Pop-up markets! So one weekend a month have a theme. Craft fair, farmers, vintage, clothing, etc. Like 6 different categories and pre-schedule. So do a vintage market in the 1st & 7th month. Craft, 2 & 8. Farmers, 3 & 9. Etc. That way you have 6 months to find vendors and advertise a schedule.

Even though the Ebay seller is looking to get a profit, if the Buyer sends you a special request, just accept their offer. This is a weird comment but have you ever considered asking the people that live in the house next-door if they would like to earn money mowing the lawn because it’s next to their property and they might be highly motivated to keep it nice and at a decent price for you. That way somebody’s eyeballs are on it all the time and you never have to worry about it. And they’re motivated because it’s next to their property and I’m sure they would like it to look nice.
