If housing costs continue to drop and, for whatever reason, they can no longer afford the property and it goes into foreclosure, they have no equity since, even if they try to sell, they will not make any money. I remember in 2007 when I was working in real estate seeing people buy homes new from builders with the intention of selling before close of escrow to a new buyer for profit. I recently just started investing again so I am still in touch with the consultant that provides entry and exit points on the securities I focus on. She does all the technical analysis legwork while I go about my other businesses. You can use something else if you are the DIY type of guy, investing has no one way to do it

What I did in 2008 sub prime crash. 1. Pay property taxes on my primary home no matter what pay that first and expenses. Primary home was paid off. 2. Pay mortgage on my rental home. 3. Don't give a single penny to anyone including credit cards. You will need that to pay other essential bills and feed your family. 3. Sell anything you don't need just get rid of it cheap for cash. 4. My home was paid off so I canceled my homeowners insurance. Not recommend but I did because I wanted to keep my rental home and needed the money. 6. After about 6 years things recovered and got back to normal. Sometimes you have to go extream to save the home front at all cost. It wasn't a good time at all but you gotta get tuff or the world will take you dow.

@ralphjessee2688 I canceled my insurance on my primary home. The rental home had a mortgage on it so I was required to keep it insured. The money I saved combined w everything else guaranteed I would have money to pay for the rental if the tenant didn't pay the rent. In hind sight I know it was risky and so we took precautions not to have any guest over, no candles burning no Christmas tree and put two more fire detectors. We did complete walk throughs upon leaving the house to assure nothing was on like coffee makers, dryers, curling irons ect. I know I said mortgage on my primary home but I ment to say property taxes and home expenses sorry about that thank you for correcting me it was early morning when I wrote that and had not had my coffee yet. I will correct that again thank you sir.

Very well said. I bought a condo in 1995 thinking I will be there for about 10 years. Wow, was I wrong. It was worth 150k in 07. Then the bottom fell out, and by 2012, it was worth 40k. I stayed in it because it was at the time less expensive than rent. Not anymore with hoa and taxes. It took until 2022 to get back to 150, and I sold it. I moved to a better part of the country and rent now.

What people don’t understand is if prices drop by a large percentage no one is going to sell their home. It’s not going to fix anything. With a slight market drop on houses there are still plenty of people willing to sell for whatever reason. But why would anybody sell for less than what they owe. They’ll just stay there until the market recovers.

Both in Canada and the USA there is not enough homes. Canada is missing 4.4 million homes. The issues right now is high interest rates, there is so much demand in the Canada housing market, especially in the more desirable places to live like BC. The bank of Canada interest rate is supposed to be 2.25% by mid 2025, 1st time home buyers can now do a 30 year mortgage, and increase there CMHC fees, this will reduce a down payment needed for a home purchase, watch the spring market go sky high.

Fed rates were low for too long due to government spending and thier ability to pay back the debt. It caused the consumer to go on an absolute borrowing spree and caused housing prices to go through the roof which then caused the violent change in interest rates, which actually resembles rates that are backed to a historical normal, have frozen the housing market. Kept people in debt forever and has kept an entire generation on average out of ever owning a home. It’s a scary thing policy needs to come correct sooner or later

1980-83 was a bad recession. But most the S&L failures happened in 1989 to 1995. He forgot to mention the 1991-93 recession . Home prices in california were down 30%, but in Texas, Arizona and Utah 50% or more.

These don't apply to the Canadian real estate market. 1. The Canadian system protects lenders and default borrowers from market crashes as in foreclosure isn't allowed as in the usa. A lender can't list a defaulting property at severely below market as well as declare it's a foreclosure. On the contrary, they can list it just like a regular listing without declaring it's a foreclosure, so the next buyer will buy close to market price anyway. 2.. Canadian banks don't sell their mortgage portfolio to overseas banks under CDO sugar coating like the us banks did and then short the stocks of the CDO buyers! So it's in the best interest of the banks to not have a cash cause they can't profit from the crash in any way! No big funds can profit from Canadian crash because Canadian shorts aren't that lucrative. And there's enough population in Canada right now to sustain high mortgage payments (by taking 10 tenants per basement).

YES, Nolan is correct when he speaks of a correction and then like 1981 we see a doble up.I don't care I'm into gold and silver which will explode.We are retired and well off so our home can correct and double or go to nothing as we don't have children.I wish all homes would fall to affordable levels and stay thier for years. This would give young people a break.Then the prices could double or tripple for them.

I don’t think housing in itself will crash. It’s not like 2006-08 where banks approved a bunch of subprime mortgages with the (ridiculous) hypothesis that when you bunch enough of them together they magically become a diversified low risk product. Some markets will crash. Most notably, places that are predominantly filled with boomer retirees. There’s no job market there, schools are scarce, and social life is dead if you’re not into bingo night. All those boomers will have to sell their condos in the next 10-15 years and nobody is lining up to buy them.

I think you are way off on the depression. Prices fell in the range of 50 to 70%. My grandparents bought a home in 1942 that cost $18K to build in 1910 for $2.5K.

@@Seaward1224 IMO YES! even with rates going down as banks are tightening lending and unemployment is heading up ( cutting rates is not a sign economy is doing well) … unless we have another wave of money laundering from “somewhere” Canadians can’t afford these prices or the amount of debt required anymore 🤷🏻♀️

@@Seaward1224 Yes they will decline in the foreseeable.... because under actuarial analysis if the datasets there very simply now exists a substantial deficit of servicing 'gdi'(gross domestic income) derivable from within the barely $2.1T Canadian gdp to maintain the payments on the now $4.6T combined Mortgage/Consumer Debt in Canada.... a gdp I might add that was being maintained for over a decade by no more than low-rate fueled Real Estate Debt expansion injecting false demand into price discovery. Recession, demand destruction and a very painful deleveraging cycle is imminent ~10 years that will make the 1989-1997 GTA experience pale in comparison.

3 years ago fence sitters said they will wait until the cost of a home comes down. It has! Most places in Ontario have reduced in cost by 30% Builders can’t build new homes for the current cost and sell without losing money. Now fence sitters say well rate are too high! Rates are dropping and will continue to drop. Now it’s well the economy is hurting and jobs are at risk! You will always have an excuse not to put your own roof over your heads! That’s what you rent and will likely continue to rent. That’s OK rents are needed! The Opportunity is right in front of you! It may not be your dream home to start, it may not be in downtown Toronto, it may need work. You can’t have it all, all at once! Since when in history did that exist!?

Keep in mind that what you call "2008 crash" did not actually hit the bottom until 2012. Hence, the 2024 is comparable to 2007, and, consequently, next bottom will be 2029.

I own two houses. One is paid off, one not. The house that is not is in BC. Iv been on the fence for a couple years about selling it and just sitting on cash to get back in. But how does one time that. @nolan Matthias if you were in this situation. Would you sell, or hold. The other option would just be to sell the one, diversify in NB where property is a 1/4 the price and have 3 200k properties vice one 800k property. Would be very interested in your advice. Not sure how the best way to reach you about this is. Hopefully you see this

Inflation is causing high housing costs not appreciation, add a bonus property tax on that inflation lol. Don’t buy a condo ever. Don’t buy a house unless u have a family. Don’t buy a house until u find a nice foreclosure u can get a good deal on bc u then became a debt slave. Mortgage n German means death contract. I rent, I move if landlords get greedy. Your statement that price is dropped between 30% and 50% in the great recession 14 years ago is completely off base. The average price nationwide was 30%, so realistically it was between 10% to 50. Of course in a few markets it was a little more or less, but the bottom line is it was a 30% drop average on average nationwide. I find your videos worthwhile, so there's no need to exaggerate and outright lie. Keep it real.

"crash" might happen in terms of housing intrinsic value but not nominal value. The overall national debt is too high. Inflation will have to be kept high (but not too high). The value of the dollar's purchasing power will go down. Housing prices will keep rising at a more tepid rate but will not keep up with inflation for a decade or so when things will likely normalize assuming no major war or other black swan in the meantime.

Even though there are cracks a real estate crash is unlikely in an election year. Danger my come in 2025. Real unemployment rate was much higher than 25% in the Depression, especially in the rock bottom year of 1932. Even though that was an election year.
