Very good info. Where I live in the Cayman Islands, land is a free for all i.e. no restrictions on foreign ownership. It has ultimately resulted in a lot of locals (especially young people just starting their careers) being priced out of the market. If you're a local in Cayman who owns land there, the advice is to hold on to it unless you absolutely need the liquidity. Or of course develop it if you have the means. For context, Zanzibar is about 9 times larger than the Cayman Islands. Great video, I learned something from it.

The exact opposite is the case for foreigners that are investors. Buying land on the mainland first allows you to buy on Zanzibar without the local partnership clause.

Thanks for the informative video, Property is complex and an evolving beast in Africa, due to lack of proper regulatory framework especially within Lands Registry in Nairobi or Mombasa for example even though you might own property outright it is easily lost by corruption at the the registries, I think the ZNZ model is probably better at least the locals are upfront and honest about what rights a foreigner can get !

Ok,, I went to Zanzibar and bought a Hotel. Come to find out, the attorney and the person I did the deal with scammed me out of my money. 5 local lawyers later, several air trips back to court dates and a joke for a judicial proceeding, I lost my money but gained an experience. We come back to Africa with a romantic illusion. Locals see outsiders as lunch. Government taxes are ridiculous and corruption is the norm. Moreover, foreigners and only lease land. Try going to court there with a local lawyer against a lawyer. Its a joke.

You must find an honest African person who was born in your desire country in Africa. Majority of African people in Africa are notorious heartless when money matters are arise. Chinese, Americans, Arabs etc are buying big land and houses in Australia without being Australian citizen. Firstly, Tanzania is NOT Africa, but in Africa. Tanzania is quite unique in the fact that over 90% of it's population are Bantu and also speak mostly one African language in kiSwahili. Unlike other African countries with diverse tribes quarreling. So, they're more close nit and protect their cultural value more than other African countries. I love that about them. Economically, it's paying dividend because it is one of the better performing economies in Africa.

Well, how is it that Max Maxwell is able to sell homes in Zanzibar? He stated that 80% of the buyers are Americans.
