The problem isn't companies renting homes, the problem is 0 % interest rates. End the Fed, and a LOT of this stuff will just unwind naturally, as companies once again have to pay the market rate of interest, like everyone else, rather than lining up at the front of the trough of free Fed money.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Greed by investment corporations and private citizens that bought-up 30% of American homes to use as rental property so these investors could have "passive income". It is also greed by the home sellers who all wanted to make a large profit on the sale of their home. Our homes should be considered as necessary shelter, NOT sources of investment or "sources of passive income". In the analysis, do not forget the size of american homes has increased; 1970, 1500sqft; 1990, 2000sqft; 2023, 2500sq ft. Larger house, more materials, higher cost by $63K over 1990.

rent increases kill his math, kind of sloppy to leave that out of his equations. Also, seeing that institutions are the new landlords, they are going to make sure they get a return on investment. This seems more like a backhanded attempt to promote investing over homeownership. What he left out about 2008 was, investing and pensions completely wiped out. A home can absorb a hard hit, but you will need a home regardless and time heals that hit, recovers. not lost pensions or ponzi investments. Thank you so much for your practical, intelligent and honest analysis. And yes, most other videos are from realtors and speculators. Facts is, there are always plenty of virgin lands to put on hightech houses with improving quality material, but red tape to prevent affordable housing is one of the barriers. And don't forget that weather and time will eventually applying their negative effects to ruin these investments. The results leaving greater number of people to endure homelessness within lands of rotten, abandoned houses.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighborhood that cost around $450k in sales in 2019 are now going for $800k to $950k. Every seller in my neighborhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Houses were pretty affordable after the Massive Real Estate Bubble in 2008. However, the US Federal Reserve started buying Mortgage Backed Securities....The result? Super low Mortgage rates allowing buyers to inflate housing prices because most middle class buyers don't buy homes, they buy mortgages. In addition, once corporate American realized the Federal Reserve was bailing out real estate, they started buying up entire neighborhoods. Now, you have a situation were if housing prices drop (deflation in real estate), the US economy will likely experience a great depression, meaning the US Gov and the Fed reserve will do everything in their power to prop up real estate and keep the prices going higher and higher.

24:30 there is NO house for $400k in any place in the county of los Angeles, California. You can compete for a $500k 2 bedroom "condo" (apartment) where you will compete and the highest bid will be $565k and no one EVER REMEMBERS THE $550 PER MONTH HOA fees that are in almost every type of property for newer builds of any kind. Well, I just bought my first house, at 26 years old, £178K, 26K, 15% deposit. I've heard the same thing since I was 20. Even if i lose £20k in equity, who cares. I own my home, fortunatly i own a 6 figure a year buisness, currently still investing to make it grow. No i haven't inherited it, i come from a council estate. In other words, if you can afford it. Go for it. And work hard if you want better in life.

It might be the case that waiting to buy will prove to be the right decision; and it might be the case that waiting will prove to be the wrong decision. But if.... IF.... inflation remains elevated over the next several years, buying now will prove to be better than buying later. My view is that the monetary authorities will have to devalue fiat currencies... in order to contend with the horrific debt problem that exists in the US and in many other countries.

Oh, I agree. Homeownership has become not worth the cost. I bought a condo two years ago and I'm selling it and going back to renting, while I can still break even. I pay $5000 for a 2 br, and I can rent something similar for $2600 closer to my kid's school. I already have investment property. I'm going to take my condo's equity and put it into more. And I'll rent where I live.

I'm not sure corporate ownership is the direct cause of the price increase, but not sure what else is -- any specific references on this beyond what's widely available? Solutions mentioned at 22:00 Bank of Canada has predicted more likely a major catastrophic economic event will occur to correct the housing market...other choice is a slow reset of prices, mortgage rates, employment over the next 1-3 years. We are already seeing sale price drops of 6-8%, and some 20%. This is just the start.

Especially an interest only mortgage where you just pay interest and in 25 years you would need cash to pay for the property Interest only mortgages are always less than rents too. Can you check your numbers? I suspect you are using real incomes for 1993 versus 2016 but nominal home prices. You should adjust to nominal incomes of 1993 if I am correct.

I don't really blame people who panic. Lack of information can be a big hurdle. I've been making more than $100k passively by just investing through an advisor, and I don't have to do much work. Inflation or no inflation, my finances remain secure. So I really don't blame people who panic.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

Certainly, there are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’Aileen Gertrude Tippy” for about five years now, and her performance has been consistently impressive.She’s quite known in her field, look-her up.
