay taxes on your capital gains, once you retire. there is a technic how to do it. so all the 10% return is yours with out the government touching any of it.

It’s easy to get out of debt with good salaries . Minimum wages do not get pple out of debt or savings . It’s really simple to save and invest once you have a good salary it’s not rocket science

It's actually not easy...from my experience, the more money some people make, they will finance an even more expensive lifestyle. I work with a lot of high income earners who have the high amounts of debt to go with it.
