Austin suburbs have been the place to get better prices than Austin. Now is the time to consider buying a home in one of these zip codes? Why? Year Over Year we have seen a drop up to 30% in some of these zip codes. When Investors find out? And rates drop back into the 5's... These prices will just increase. Manor has a big problem in the school district. The new Interim Superintendent is a breath of fresh air, but there is so much corruption to clean up. Avoid if you have school age children imo.

Cool, new information. Cedar Park is interesting, I only watch a small part of it. In that small area, everything under $220/sqft may sell sooner or later. Many home owners try to start with $250, but end up at about $220 some months later. Huge homes ( >4000sqft) need even a lower price per sqft. If we assume 15K property tax, and probably other costs, starting high is not always the best strategy. As a side note, Lennar dropped their prices recently by up to 25% and offer sometimes nice low mortgage rates.

@@JeremyAKnight I fully agree, I would never buy a Lennar home... but if Lennar lowers the price, others in that segment will follow soon. Highland or Milestone are probably smarter choices in terms of quality, but these home cost a bit more.

I wish I bought 2023. Paid higher premium for a house to be closer with a family due old age. And now, the prices dropped crazy and retirement life is killing us.

From listening to all the macroeconomists, I suspect there's lots more correction to be had in Austin and may other areas that sky rocketed up in price the last few years, esp with thousands of new houses coming on to the market by end of this year and all next year. Time will tell! A lot depends on the Fed.

Do you think 78642 is going to keep holding it's value? It feels a bit like the lakeway/bee cave area before they blew up in prices. Lots of wealthy tech workers moving in still from California

I've been a subscriber of your content for a couple of years and rarely see Southeast Austin covered so I asked. Thanks. That’s the problem. I do this for free and then people don’t use us or go straight to the builder. It would cost me a lot of time and money to go out there and do a video for no one to use us. It just doesn’t make financial sense.

I was thinking about covering more southeast communities when you cover great Austin master-planned communities to look out for or something like that. Thanks for the clarification!

@@JeremyAKnightain’t that the truth. We show a customer a few houses. They decide not to move forward. A few months later she tells us about a new subdivision she put down a deposit straight to the builder then she wanted “free” help with the ordeal after the fact. We can’t help you know 😂 have fun with your build. It would have cost her nothing to continue to have us show her homes. She claimed it was a spurt of the moment and didn’t want to miss out. Some people have to learn the hard way. Still baffles me people think you make these videos because you have a lot of free time. People need to understand YT isn’t your business, real estate is. Why is that so hard for some to understand? Anyways, hope to see you again at sycamore 😂

I hold a rental home near Lake Pflugerville. Do you suggest holding it for few years with the hope of prices going up in next 2-3 years or selling it? TIA

That’s not an easy question to answer. I don’t know the financial situation with that property. Also, time in market is always better than timing the market. So, you should look at your cash flow and figure out if that will be enough to cover and hope you gain equity on top of what the tenant is buying down.

We’ve had 5 homes sell in my pocket neighborhood in the last 5-6 weeks and prices are down about 6% off from their highs in late 21/early 22. I expect to see flat prices where we once were by May 24 and at new highs come the end of 24 (depending on the election results).
