7:08 What does it mean to "stabilize"? Is it a official process dictated by law - what are the conditions and effect does it have? Or is it an informal thing just like a rule of thumb: 95 % of the project is rented out, now a bank is willing to lend us more money? Or is it like for a new construction you can ask whatever price you want for rent and after a certain time you are limited on what you can charge or how much you can increase rent? I am from Germany and have heard the term a couple of times but do not understand what it means.

The reason a lot of farms are selling is that traditional farms that are like 1,000 acres or less just can not grow enough crops to support their family farms. They also don't have children willing to carry on the legacy when the money is just not going to be there much longer.

My friend has a neighbor lady whose husband died. She has no children willing to take over farming. The fields are not close to each other. A field might be in the country and another across two highways. He has been helping her but their isn't enough money to keep him employed full time year round. His family are farmers and they too have nobody to take over their farms. Their children all went to college or trade schools etc.

The cost of farming has become so crazy expensive that you need a mega farm of like 10,000 acres to get enough income to stay
