Trump used to do the oposite, he would hire criminals to start hanging around good properties and trouble would follow suit, then he would buy those properties for a massive discount and basically take the guys he put in out of there.

I'm an investor starting out. It's hard work. I'm up to 6 rentals. I do all the work myself. He's right, my weekends and holidays are spent working on houses but I enjoy it. As I do the work all I think about is the time I'll be able to sit back and relax collecting rent. Being where I'm at right now it's hard to imagine being as big as Ben. But not too long ago I had zero rentals. I just gotta get up everyday and keep working hard. I think the difference is i haven't really had someone I could lean on to help, mentor or teach me. I'll self taught but I'm out here doing it!

I think trial and error really helped ben become the person he is today. Around 11:20 he was talking about renting to seniors. He said "most seniors don't use very many things, they dont break very many things" etc. I think ben learned this because he rented out a house to a 30 year old person, and rented it out to a 70 year old person, and he saw the difference in cost between the two renters who were different ages. That's atleast how someone figured it out originally. That kind of little trial and error knowledge (some would say common sense) I think goes a long way with the overall buying process of this big real estate guys. They've done just about every deal in the book, and the ones he stays away from are the ones where he got burned. People want him to tell them how to get successful in real estate, but the answer is actually much simpler than you think, trial and error, learning from your mistakes, and then making smart moves based on your bad experiences in the past. You have to buy and sell a lot of properties to get that knowledge. And sure you don't have to make mistakes, but I think the very best made mistakes that helped them make better moves in the future. Experience can not be bought.

Amazing interview! Graham did a great job letting his guess speak without interruption and great question selection! Quick question: how are you legally able to use an FHA loan to buy and ultimately rent out a home, I always heard with those kind of loans they have to be owner occupied for at least 2 years
