Crazy to think I started investing in short term rentals after binge watching your guys videos about 1.5 years ago. Late last year - we got our first 42 night stay - 2 teachers. We just hosted a Brazilian family for 32 nights that checked out last week. Yesterday I received my first 161 night stay!! Over 5 months straight booked out by a travelling nurse from mid March - Sept 1st. My short term rental basement suite has quickly turned into a mid-term rental and I absolutely LOVE IT! Not as many turnovers is an absolute game-changer! Thanks for all of your content you guys! Keep it up.

Texas Supreme Court has long held an owner may operate a short term rental in Texas. Any city that tried banning them were held void and unconstitutional. State law trumps local law including HOA rules. Fair Housing Act both federal and state is a factor to consider.
