I've wondered about this type of business Stan, when I had my car wash I hired a company to seal the parking lot and after paying and being happy with the product I sat the the guy down (bribed him with some cold beer) and he told me he had $1570 in labor and materials in my lot...I was still happy and I paid $15000 for the job. I guess what I'm saying is this guy made a cap load of money for a small investment but I was happy to have a great product and curb appeal... it made sense to me

I have watched your channel for some time and this is my 1st comment , you do a great job of explaining real life job situations it's good to see you pay forward . Many of the things you cover I do myself in our business it's good to see a different angle on these things . I also have been in business along time since 1988 and have over 400 active customers that do business with us each month . My channel really doesn't foucus on the business but time to time I do put up some work shots . I agree do it right the first time pay attention to all the small details and be fare . I could go on and on but I won't . We do commercial and residential lawn care , carry 73 snowplow accounts commercial and residential , excavation driveways pads site prep , and provide weekly trash services to over 275 commercial and residential or accounts . I enjoy your videos and find that I can find many useful tips from them .

i do sealcoating just started last year got my equipment though sealmasters bought me a sandpump, a heated push hot box for my cracks and a titan powerliner 850 to do all of my striping all together like $6000, not bad and along the way ive picked of parking lott blowers ect, was useing a van to do this work so i also had to buy a new big tex 70rtv 16' trailer to do this, but its easy too do sealcoating you do make money but definitely consider buying a sandpump cost more! but being able to apply the cold tar with a sand is much better then without look into it before starting.

WisCoat thanks man! definitely trying to ad a full time devision into our family company, along with our construction and restoration we already do. so last year was the frist run this year gonna try and hit it a lil harder once it gets back in season, a future plan for this year or mybe next is too either by a ride on squeegee applier or a truck-mounted tank with our sandpump and a spray bar hook to the back of it so we can do big parking lotts better,

Javier Fernandez I don't understand what you are trying to say but I think I can answer your question still lol...if the driveway/parking lot is too messed up to seal and it has too many crack spots and alligator spots you should rip them out and you can put in cold patch if the areas are small. But if they are too big for cold patch I suggest you sub out the job to a paving company and have them resurface it or patch it and you can still make some money off them if you sub it out. Hopefully I answered what your question was

Anthony A I was more trying to get a tip on preservation other than a resurfacing. I was looking for "dump some olive oil on it and your street should last longer" kind of a tip. We are getting some alligatoring (I'm guessing) and I don't want any more. It's a city street though so I can't really just shut it down and do things right.

There are a few main reasons why they don't sealcoat the roads. First reason; they will make the roads slicker causing more accidents at higher speeds. Second reason; roads get a 1000 times more traffic in one day than a driveway will get in a year, so it will wear off a lot sooner. Your average country road will have 12-24 inches of base and depending upon the state, it will have 8 to 16 inches of asphalt, allowing the road to last much longer. Now main highways are even thicker. So when paving your driveway you will pay around $2.00 a square ft. depending upon where you live and the prices of the asphalt. if you were to put them in as thick as even a county highway it would cost at least 5 times as much. Lets say you have a 2000 Sq. Ft. driveway at $2.00 a Sq. Ft. you would pay $4000.00 if you paved it as thick as a secondary county road you would pay at least $20000.00. Asphalt cost roughly $1.00 a Sq. Ft. per inch, again depending upon where you live, because asphalt plants in different parts of the country charge different prices for their material. They do sell cheaper mixes mixed with recycled asphalt, this material will not last as long as virgin material, reason being its nearly impossible for the hot liquid asphalt to penetrate into the recycled mix. So as you see there are some variables. Hope this answers your question.

To do sealcoating I had to get a specialty contractors licen$e from the state which required proof of in$urance and a $urety bond. From there I also needed a business licen$e from the state, and another licen$e from my county, as well as additional Muni licen$e$ from each city I perform work in.

Bare Bone setup! Maybe in other states $1500 to $2000 is actually low, its actually very high! Anyone can build a 275 gallon sealer tank system for under $675.00.without utility trailer. You can find these on the web called Seal coating Tote Spray system which sells for crazy prices! $1400 -- You can build it for half that! Needed: 1. Truck is good idea, But get a 4x6 to 4x8 Utility Trailer, buy used one, I recommend the utility trailer with heavy ply tires able to handle weight, a 275 gallon tank full weighs approx. 3300 lbs $150 to $750 2. 275 Gallon Food Grade Tote, with aluminum outer rack for stability. The tote is equipped with 2" camlock valve already on the bottom of the tank with a shut off. $25 to $125 3. Pump - Pacer for low pressure or Trash pump for high pressure 2" inlet and 2" outlet $249 to $349 4. Hose - 2" approx. 20 feet, Green or Clear $35 to $60 5. 2" Camlock Valves/connectors - Will need 3 Female Camlocks, 1 male Camlock threaded for inlet on pump... You can use either metal or poly.. I use poly cheaper. $45 to $60 6. 2" Camlock Ball valve with threaded end opposite end with male camlock $20 to $25 7. Setting up the wand hose to pump. You will need a 2" T $6.00 1- 2" reducer to either your choice 1" to 3/4" with a connector for your hose. $4 1- 2" Double threaded connector $4 8. Hose - 3/4" to 1" Rubber hose - Do not go over 75' - $50 to $75 9. Shut Off Ball valve for your hose $8.00 10. The Wand - You can use metal or PVC - Make the wand approx. 4 feet with elbow and 3 inch tip $5 11. Tips- You can buy sealer tips for $6.00 ***Reminder when you use a square tank vs round - Make sure you give the tank a slight incline towards the pump to maximize full product usage, You will find to have 5 to 7 gallons left in your tank bottom in the square tank verse the round tank.*** Total Cost with out trailer: $660 to $700 depending on your local hardware stores. Total Cost with Trailer varies $ Under $1200 Just remember this setup can be used for many things not just sealer. Use it to water a garden, seed a lawn, water supply a camp, and much more! Buying a tank from one these dealers for $1000's is crazy when you can build one for peanuts and profits are crazy. My profits with this tank system- no one would even begin to believe! We been in business since 1952 - From 5 gallon pales to a tank system able to quadruple the days in profit! If anyone has any questions just comment, As for the video you did extremely well ..cudos.. The biggest question of all though, is how much do you charge? Giving an estimate, to me, is probably the hardest thing to do.... any advice?

Talk to other guys in your area and find out what they charge. When I started, prices were ranging from 5-10cents a sq ft. Then there was the "fly-by-night" guys undercutting everybody, doing a crappy job with watered down product...those guys are all long gone now! I went to the owners of the reputable companies in the area and basically said...there's enough work for all of us...we all need to be in the same price range. If we're ALL in the same price range, we'll ALL make more money. We're all in the 10-15 cents/sq ft range for sealer, and 40-50 cents per foot of crack fill(hot rubber). I'm settled in a 10c/sq ft. That's very simple math to get a dollar amount. For HUGE driveways/lots...I drop down to 8c/sq ft. For small driveways, (I have a $95 minimum) I'm at 12c/sq ft (anything under 2500sq ft). If I have to powerwash...it's $50/hr....if cleanup effort will be excessive, I guestimate how long it'll take...$50/hr. For the average driveway...I make close to $100/hr profit. Of course, there are costs aside from materials that comes out of that, and I set aside $25 of it to keep a little nest egg for new equipment etc. I have never made less than $50/hr...in MY pocket. I am a "solo artist"...so it's ALL mine!!!!

Sealcoating is essentially painting asphalt. It doesn't preserve asphalt, it just makes it look better. For awhile. Then it peels, and you have to do it again. Municipalities don't do it, because it increases maintenance. With no positive benefit. It's the equivalent of painting brick or stucco. The asphalt lasts no longer, it just looks better. Temporarily. Sealcoating is a bad idea. Get into this business if you want to take advantage of people. Avoid it if you want to help people. There are lots of other jobs with positive outcomes for yourself and others.

Sealcoating does add longevity to the asphalt, but not much. And it takes several times, but eventually the soalcoat hardens and creates a barrier that helps preserve the asphalt. All in all, concrete is the way to go if you're trying to get longevity with no upkeep.

This is kind of misleading, there's a lot more to Asphalt Maintenance then a truck and a tank. If you show up to a job with a plastic tank your not going to look to professional. Also sealer dose not seal cracks you need to crack fill with rubber.
