Our goal is to build a luxury architect home with sea views in a beautiful location at record low cost… After tons of research we found the perfect location, then selected the plot, and in this video I take you through the plans, the costs breakdown, and give you a short update on the real estate market.

Well-thought out for your use - but bit of an eyesore for the rest of the landscape. Sadly lots of monstrous buildings destroying the beauty of the land.

Hello, the house will be within the town and surround by other homes, many that are old and need updates and to be honest do not look good at all. We are working on the design to make it fit better into the environment, for instance using wood panels and also lighter color. This is just the first rendering, we are planning to have a lot of greenery around, and we are paying attention to the houses around to make sure it fits within the environment. But I hear you and we are trying to make it blend in better.

Originally from New England USA, I’ve lived in sunny Southern California for past 33 years. Personally I would not want to live in a dwelling that has sun coming in to the house. But I understand I’m unique in that sense. If I want sun in Los Angeles, I go outside in early a.m. or near sunset. In the middle of the day you can’t really enjoy the outdoors because the sun is so strong (and maybe more UV exposure due to ozone depletion). I’d be looking for a really shady place. Then again I won’t be ready to buy in Montenegro for a good number of years. But I definitely have my eye on that country for retirement.

Hi, I understand, it's just that in Montenegro in the winter it can have a massive impact on temperature. On a cold day, when you are sitting on a terrace in the sun, it can be warm enough outside. So you get to be outdoors much longer in the year. That was the reason i wanted something with direct sun exposure, but I understand your point of view being from Southern California.

Great video with a lot of great information! Very helpful. Did you use a local architect from Montenegro? Also, what exactly does the Grey Phase include? Is it the foundation and complete concrete shell of the home, or just the excavating and footers etc.

Hello, yes, we used a local architect. It’s essential as they understand the rules, and now to interpret the UTUs (urban technical conditions which defines what you can and can’t build), and can optimize your project. For what they all the Grey Phase, it includes the foundation and concrete base of the house. Note that rates have increased since I released the video, part of the overall increase we see around the world in construction material. But it is still very reasonable compared to other countries. Hi Gary, I would recommend you reach out to Peter or one of the other trust worthy realtors we’ve worked with. Let me know if you need any help. Unfortunately some funds we had invested in specific stocks in the U.S. went from high valuation to nearly worth nothing. We therefore decided to pause the building of this house to reconsolidate our assets. We have so many projects that we are self financing that we felt it made sense to go one project at a time rather than spread ourselves across too many different ones. You also have the cost of the land, the building permit fees, which are high...plus the archectects fees

Yes, the video was about the price to build once you have land. Architect fees in our case were very reasonable, at EUR5000 (and part of "other costs"), but the permit fees indeed are an important element to add into the calculation.

@@bluevistaproperties Wait till you actually start building and find all sorts of hands reaching in to assure that your work proceeds unencumbered.... I have built many homes in Mont....it is always the case. Worth it in the end...but a lesson in patience along the way.

Hello Pierre, we narrowed the options down to two architects that have a great track record. We have however not yet selected the builder, we are working through recommendations and in the process of vetting, as probably the most important decision to get right. We’ve visited some newly built homes and the quality varies quite significantly. We’ll share in future videos as we move to the builder selection phase.

Hello, I meant the cost to Build the house, but yes, naturally you need for total cost to include cost to buy the land. Since the cost to buy land varies tremendously depending on location, views, size, I decided to focus on the cost to build. In our case, the lot cost EUR85K.
