Well, bank accounts are in the LLC name, utilities are in the tenant's name. I would also note that Utilities are not, to my knowledge, public record. I would also have the utility bills sent to a PO Box.

Please discuss prop 13 in California. I know a guy name Ed all he did was change the living trust and he lost his prop 13 three years later. He finally got it back after the lady at the county recorder or tax assessors office recognized him and they started talking about his mom who was a school teacher for 50 years she said I’ll fix it for you. Is there the potential to lose prop 13 if you transfer ownership to an invisible LLC?

I apologize if I sound like I don't know what I'm talking about since I don't know. With a Wyoming LLC or Land Trust, when you get rental income from your properties, how can you yourself withdraw rental income without exposure to creditors or lawsuits tracing it back to you? And if you do get rental income, wouldn't you have to list that as 1099 income or W2 income and risk even more exposure and link to that Wyoming LLC or Land Trust?

I think you are confusing hiding your name in the trust/llc from people searching on the internet with your IRS filings, which arent public record. If someone releases your info from the IRS without consent, that is a felony.

@ I get that. But what I’m asking is that when you are being sued or during bankruptcy, they will ask you for all your bank statements. If your bank statements reflect your rental income coming in from your Wyoming LLC or Land Trust, wouldn’t that expose your or let’s say open the corporate veil of your anonymous Wyoming LLC? Or at the very least they will become more curious?
