The main buyers of real estate in Dubai are Indians, British and Russian. Whilst the Indians have their own system of money laundrying that is almost undectectable and a good reason to do it (Tax fraud) the real estate market will remain healthy. What you overlooked is the political aspirations of the Emirates. Many observers believe that in the not too distant future, Dubai will succumb to rule by Abu Dhabi, in fact it slowly is through both private and public purchases of Dubai's assets. Dubai's biggest apparent earner is Emirates Airlines. A pearl in the crown so as to speak. Keep an eye on its future.

World population is on the rise every day, hour, minute and every second. As long as population rise, Dubai and countries where there is law and peace will flourish. Those who have already moved, started businesses, kids going to schools, best food and easy commute across the globe will think 2ise to leave. Dubai economy will only sink, if there is big conflict reaching to dubai territory. Which we hope shouldn't happen soon.

Dubai already seems to be addressing the issue of shortfalls by planning out ahead and working with a lot of the expats and foreign residents to establish a compromise on taxes. I think everyone coming there for relief understands a place like Dubai doesn't run on pixie dust or the wave of a magic genie's hand. The infrastructure needs upkeep and helping the city they choose to reside in isn't outside the scope of their goals and/or ability. Finding a comfortable level that everyone can agree to will take some time, but the current 9% being rolled out isn't too great a fee and it'll take a few years to see if the managerial administrators will use that level of $$$ properly. I agree that Dubai can't expand and grow forever. Resources are strained and its the scarcity that helps it keep up the real estate price levels and the mystique of being lucky to be there. As long as all parties concerned (UAE, Dubai local govt., and visitors) don't get greedy and try and overreach on each other, it might not be so bad as 2009.

Horribly bias. It's called competitive advantage. Countries are allowed to be tax competitive, that is not a crime. Less tax, more freedom why not. What these global governance organization want is to control emigration (loss of citizens to another country) due to their own countries poor economic mis-management. If people have the means to move and are treated better somewhere else then they have the freedom to move! Emerging countries will attract talent by ensuring they are tax competitive to other first world countries. Developing nations are the place to be. You want to talk about Government Debt to GDP, look no further than the USA 130% and Canada 107% - we wont even talk about Japan at 200+% !!! Debt to GDP in UAE is one of the smallest at 38.3 % !! They have more than enough revenue to pay debts, they are no where near fully leveraged compared to other countries and have increases taxes in places to remain well below other countries reckless spending. Becoming a tax-resident of another country to reduce your tax obligation is not Tax Evasion, it's Tax Avoidance and it's legal and smart. If I move from, lets say, Australia to Brazil and the tax rate is 10% less in Brazil where I now live and work now, then I pay 10% less to the Brazilian government and Australia receives nothing. Simple. Dubai is no different, they just have a Personal Income Tax of 0%. They are growing their economy and taxing people via other means via VAT/ GST for example. There are like 30+ countries around the world that offer new migrates major tax breaks to move. The average person just never spends any time looking into it !!

First of all, if it continues repaying at the same pace as in 2023 it could pay off all its debt in one year and, second, 25% percent debt is very low compared internationally anyway.

Inflation alone should say that the prices of 2024 should be 2.5 x the prices of ten years before. Add on to it the factors of population growth. Dubai has doubled its population since 2019. So price hikes are bound to happen. That said is it a bubble? But the prices being offered are forward calculated two years from now. So if Dubai does show the same growth it has shown for the next two years these prices would be justified otherwise it would fall by close to close to 20%

The government of dubai needs to collapse the market so more people and more tourists would come to the country back again if this prices continued to be the same no one but few would stay in the country

In reality, Dubai operates under strict Islamic Law with a monarchy. If you are rich enough, you can pay for the authority to look the other way. For most, you either get shipped home or spend time in prison. It will be more than a decade until there is a working sewer system. Human Waste Trucks are a common sight, as they leave the city and dump their cargo in the desert.

It operates under an extremely strict system but it's not Sharia. You don't pay jizya (for foreigners' freedom of religion) You can openly sell pork and alcohol. Infact most Emirati i know drink alcohol. You don't get stoned for adultery or blasphemy.

Black swan is coming there is no doubt about that and it might hit whole global financial markets in 4 months max. That's my bet for this year.

There is a chronic UNDERSUPPLY of real estate in Dubai. And no, we don’t pay those residential prices. Yes, our prices went up, BUT it was a correction after COVID

This video is wrong in my belief. What other city is looking forward? Maybe Singapore? But if you look at dubai compared to American or European cities. Dubai is way ahead in investment and innovation. Dubai will far succeed in the future compared to any other city

To put it simply for everyone: As long as Europe and all western countries keep imposing their 40 to 50 to 60% tax rates, Dubai and all gulf countries will continue to flourish.

Cities are no longer sustainable as a place of better living. Sorry it is not Dubai. All cities are on live supply. So no good luck. Cities are dying everywhere. No jobs, no shops, sky high cost of living, cramped, no space, crime na d growing crime. So no it is not where I want to go, stay, park, shop or anything.

Please correct the map of India. Dubai was punished by FATF but guess that does not stop them from ballooning inflation and real estate bubble. Time will say whether they will go bust or will be stopped by sanctions on their businesses due to shady transactions.

As a resident, can confirm many Russians have relocated to Dubai. They are everywhere here.
@JohnSchultz101Ай бұрын
There are definitely a good amount of Russians, I'm american and over half my friends here are russian. However the Russian influx drastically tapered off the 2nd half of 2023. My wife works fir a business set up company that services primarily Russians and she closed twice as many bank accounts as she opened in 4th qtr 2023.

yeah and there's still plenty of Dubai land to build only further away from the sea. people should skip to the last two min. of the video where the truth is. While it is true that Dubai has a fragile economy without exports, there are small countries that still thrived due to their trade and tourism industries like Singapore and Hongkong. The worst case scenario for Dubai is to have tourism during winter which is enough due to plenty nearby rich countries with cold climates.
