There used to be, in Canada, a printed catalog of land for sale. Digby and Sons, I think the name was, or something similar. Pre-internet. Quarterly. I subscribed for years. Wonderful pieces of land offered at very low prices. There would be no photo. They would go by land description according to topographical maps. A listing might say, "It looks like lots of hills on the 265 acres, there is one mile of highway frontage and you're 15 miles from the lake." They must have bought land at auctions, then listed to resell. Amazing deals. Some deals were grand old houses in the Maritimes- but, again, descriptions only, no photo. You had to take your chance. One of the reasons it was low cost. I'm loving your new gig, Alex. :)

If you hired a local civil engineer prior to purchase, he/she could have walked you through the legal process because they are used to dealing with local government offices, electrical providers, identifying utility easements, DEC, architects, etc. it really helps in crossing all of the T’s and keeps you on track.

Yes, I've always been blessed to have a grid set up where I go.. besides camping. Then I use my off grid setup anyhow. For a long term ranch, raw land etc I've heard horror stories about installing new lines and poles. I do love the Amish ways though. So ingenious. That politics drama is ridiculous and hilarious at the same time. 😂 ❤ It will get better. 😎👍

One of the reasons for the driveway permit is the sightlines of oncoming cars. They will not let you put a driveway on a blind curve, for example.

Wheely measuring thing=stadiometer. Driveway affects rain absorbtion and run-off, so permits aren't a surprise. And, your pavement now touches their pavement.

In my area, if the impervious area is over 5,000 sf on the property, then a storm water management system needs to be installed. This is likely going to be a retention pond filled with peat moss to allow storm water to soak into the groundwater table better. So be aware of adding too much impervious areas. My ag adventure came with a historic barn that civil war soldiers may have used as a hospital. There is an existing modern well and an existing electric service at the barn. I called my electric provider one day and asked about having a new replacement service wire installed from the barn to the pole. The electric company said sure, we can do that for free. This was two years ago and they never showed up. I haven't called them back since I am still considering doing something different with the electric, such as putting it underground instead of overhead. And I never had the power turned on. There are very few Amish in my area. Occasionally, an Amish buggy will go by. When, I am at the property, I wear a straw hat and people think I hired the Amish to work on the barn. But, its just me. Trust, but verify. Your realtor is not responsible for these things, they can point you to people who know. Some realtors say anything to make a sale.

This is why builders makes 20 percent to build a house. I worked for a builder the stuff people don’t see but they complain when something doesn’t go right. Don’t buy land with a right of way or easements unless you like getting angry. Like I say I should be a consultant!!!!You are very very lucky you got your neighbors to sign and not have bribe them (aka) give them money to agree. Real life talk . You don’t have to agree with me live and learn that’s life.

Yes, many places require you to get "permission" to have roads/utilities to your property because you often have to physically cross over, under or through their land. This can be a big issue when trying to gain access to isolated lots, that are often very cheap.....and for a reason. I'm starting seeds this week too. It's already in the 80s down here in FL.! So much for Spring :/

Yep....National Grid 😂 I called them looking to start a new service with a pedestal board. They tell me they don't do pedestals. ....wha? Well I have just a couple of sheds that I'm looking to get power to. Oh, we can get you power to those, no problem. Well I didn't want to use these poorly built sheds. So I went and bought a new Amish shed and had that setup. I called NG back and said, Hey my Shed is ready. Different person there asks, are we hooking up to the shed or a pedestal? So I ask, Wait I can get a pedestal? Sure we do those.....grrrr. So I spent $1,000 for a new shed because of NG. They also wanted me to pay for a new transformer and pole, if I wanted to have the pedestal where I wanted it. They said the current pole placed in 1932 needed to be replaced and I'm responsible $$$$ for that. ....more grrrr. Do what she's says here and research it out and give yourself lots of time to plot it out. And write everything down or ask for emails on what they are saying. Proof is gold. Thanks

I've built 3 new properties on county roads here in the Adirondacks, and thankfully always had power along each roadway so easy to tie into. I also owned land in Warrensburg but I would have had to extend the power a thousand feet, which would have cost tens of thousands of dollars, so I just sold that property as-is unddeveloped.

Here in rural Interior Alaska we have only one electric utility company. Most rural subdivisions here have "backbone" main power lines installed on the boundaries of 5-10 acres lots. As a property owner you visit the Power Utility and have a short meet/greet with their surveyor /title specialist. Your home / barn or intermediate drop pole /yard pole must be located within 100 feet of the main power pole. You can choose a electric contractor to install the yard pole/ drop pole for you (approx $8,000) or do it yourself with a postholer and then you can install the outside electric service panel. Once installed, you call the Power utility for inspection. They will likely visit in a day or two and OK the install. Then they will pop the electric meter in and you are set . Any wiring from the meter to your home /barn or other is your business. Less flim-flam here but our electric rates are through the roof. Approximately 50 cents/Khr. My bill is running $200/mnth.

Yes. I had to have the owner of the empty lot across the way to sign appeasement papers to cut down the pines to be able to run the lines to the “point of demarkation” where your electrical post will be installed. My installation was also free. However, I was unaware of the footage of 500 feet requirement. I dodged a bullet. Everything I’ve done has also been permitted. Septic & water well too.

This is very useful. I am a distribution designer, I deal with distribution poles, permits, and right of ways. It's indeed a process but i learned some stuff from hearing this story. There's only so much info we are given as we create these designs so it's hard for the designer to know all the issues.

Amazing that ended up being no cost, apart from the bureaucratic hiccups. I know someone who’s neighbor wouldn’t approve a 100’ access easement for a driveway so they had to put in a half mile driveway instead.

This is funny. My writing for decades has been covering rural municipalities in Canada. Years upon years of municipal ag, zone and planning meetings, walking through municipal shops and test plots and I have never heard of so many problems such as you have with your county. That's so unfortunate. Any land I've bought- we've had several properties, both urban and rural- has been nothing but smooth from municipal authorities. The pains-in-the-rear in Canada come from private subdivisions that have their own rules. A few unfortunate nightmare scenarios were people- just like you- who bought rural land in a rural subdivision- five or 10 acres carved from a quarter, the road already set in, the electrical to the property line- and a few cases brought to the elected councillors concerned people who wanted to live in an RV while building their house and garage- sometimes garage or barn first to have a winterized place to live before they build the house. No. A big no. The owner of the subdivision came down hard. You build your house and it must be to these specs, muted colour, approved design, ect. And the municipal district- that's county where you're from- had to raise their hands and say, 'Sorry, you should have read the fine print. We don't like to interfere with a private operation.' There were some very sad people who thought they could build that way- which should be entirely reasonable. But some subdivision owners are not reasonable. So that's something else to watch for. You have lots of material here, Alex! Our grow zone in our part of Canada is 15x, we have a week of summer sometime in July before the heavy snows again. :) I'm joking. Hi to your mother.

This sort of hassle (layer upon layer of counter intuitive requirements) is exactly the thing a "government efficiency" group should be targeting. There's nothing wrong about requiring some types of approval from your neighbors, after all, you might be doing something that could damage the value of THEIR land (which it didn't seem like you were). For example, if they knew you were going to use the new electric service to start a pig-farm and they didn't want that next-door, etc. It's too bad you didn't have the option of underground wiring. Or, if you did and that was prohibitively expensive. Because, especially in places with snow, things can bring down power lines, leaving you without power for days or weeks until branches can be cut, new poles installed and re-wired. But that's not something you can change for now. Finally, I share your aversion to fields of solar panels, they can definitely be a blight on what would otherwise be an idyllic pastoral setting. Telephone poles are bad enough! I will say that I've seen some farm installations where they put the frames up a bit to allow grazing and even planting certain "shade-loving" crops underneath, so that might be a possibility. Also, you might want some panels on your roof to charge batteries. Eventually, your main electric will be knocked out for a few days (storm, car crash, etc) and it will be nice to have some power without having to run generators. Just a thought.

There is tremendous waist in every government agency and this needs to be fixed, I've been in agriculture my entire life and no one whines like a farmer, personally I hope they pull the plug on tons of it, the conservation reserve program is one of the better programs, but for the most part our entire government needs an overhaul in my opinion.
