Isn’t it more so a price correction versus reduction, if you use normal standard long-term average annualized rates of increase versus the overtly inflated prices of the last 2-4 years. 🤔

The area in Pompano (and Margate) I used to live near had values of homes sold over the last few weeks drop from $360k to $298k. Those were actual homes that sold, not just listed for sale.

The cynic in me wants to tie this politics. As states become more red, people slowly begin to flee the state. Florida can now be considered a red state, and the economic policies down there are favored towards investors over working people.

Those of us that live here aren't seeing anything resembling a crash, all we see are tons of new subdivisions going up and more and more people moving here!! Growth, a ridiculous amount of growth, the roads, the beaches, the golf courses, the restaurants, everything is overcrowded and getting more expensive by the year!

Saint Petersburg used to be such a lovely town ten years ago. Downtown has become impossible, with high rises being built in every square inch of space. Dust, noise, traffic, it lost all its charm, and rents have gone crazy. Why would anyone want to buy a condo for a half million dollars. The rentals here aren't going down, I recommend you check your sources.

That may be good but Florida has the 2nd most expensive property insurance premiums in the nation which will be even higher because of Helene and Milton which caused damage in the state.

@@geocam2 Insurance should correct over time, probably pretty soon. One of the reasons for these ridiculous premiums is because of the price of lumber, materials and labor are still pretty expensive. I imagine it has to do with the sheer amount of building permits from the builders. It increased the demand for the lumber etc. so much that it stretched the suppliers pretty thin between the insurance companies and the home builders. It makes total sense if you really think about it.

Good for all the people that held out and waited to buy. I live in Jacksonville FL. I bought my house 7 years ago when everything bottomed out. Bought a 3 B 2 FB house for 124,000 the day I got my keys the market jumped 25 G already had equity the day I walked in. All good stuff to hear back to reality 👍

I dont think ppl realize how few buyers are even able to afford these houses at these levels. The buyer pool is objectively MUCH smaller when the cost goes so high. FL wages aren't anywhere near these prices 😢

It depends how you look at it. Any person that was a homebuyer between 2017 and 2020 experienced a huge growth in equity. When they sell, they can afford to buy at the current prices. People that didn't own property before 2021, are locked out for now, until they can save enough money for a down payment. And that can take years.

I'm pretty sure the recent hurricanes and the videos of the destruction is going to at least slow down demand from out of staters to come on down and buy a house. A few calm years weatherwise. And all will be forgotten and it will start all over again

You keep saying that the Florida market is crashing, but the market is far from crashing here in the Tampa area. The prices are still outrageous, and it is hard to make that argument when my realtor friend just closed on 6 houses in November, and has closed on 40 houses for 2024. She is busy as can be. Yes, the market has slowed down, and certain houses are sitting for up to three months, but the better ones are pending in two days, and there are still a lot of cash offers. Also, for every one person that is leaving Florida, two more are moving in. The amount of out of state plates here is crazy, and they are not snowbirds the traffic and congestion is ridiculous.

Home sales in Tampa/St Pete are down 40% since 2021. And supply is at the highest level in 10 years. Congrats to your realtor friend. But she's the exception.

@@ReventureConsulting If that was the case, home values would be going down much more than they really are. I haven't met a starving realtor yet in this market. Every realtor I know is still killing it. My husband and wife friends who work for Adam's homes are selling new builds like crazy. Adam's Homes is building all over Florida, new development after new development, and I know for a fact that some of the bigger builders are giving point buy down concessions or upgrade concessions, but there are no extraordinary deals to be had in this market. We are still very far away from what happened last time. It seems much more like a price correction than a crash.

​@@lnicole2504 I know realtors that killed it in 2007 & 2008. Their performance isn't reflective of the market. Although I do agree, it's probably more of a price (very large) correction instead of a crash.

@@melvinbarnes6652 Yes, some realtors do much better than others, but I think it is reflective of the market in the sense that it shows that there is still a demand for homes, people are still buying regardless of price and interest rates and people are still severely overpaying and the market isn't crashing.

Florida market is mostly driven by retirees, (vacation or 2nd home buyers). So you can't really compare it to other markets as easily.

lol most areas that actually reflect substantial buy sale performance are cash buyers not giving two fucks about insurance. Sure monthly rent trailer parks took a hit but let me know when you want to sell your Naples home at a 30% below market value I’m a cash buyer 😂

@@ReventureConsulting yes, Florida is going to become less retirees . I predict many foreigners will buy 1st or second homes in Florida. Also foreigners moving from cold states to Florida . Watch more and more "ethnic " restaurants will pop up;even in areas where there were few or none .

My snowbird neighbor here in Key West sold his house that they never used. They had this property for 20+ years, and sold it for $1.5 million. It was bought by another snowbird that rarely used it also. The new folks owned the property for 2 years and last year when the market was selling like hotcakes, they listed it. The house sold for $2.25 million.

Florida is suited for multimillionaires. We left in '82 to a nearby state for his union job. We had no choice during the bad recession in early '80's. Lots of unemployment. For anyone moving to Fla. it is super expensive and it takes money to live a normal lifestyle now days. We never thought about going back to live there .

Florida. Where homes that I saw going for 125k 8 years ago,now cost 350k. Insurance costs? Tripled in last 10 years. I'm good. But could I sell and find a comparable home at an affordable price? Hell no. If we see the foreclosures like in 2009,oh yes a crash will be a good description.

We moved to Florida in 1980 at age 18. We're still not even close to being millionaires, let alone multi. Homes were definitely less expensive then, but we lived within our means. Bought what we thought was our 1st home. Still living in it. We certainly can't afford to move now.

Cape Coral is crazy busy here. Seeing signs of market price rises. We were going to list one waterfront gulf access property at $650k but now looking more like $700k. Got JRWood realtor team evaluating with us. They said they saw rises in prices in Bonita and think Cape Coral is also on rise. Homes are starting to move. It is so hard to tell. So many variables. Cool software though.

I live in Lakeland, Polk County. You’re wrong when you say we weren’t even impacted my the hurricanes. Milton devastated my community of 1600 homes with massive flooding. We’re still personally trying to get our home repaired. Airboat rescues were made, etc. and I’ve seen entire neighborhoods outside of our little community completely annihilated due to flooding. That being said, you’re correct about the massive amounts of housing developments. That without improvements to infrastructure to handle the influx of all that housing. Traffic has gotten out of control.

I came here to say this. Lakeland got hammered. The flooding was awful, and made worse because of all the overdevelopment in known flood zones. In fact, a good bit of Polk County had pretty significant wind and flood damage, just not from storm surge.

Hey neighbor - fellow St. Pete resident here. Been watching this starting to happen for a while but the hurricanes sure shook things up quite a bit more and things are snowballing now I've noticed. I'm glad you made this vid - thank you! Nice to see the validation, and looking forward to the return of balance after all the suffering of local residents that have been ousted from their homes due to the crazy price increases over the last several years. This is such a good thing that's happening - there's been way too many predatory practices going on with the influx of out of state investors over the last several years. It's the ugly side of "growth" and it's about time balance is coming woohoooooo!!

Rule of 72, your house value doubled in 15 years. That works out to be 5% growth each year, not to mention all the carrying cost. Insurance, taxes, repairs ect.

I'm from Lakeland. The hurricane definitely affected us. My mobile home was flooded for 3 days. It's a total loss filled with mold. I had to move. As a matter of fact, FEMA used a picture of my neighborhood on their homepage.

We moved north and away from the ocean in 2018 and I consider that a just in time move. If you can, do the same or at least get out of the south. Impacts (from, you know...) are accelerating now.

We had no hurricane damage in Lakeland this year but the housing prices are dropping. Not majorly though. It’s the HIGH cost of insurance that is driving the increased inventory.

After the 2 hurricanes that hit our area twice, our insurance will sky rocket and people that were not in flood zones will now have to pay flood insurance because they had damage too and flood zone areas will change. Also don't forget insurance companies will pull out of Florida as it was done in the past which drives insurance prices to go up even more than they already are. Just wait

True. Even though north florida ususally gets missed by hurricanes, the home owners insurance companies are increasing the premiums to spread the risk of south florida and make everyone in florida pay higher premiums to pay for the claims in south florida and west florida...i speak feom personal experience from being a homeowner in north florida...and yes, lackluster demand for buyers...price and interest rate too high...

Just moved here last year from some very hot states in the west and I love the little taste of light winter we get, spring is gorgeous and the summer is nowhere near as sweltering as Southern Florida. Its still way cheaper than it is pretty much anywhere in the Western states.

If I have learned one thing from living in Florida, it is the land of schemes and deceipt. Anywhere from Ponzi schemes, to insurance schemes, to cosmetically repaired hurricane damaged homes. The hurricane damaged homes are now black mold infested homes. If they have not been properly excavated and mold removed, there will always be black mold ever growing in these homes, in addition to other damages. Insurance has spiked in the entire state, but more so in hurricane areas. Real estate taxes have also spiked across the state. Buyers beware and do your research. This video is a good resource.

And as we know mold in the home makes for a very unhealthy living environment. Some are more sensitive to it than others. Those with asthma and allergies are highly bothered. And those rebuilds are not disclosing the facts about the hurricane damaged homes. Buyers beware!!!😮

I think the residents of Polk County may disagree with your assertion that it is not impacted by hurricanes. That county has been hit hard numerous times by hurricanes. My mother lost everything during Hurricane Charlie. There are very few areas, if any, in FL that are not impacted by hurricanes.

Exactly. I'm in Lakeland. Born and raised. It's ignorant to say there's any place in Florida not impacted by hurricanes. With flooding, wind damage and tornadoes spun off from outer bands. It's not just mobile homes damaged here either. My mom's house got a couple of feet of flooding during Milton, and she's in the Lakeland highlands area. Oh, and power outages for sometimes weeks every year! That's fun! 🙄

You’re missing the property taxes have tripled or more in the last 5 years. Nobody can pay the taxes on top of the homeowners insurance.

Some of these claims are rather puzzling. The property tax rates are exactly the same, and if you own your house as your primary residence, they can only rise around 3% a year. Property taxes only reset when someone sells or buys a home. If you bought your house in the last 5, 10 or 20 years, your property taxes have barely moved...

Nick, I appreciate your data, but there are high demand areas in Lee and Collier County such as Estero, Bonita Springs, and Naples that continue to increase in value. You can't just make a blanket statement that the entire State is crashing. People that relocate to Southwest Florida are not moving here because of the job market. They are high wealth individuals and have the money to buy into the Premium Communities. As you mentioned, Cape Coral has been hit hard with dropping home values for a lot of reasons besides the Hurricanes. Companies like Blackstone and other Corporate Real Estate Investment firms have had a major impact in artificially driving up home prices in Cape Coral and are liquidating their inventory as the demand has started to contract. These are all topics you have covered in your previous videos. My point is that Florida is a very challenging market to predict what the future holds because each city has pockets of high demand properties that are increasing in their value.

International demand in south Fort myers south to naples, its not gonna ever crash there its mostly millionares who move there, worked off coconut road when they first starting building many of those gated communities in 2002 as a young early 20s newbee to florida, since 2002 that entire area got built up with 100s of gated communites from rich people all over the world, and the rich will continue to move to that strip of gated communities off 41 and 75 between Fort Myers and through Naples. Thats a different animal, its not many working people its either old money from Europe, NY and Chicago or current or recent pro athletes or Hollywood actors. This will keep prices up and demand high regardless of the crappy pay in Florida, climate change and the insurance rates going through the roof.

@@ReventureConsulting True, but Collier is massive and includes Immokalee and Ave Maria which is where a lot of bargain hunters were forced to look for new affordable homes when prices were skyrocketing. Try finding a deal on a house in Downtown Naples close to 5th Ave where there is high demand and no new construction. You are not wrong about the overall numbers, but there are a ton of high demand areas in Southwest Florida that continue to appreciate or are maintaining their value. I do find your data and your website extremely valuable for making decisions on future purchases. Keep up the good work.

I live in St. Petersburg near the new Whole Foods. No damage at all from 2024 hurricanes. My house was built in 1956 as a block house. I added an addition. Bought it back in 2003. Great decision great city. Love the new downtown skyline.

As a nearly lifetime resident of Florida (moved here prior to starting high school) and having raised my family here - still living in the “family home” where I raised my family right around the corner from where I was raised - I am delighted that the Investor Housing Market is going to crash !!!!❤❤❤❤ Investors have jacked up prices and are turning us into a nation of renters - who they then Screw with Ridiculous rental costs. And don’t even get me going on the gimmick of HOA’s………. Crash and Burn 👍. Or as I like to call it “a market reset” or Reality !!!!!

sadly this is not the case, investors are the only ones who will be buying here now, they are the only ones who can afford the insurance and the rubuilds to code and all of that. florida will be for the wealthy and the poor who serve them, like Naples just on a bigger level. look at fort myers, prime example, all investors and rich people bought it up after Ian and are building massive million dollar + homes

Our HOA has tripled in just a couple of years…it is INSANITY & we will have to move & this is a retirement community for middle income retirees quickly making us low income retirees who will soon be living in the street if things don’t slow up very very soon…there are more empty condos because as people die the condos aren’t even wanted by their family members since the HOAs continue to skyrocket …and believe me these condos are not worth it! We are being pushed out of our homes and if FL thought it had many homeless before this we might become another tent city like that we see in CA!

The housing market in Florida was prompted up by non-Florida residence. Most were for investment proposes. Now the supply has caught up with the demand, the costs are dropping and investors are cashing out and those who moved to Florida are returning home. Not mentioned, but Miami-Dade County will plummet the most. It's decline is very recent, but it will be a significant buyer's market by the end of 2025!

Naples and Collier County are the best if you are looking for a house in Florida. It's expensive but the value of your property is always stable. Naples is the n.1 choice of rich people, ask yourself why.

Hey, your video came up as the first time I seen you. I just wanted to comment that you were spot on about the housing market in 2022. We are from Florida-Pinellas county specifically. We made the decision to move away in the spring of 2022 as you know home sales were bursting and prices were high and it was fabulous! We were supposed to move in March, but because of issues with the sellers, no fault of their own- they were military and were PCSing and there were delays. But the two month delay between March and May absolutely burst our world apart. By the time we moved as the end of May and then had the house ready to sell in early June, the market in Pinellas County had dropped rapidly. We initially planned to end did list our house at $629,000. Ultimately, several months later we had to sell for $450,000. And this was in the heart of Palm Harbor in a great neighborhood with a completely updated house and we just weren’t getting offers. Absolutely heartbreaking. And we did leave because of the things that you cite in your video. Rising insurance costs being a main factor. We chose to move to North Carolina, but in hindsight, we now know we should have done due diligence about the area because even though we are in an urban city, it is vastly different than the bubble we were living in in Palm Harbor! Also, as an aside, I saw that you were showing declined in home values in St. Petersburg, but I noticed that the area seemed to be Shore Acres. I feel like there should be a disclaimer for anyone moving into that area that your house💯 % WILL flood at some point during a heavy summer storm!😂😂 buyer beware. But ultimately, I’d really like to know your opinion about whether or not it would be a good decision to move back to say, Pinellas County, in 2025 or going forward based on the criteria that you laid out in this video.

Mighty risky, I'd say. We used to lived in Lansbrook in Palm Harbor for 20 years. We are visiting Florida now for a month and it's a great reminder of why we moved ... Florida was our dream until it became a nightmare. We moved out six years ago back to the Midwest. Visiting here is enough now ...

I always keep an eye on St Augustine and I've been shocked to see the increased inventory. Reventure app has been pretty accurate when looking at Jax down the coast. Of course you called it years ago, but I like being able to look at the data myself. I'm hoping California, specifically Santa Cruz, can buffer the increased prices. The issue in my area is simply lack of housing mixed with a lot of people who can actually pay cash.

The Florida Building Code should make it mandatory for builder's to build concrete block homes with flat solid cement roofs. This way they can tell the Maurauding Insurance companies to get lost. The main things that affect a home during a Hurricane is flooding and the roof blowing off. Once they start building hurricane proof concrete homes with flat roofs, the insurance will be minimal as they would survive most hurricanes. The homes built in the US are flimsy, built with cheap quality wood and chinese dry walls.

I have passed every hurricane since 1969 here in Puerto Rico. My house is made of concrete blocks with rebars every 8 ft, solid concrete columns at each corner ties each wall and a 4ft deep X 1ft wide concrete foundation and a solid concrete roof. The only thing that happened was in Sept 20 2017 when hurricane Maria removed the metal hurricane shutters off two sides of the house! I later found them . I was horrified with the construction in FL when I moved there, sold and back in PR. Someday FL will learn. I wonder how much influence the wood-roofing industry and insurance industry has over FL politicians ?

Well this is a hard lessoned for those people who bought homes in Florida learning that knowing the climate and environment can help avoid buying homes that are at risk of damage from natural disasters. Currently the ways houses and buildings are bein g built their is no consideration of designing structures to work with the region and climate they are instead we gotten into this blinding need to build repetitive basic structures that are not built to resist nor work with the land and climates. They are inefficient and in the case of mother nature being involved not an asset but liability. especially when you consider that insurance is just a scheme of taking money to risk in the stock market.

Really they change the building code after Hurricaine Andrew in the 90's. Home now have to be made out of concrete blocks to withstand the winds. But concrete does not last forever in the super humid conditions and expose to salt water all the time. People usually do not have problem with there home falling apart unless a tree comes though the roof or do not have shutter on. The problem is the flooding. The problem with FL is that they just over built and grew way to fast without considering the traffic or roads. They have done the same in TX and many of the nicer southern states and basically ruined them. The traffic was even bad in Dallas back in the 70's. Bjt this is what happen when one party takes control for over 30 years. There is no balance in policies.

I think the bigger problem is the fact that Florida is the lowest salaried paying state. A study back in 2019 (pre COVID) stated that it took 4 adults working full time making above $45k in order to pay an average home.

I live in Pinellas (St Pete) market. We live in a higher elevation area. I think that is where the changes are going to be for that market. Too many people cannot afford flood insurance and live in prone areas.

The entire state is considered a flood zone when it come to the morgage companies. Actually flood insurance is about 50% of your other insurance. But when I moved my $200k home cost about $4k to get regular and flood insurance. I had USAA and they had grandfather me in, but I would not be surprise they only cover active duty in the military and Veterans probably cannot get homeowners insurance at all since USAA bailed out of FL around 2005 or so. Had 2 minor hurricane in one season and that was enough for them. Meanwhile my insurance in MN is about 25% of what it was in FL 12 years ago even though my home is insured for more here.

I owned a condo in Delray that was build in 1981. Everyone who bought sold for less than half the price in the 90’s. That was a much smaller bubble. 2006 was much smaller by today’s values as well.

I'd like to correct what you mentioned about Lakeland. It most certainly does get impacted by hurricanes. While the coasts receive the brunt of storms due to surge, the entire peninsula is impacted by winds and flooding, and as such, has hurricane risk.

Homes prices is southeast Fl went up 400% in 6-7 years. So many people took out adjustable rate loans to buy spec rentals and are negative leveraged. Massive single family homes price drops could happen. 50-60%

@@andrea45347 it’s easy. Pull the homes for sale in southeast Florida. Look at the property history data. Buy price. Many in the last 7 years. Trying to sell now at 3x or more. Reality has not set in yet. All the offering prices drops are insignificant which makes sense that many are negative leveraged. It only takes a few per neighborhood to drastically cut to preserve gains for those who want out and are not negative leveraged. That will reset the mkt. the condo mkt should implode as all the fixed income retirees who saw values double or triple are getting hit with 3x HOA’s in the new year. Taxes and insurance. You will. See a tidal wave of listings. High rise new development construction sites are being foreclosed on. As I said Google CPI vs Case Schiller Housing index and hit images. It’s worse than 07/08. 2-3 years values could be down 40-60 percent.

I see posting all the time on next door why isnt my 2006 home selling? been on market 186 days...etc... standard 3 bed 2 bath 1800 sqft dated....asking 450-500k come one dude... worth no where near that price.. was like 250-300k best in 2021 3 years ago. now insurance and properrty and rates much higher. market stagnent continue to bleed out.

Nobody wants to deal w/ the hurricanes/tornadoes, sinking ground, crumbling condos. Then there's the HOA, THEY caused problems, Insurance can't be got because of the hurricanes. Sink holes...and the list goes on. Property insurance isn't to be had. And you wonder WHY nobody is buying in Florida. And it's now over built w/ skyscrapers. It's AWFUL. I wanted to buy a place in Florida, but there are too many reasons NOT to. 😵😵😵😵😵

Weather disasters and insurance crisis, limited amount of economic industries, crime and violence, so much more, all following a steep covid-era spike in costs of living. All this points towards prices falling like a stone beyond the recent drops. It’s just not worth the steep price.

The insurance industry in FL is worse than a loan shark. They r taking the premiums but when a claim is submitted, the denial rate is up to 75%. This includes Citizens; and they con’t to get away w/ it. I see foreclosures rising in 2025 to a level never seen before. ☠️💀☠️

Actually, you are telling the truth and it has nothing to do with flood damage. I have neighbors who filed a legitimate claim for roof damage resulting from one of the storms that came through. They filed a claim and have been fighting with the insurance company for over 4 years, so what you are saying is true.

1:26 - That house isn't even in the same COUNTY as Tampa. That house is in Pasco County, north of Tampa, where the housing costs have ALWAYS been significantly lower than Tampa. I know what I'm talking about. I just moved from the Tampa area into Pasco, a few months ago.

I live in Jacksonville and one thing I am seeing that raises an eyebrow in my neighborhood is the length of time apartments are vacant. My nextdoor neighbor has a duplex and has been trying to rent it for over six months. In the same block there is a rental duplex. One of the apartments has been vacant for a year and the 2nd unit for 2 months. Also seeing many homes up for sale.

😮Polk County Fl is impacted by hurricanes, but not as severely as on the coasts. All the major storms including Rita Maria, Ian, Helene, and Milton, came through Polk County Fl.

@@redbaron6805 Oh trust me, our insurance rates are astronomical too. Both home and auto are soaring thanks to the overdevelopment and overpopulation in Polk. They are building in flood zones and overburdening our infrastructure in general. Milton hit us much harder than it would have if they had been more ethical in their development strategies.

@ That is very true. As flood planes, farms and other areas are built over, there simply aren't enough areas to quickly drain massive amounts of water to when storms hit. Water still follows the laws of physics as far as volume, weight and motion. These superstorms soak large areas, causing entire lakes worth of water that need to be moved, and they have nowhere to go. Florida is flat, and homes are concentrated in low areas with minimal elevation. As sea level rises, the canals are draining slower, with Miami Dade having recently bought scores of massive pumps to try to move rain water from the city. As a bonus, salinity is starting to become a major issue, with fresh water supplies rapidly being compromised also. Florida is getting slammed from all directions...

I'm angry. After 55 years calling this home, we are leaving our cinderblock house and previously loved MCM neighborhood. Since developers and folks migrating here have left nothing calm and peaceful here, there's only the sun. Ive been run out of my house by insurance prices, taxes and the rising cost of living. The roads are some of THE deadliest in the country. So sad to leave. Still, I can't help but love it but its home. Newcomers have very mixed reviews but mostly, they aren't positive comments

As a retiree and former real estate investor and broker /appraiser, I doubt many views this fellow is selling. Inflation (loss of money value) has been a big factor coupled with Florida's shortage of homes, which is unlikely to have a major decline in value. A shortage of available mortgage funds can easily slow a market as it is now showing some stabilizing forces, slowing increases in value. Given the cost to build, I seriously doubt a major decline in home values.

In our southwest Florida zip code our normal for sale inventory is 50-60 but currently ~600. Our home owners insurance went up 500% over the last 5 years with the last premium 200% of that. It is expensive to live in paradise!

The prices in Florida ARE over-valued and while we are experiencing a sustained cold front--which may lower Gulf water temperatures, essentially, the warm Gulf waters will remain a reliable engine for future hurricanes. They now seem to spin into that water body and impact the West coast of Florida. My area had 3 hits and I had to evacuate twice. I am putting my property up for sale in January. This is no way for a senior to live. Unfortunately, weather shocks are taking place all over... even in unexpected areas.
