These are really great tips!!! I appreciate how honest you were about it. I bought my first house recently and I learned a lot of these things the hard way. I wish I would have known tips like these before. But I have to say that I have learned a lot from my experience. And even though it was a rough processes I'm still glad we got the house we did :)

This is a good video for tips on buying a first home, but I think phrase you meant to say at the beginning is that you don't want to be "house-rich & cash-poor", technically buying a house means you ARE "house-rich" (if your house value holds/increases while you own it in an appreciating market - which right now, it is), but like you said, over-stretching your budget and spending the max of what you earn on monthly expenses means you actually become "cash poor" - you don't become house-poor because you still own your house & you haven't lost the market value of your house. Before any haters witch-hunt me, I'm not trying to criticize the video itself, but as a licensed realtor myself, I just think its important to make sure people understand the correct terms. The video is actually really good with a lot of detailed tips for buying real estate for the first time as well as figuring out the budgeting process for it since no one really teaches you how to budget expenses and figure out your own financial capabilities as a young adult.

Thanks for your insight and explanation! I searched “house poor” and the definitions that show up on Google seem to align with what I’m trying to convey. Essentially, you have a house, but you’re “poor” because you’re overextending your expenses that come with owning the house. But thanks for your feedback, glad that as a realtor you feel there’s good tips here for home buyers! :)

DEFINITELY seen comments throughout the years assuming things about you because you're successful, female, and enjoy beauty/luxury. personally I love watching your videos about adulting (i particularly remember resonating with one of your videos about career/pivoting, I think I might've cried watching LOL), not only bc they're super helpful but also bc they show how knowledgeable and well-spoken you are to those who assume otherwise. anyway, just wanted to say thanks for another helpful video! a few people in my life just purchased their first homes-- literally my brother and my roommate within the last few months-- and my dad has put the bug in my ear about it as well. What is the cost of living like in Ottawa vs. Toronto? Especially for young couples?

In a lot of ways, it kind of evens out. For example, living downtown Toronto I didn’t need a car, so I saved on car costs, insurance, maintenance, parking, gas, etc. In ottawa, you definitely need a car. However, rent/housing in Ottawa is generally cheaper than Toronto. I find eating out in Toronto is cheaper, but I also generally ate out way more in Toronto than in Ottawa, where I’d save some costs by eating at home more. I don’t see a massive shift in my monthly expenses in my life in Toronto versus Ottawa, but that’s also comparing living downtown Toronto in a condo, versus living in the suburbs of Ottawa in a 4 bedroom house, lol! If you were to compare apples to apples like a 4 bedroom house in Ottawa versus Toronto, then of course Toronto would be much more expensive on a monthly basis.
