This video could possibly be dismissed by the cynical as a self-promo. However, that would be a serious mistake. Having had a new house built in the northern part of the Panhandle in the 2016-2017 season (barely beat the winter freeze for most of the concrete work), I am now able to be a pretty good judge of all that was presented. In hindsight I realize now how blesssed I was--far more than I deserve. I had a good site, good soil, good access, a good view, available utilities, and equally or more important a good builder who would have protected me from bad decisions had I started to charge ahead in the wrong direction. Each and every point brought up in this video must be carefully considered BEFORE you blindly more ahead to build your dream home and have it turn into a nightmare. In my situation to save money, the builder allowed me to do some of the work myself when I was able to work around his crew without interfering with their progress, but this is highly unusual. When I first asked him about doing this, he frowned and very hesitantly said yes, but only if I did a good job--and he meant it. He didn't want his reputation ruined by any failures on my part since in many ways my house would represent his work.. My final total cost per square foot (including land & everything) was a very reasonable $142, but remember this was with me personally doing the bulk of the electrical, all of the inside painting, all of the inside trim work, most of the necessary tree-clearing, and more. AND, that was 4 years ago before the prices started ramping up primarily due to retiring West Coasters bailing out of the conditions over there. Also, keep in mind this video is already over a year and half old...and you can well imagine what prices have done since then. To repeat myself, carefully consider every single point brought up in this very fine video especially if you are building in any kind of a remote area.

good info Kory. When we were driving through Kamiah an old timer told us not to think about building in Idaho. Digging the well is very expensive. We built in rural Wa state 25yrs ago. Drilling well and going 200ft down was so stressful!!!

This is a great, informative, and accurate video. I'm glad I didn't watch it before I started building because I would have bowed out 😆. Talk about a labor of love and a long road. It has been a three year process, buying the property, well, septic, and permits oh my! We have found building and working with Kootenai Co to be an arduous effort. It's not for the light hearted!

Watched the whole video video and I disagree. I've been a heavy equipment operator for 8 years along with framing on the side. About 85% I can do everything myself and save a whole lot of money.

I don't disagree with your disagreement...anyone who can do 85% of the building themselves is gonna save a whole lot of money relative to how most people build...which is with a contractor and funded by a lender who requires licensed contractors to build through the phases in order to fund the draws. ICF-Insulated Concrete Forms while growing in popularity, are not a common building method here (nor anywhere for that matter.) ICF has its pluses...strentgh, energy efficiency, durability...but currently cost is not a plus due to lack of builders who are familiar with it's concepts and local suppliers.

I built in 2016-2017 in the northern part of the Panhandle. Have a walk-out basement. Builder used ICF construction for the below-grade front walls of the basement, used 9 ft walls. Backside is the walk-out area given the handy slope. I am absolutely pleased with the results, but for sure the builder best know exactly what he is doing. Switched to conventional framing for the above-grade construction. Would do the same again.
