Consider offering an 8' x 24' Incred-i-Cottage model where the 8' x 8' livingroom is the first room you enter from the front door, and the 8'x 8' bedroom is in the very back of the house, and the kitchen/ bathroom is in the middle of the house (kitchen & bathroom opposite of eachother like it was in the RJO model... the kitchen floorspace in front of the counter would serve as the hallway to the bedroom). The current Incred-i-Cottage model is odd how if you were sitting on a couch you'd be looking at the kitchen sink. I'd also consider turning the toilet so the tank is mounted on the same wall as the sink, that way your knees are facing the doorway. Randy explained in this video that the current bathroom floorplan is like all the others they build. That's called TTWWADI (tee tee wad ee... it stands for "that's the way we always do it"). But is it the best way for THIS floorplan?? I love ITH, I'm a big fan, I just think they're missing an opportunity to make the house better. A very wealthy and wise business man once told me, "I cherish a customer's critique of my product... when I listen to my customers it makes my product better."

Randy is considering discontinuing 8 foot wide models all together, but hasn't stated he will. The 10 ft wide models allow more space and seem to be the most requested. The bathroom floor plan is based on square feet as well as its location which in all his models has more to do more with spaciality in construction (Spacial relations). His "this is how we always do it" has more to do with spacial relations, trailer width, and the manufacturing process and cycle time.

One of my buying decisions was the upper cabinets and now that has been changed for just a shelf. A bit of a bummer but I still love it. I’d rather have a couple of small cabinets, higher up, above the lights (that line-level) than just a shelf but a strong shelf for my display purposes will work. I love this cottage but was hoping for the upper cabinets.

It would be great if you would point out that even though the front porch roof is 48 inches, the porch floor space is only about 36 inches deep. Then if you put window boxes on the porch windows, that cuts another 8 to 10 inches space of front porch room. I love the idea of a front porch on the cottage, but it would be nice if there was space for a rocking chair. Just my opinion, of course. Patricia

I found two very small rockers at garage sales and snapped them up but the 4” porch does make an out-facing rocker tricky… maybe on the diagonal.

My understanding of what Randy said about the kitchen cabinets is when the correct cabinets go in there won't be an empty space at the end. I think it got a bit confusing when Amanda commented about her space at home, but he said it would be 36 across instead of 30. Just thought I'd put that out there since some people were suggesting a "Randy rack" for that space. I'm just looking to see where I could add some extra floating shelves above the kitchen cabinets, but don't see where they would fit. Thanks for clarifying and making some tweaks! P.S. I would also love the box moved to the closet and appreciate any solution you choose to give more leg room on the toilet. Thanks!

@@angelalakes You could consider a downdraft vent to replace the hood. I remember in my Seattle house, I had a JennAir stove, and it kept the kitchen so clean - there was a window over the range, and the sill never once got greasy.

LOVE Amanda's suggestion of the Bay Window in the back room, as well as the ideas of reversing the swing on the front door. Just an idea; a dutch door on front would allow you to close the bottom and leave the top open (with a screen door on exterior). But the bay window on back is a gamechanger as far as keeping the space of the place feeling open. Great cottage!

COTTAGE SUGGESTIONS 1a. Reverse the Entry Door swing. If I am sitting in my Living Area, I want my door open so I can see out and get more light. 1b. Maybe even place the refrig-water heater cabinet behind the entry door for the best use of unusable floor-door swing space. 2. Increase the width of the empty space beneath the kitchen cabinets to allow for a slim-line trash can. 3. Lowering the electrical panel box is a good idea. 4. Use the half moon sink without a vanity in the bath to allow for knee space on toilet. Some people are tall. 5. Create a $1500 bay window that is more in proportion with the narrower wall space of the back cottage wall. Make it "rectangular" without the angular walls. Make it shallower. Like 12" deep only. 6. Please keep the 3 larger windows. It makes the inside and outside more residential. 7. The shelf that you are placing above the kitchen window should extend the entire length from left to right. In wood. 8. Move the closet door opening to the wall opposite the washer. This will allow more wall space in the bedroom.

Great list @LCCAOL but I have another concern. If anyone decides to add a box then the dryer vent will be on the same side. That means all the icky stuff from the dryer vent certainly won't be going outside of the cottage, I'm sure you understand what I mean. Doesn't sound healthy to me. We'll be breathing all the vent expells into the air. I could be wrong, but once we add the box, the vent will be.right up against the other box as well. Does this make any sense to anyone???

@MysticStormy Yes. I agree with you. They have a lot of issues with the Add-a-Cottage abutting on that side. In addition to the dryer vent, there is other equipment and the bathroom window that would be covered up. I specifically would not want to lose the bathroom window! They will work it out though. 😊 OOPS! 1B cannot be done because the ceiling is too low for the water heater at that location.

Like many others have already commented there’s variety of design issues and thought I would provide my input as I am looking for a tiny home. SUGGESTIONS: 1. I do not think the circuit breaker box should stay anywhere on that wall. Space is a premium in a tiny house and many people may want to put a cabinet against the wall, which would make the breaker box inaccessible after the cabinet is in place. 2. I do not think a barn door should be at the hallway entrance. If you have a cabinet against that wall where the breaker box is currently located, the cabinet would have to be pushed out away from the wall, to allow room to open that barn door. 3. Instead of putting a barn door next to kitchen/hallway, put it in the bedroom so it could be used as a closet door for the closet or could be slid across bedroom. entrance for privacy. 4. Agree the toilet area needs more leg space. 5. Agree, front door is an issue. If I want to keep the door open to allow air in, and I have a chair there, it impacts the person sitting there. 6. Agree with another commenter that location of mini split doesn’t seem it will allow enough cool air or heat to the bedroom. It also limits wall space on wall next to it. Plus if I have a cabinet on the wall where the circuit breaker box is, or beneath the mini split, the vents are going to be blocked or air flow negatively impacted by the cabinet. 7. As another commenter states, the design is not practical for sitting in the small living area and watching television.

@lindsaylivinlife6282, Where would you suggest placing the panel box? Also if you wanted to use a tall cabinet, I suggest using an Air diverter in an upflow position. That way the ceiling fan could disperse the air more evenly.

LOVE RANDY'S IDEA of reversing the swing on the front door, so when you open the door it opens to the whole room...and...in nice weather when you leave the door ajar, it rests open alongside the cabinets, instead of standing open in the living space ....he is definitely right to consider a reverse swing

❣Cute Cottage! ❣Suggestion, for the bathroom - toilet seating room, what about putting the sink and vanity on the Other wall (across from where it is) next to the shower. Also, the water pipes are already there because of the shower on/off knob. There still can be enough room to turn on/off the shower.

Randy and Amanda, I have some suggestions since this is a prototype. #1 Barndoor on closet in bedroom instead of double doors and it can also be used to close bedroom off from the rest of the house. It will serve two purposes. Then there is no need to add barndoor by the refrigerator. #2 option A, as others have suggested, switch the toilet and sink. Place the sink on the wall to the right as you enter the bathroom. People can put a medicine cabinet above the sink on the wall. #2 option B, move window close to shower, and you would have room to put toilet next to shower with window behind toilet and sink beside toilet with medicine cabinet above it. Everything on the exterior wall. It will feel more roomy that way also. (At least, to me, it looks like there is room to do this) ;). #3 (This is just a personal preference suggestion) Leave the front door to swing as it is, to the right. I am someone who loves to open all of my windows and doors as much as possible as long as the weather allows me to. When I'm in the kitchen cooking or doing dishes, it will be a better position for it to leave as is. Jmo. ;) I love the home overall, and I love your suggestion of the picture window, Amanda. I think that it will be nice to walk in the door and look straight through the home to the beautiful outdoors! All that extra natural light will be wonderful! Great job, Randy and Amanda! I can't wait to see what it looks like completely finished! I hope y'all are going to put the appliances in also so everyone can get a good feel for the space and what it could be. (I believe Randy said they are included in the $49,900.00 home). I'm sorry if I heard wrong on that. ;) I love the covered porch and the roofline, too! It is a very cute little home. Melissa, what would be your suggestion be for the bathroom door if the hall doors location were directed to the closet? Reason I ask, is there is a sliding door now for the bathroom that would impede closure of bedroom door.

In a previous video, Randy was explaining that there would be double doors on the closet located inside the bedroom, which is presently located to the left as you walk into the bedroom. I'm not sure if he said anything about putting a door on the bedroom or not, I may have missed that part. I was thinking it would be easier access to the closet if he installed a barn style door. You could slide it on a track system inside the bedroom above the closet and bedroom doorway. It could then be used for both to close the bedroom off or slide in front of the closet when you wanted the bedroom open. I'm really not sure if that's at all possible, though, lol! However, I read a comment later suggesting to open the closet to the hallway area instead of the bedroom area. This could give an extra wall space in the bedroom for furniture and such. I like this idea much better than my own, lol. They could still use a sliding door for easier access, though. It would also be more convenient when doing laundry. Take the clothing out of the dryer, turn around behind you, and hang them in the closet. Whoever made that suggestion was really using their noggin. :) The bathroom entry wall is opposite, so the doors would not interfere with one another. The sliding door on the bathroom as it is would not affect the bedroom doorway or closet, and if he did make the changes I and others have suggested, the bathroom sliding door will not interfere that way either. Randy could still install a sliding door for the bedroom even if he moves the opening to the closet into the hallway. I think that is a fantastic idea. I hope I'm making sense. :)

This is beautiful and is becoming a favorite. I agree about swinging the door towards the kitchen, because, like someone else mentioned, how could you enjoy the screen door if the main door would be blocking the living room side? Spring and fall in TN are great times to utilize the screen door and leave the main door open sometimes.

You can buy thin real wood strips that have adhesive on the back, or can be mounted with glue, and add that to the outside of your 12'x 20' refrigerator partition to dress it up. They come as barn wood, or sanded wood, or painted white wood.

I'll ask it again, as I didn't get notified anyone answered. If you put two units together, does the bathroom and the 2nd unit's bedroom windows line up? block each other? Can you do a randy drawing of two units together? Also please link the video you mentioned "Amanda cut the window out" so I can watch it. Agree with the others. Mini split location is unfortunate and barn door should be optional. That wall is valuable real estate rendered nearly useless. TV could go there or a bookcase, etc.

Can a tub/shower be put in the bathroom if you rearrange the tolit and sink? Also, can you do away with the mini split and do a mini fireplace? Not everyone needs ac and heat needs to be closer to the floor, not near the ceiling. Would an apartmebt size stack washer/dryer fit in that closet.

I think they should leave the natural wood on the trim and barn doors. That would give it more of a "country" feel with the option to paint it if you wanted to do that. The natural wood gives it extra character. I think someone else commented on the position of the livingroom/kitchen. I wish that the kitchen was on one end or the other of room instead along one side like that. I think it would give the illusion of more space and a more defined livingroom. I do like that the add-a-box and add-a-cottage come with the plumbing/wiring to add your own kitchen/bathroom later if you decide todo that.

• I would place the basin on the end wall. • Move the commode so it is nearer the shower, rotated towards the opposite wall. It would be more comfortable for people with long legs & and those who use a cane or walker. • Definitely move the electrical box! • A bay window would be better on the side wall. Most people will want the head of their bed against the back wall.

For flow mini split needs to go above door or in bedroom above the bed so it can have full flow. Looks like the kitchen area would get the cooling. If your bedroom door is closed there is no minisplit air movement.

If you have groceries in bags walking in ..the door is perfect where it is to get to unload bags on the counters. Just would like to see closet door across from W/D ..CLOSEST CLOSE UP ON BEDROOM SIDE. THEN YOU COULD PUT SHELVES IN THE BACK , AND HANG CLOTHES TO THE FRONT...OR 2 SETS OF RODS AT THE FRONT ...OR ONE IN THE BACK UNDER THE SHELVES AND 2 AT THE FRONT..MANY MORE VARIATIONS THIS WAY.

Randy, I’m curious about something. You are saying that there will be a barn door that separates the living/kitchen area from the bedroom. If that is true how is it going to open fully? Unless I’m not truly seeing things correctly size-wise, the door opening looks to be about the same width as the wall to the right (aka the electrical panel box wall). If the door slides that direction won’t it hit the mini split causing it not to open completely? Because it surely can’t slide to the left due to the hot water heater/refrigerator cabinet. Maybe I’m wrong but I’m just not seeing how a barn door is going to work there. Not trying to be a party pooper, just pointing something out that caught my eye. Thanks

I would not put a wall enclosure or cabinet up at the end of the kitchen counter. It makes the small space look even smaller from my drafting/designing mindset in my humble opinion. I would leave it open for any size fridge to go there and let the homeowner figure out the space. The water heater needs to go into the bedroom closet on the floor closest to the corner, out of site. There is no real wall space for a barn door into the bedroom. A single bifold door or accordian door would work better.

Really cute for use as a guest house or parent's home on your property! The bedroom could also be a LR, with a twin or full sleeper sofa, instead of a bed. One detail to reconsider - the barn door between the kitchen & bedroom. Because it would impede on the valuable wall space where the electric panel is. Instead, stay consistent & install 2 narrow swing-out/in door panels. Or, no doors at all. (If the buyer wants one, then add whatever they like, as an upgrade.)

I would think no door from the kitchen to the bath hall unless there are there two mini splits. Instead, put a double "bypass" barn door at the bath/laundry rooms.

There are Zero Clearance Commodes that have the tank in side the wall in the hollow cavity .In a space like that I would pay for the up charge.

I think that the bathroom sink faucet should be on the other side of the sink nearest shower. An option for a finished pantry would be nice for the 49,000 option.

Randy- I want the cottage and add-a-cottage just like the video showed (2 bedroom/2 bathroom). So I need the walls in the add-a-cottage and the second bed/bath. I didn’t get the impression that it’s one of the three options you are talking about. Hoping it’s not 49,900 x 2 because I don’t want a second kitchen but I do want all the flower boxes on the add-a box. Guess I will talk to Tim about this when I arrive on the 13th.

I am also thinking of two connected units. I'm thinking, though, of flipping the second bath (if possible) to combine with the first bath. Move the commode to the second shower location, extended vanity or centered on the current toilet wall... and cut between the two... for a jack and Jill bath. Then cut more of the living room wall... use the area with the kitchen for dining table and the second living room be dedicated solely to living.

Perhaps put the mini-split above the panel box, easy peasy! Just your wall mounted TV over the panel box ... Or, put the panel box in the closet or in with the washer/dryer.

Randy, don't get me wrong I LOVE your homes! But for me I think it would make more sense to have a walk-through bathroom with laundry and give the bedroom a window on each side for a cross breeze. Also wondering if it would work to put the door to the bath at one side (instead of the middle of the wall) and then maybe do an "L" shaped kitchen giving you more living space? Don't know if that's possible, the camera kind of gives an odd angle sometimes it's hard to tell the space. Just my preference I know, but I'd rather a smaller kitchen and bigger living room.

Barn door might be tight with mini split in the corner, I Personally like it open....without a door. Where would you mount your Solar Inverter and Batteries in the Cottage? And you are doing the Instant on Hot Water Heater option for the Cottage....Correct? Would it be mounted in the Bathroom or Kitchen area (In the Bathroom Would leave more room for pantry in kitchen where the electric water heater is located. Anxious to see how Amanda decorates it.....
