Open houses are the norm here in New Zealand - generally they will be a hour on Saturday and Sunday. I like it because you are less hassled at other times with constant individual viewings. The agents like them because they can also provide leads for other properties they have listed. We don't have buyer's agents here.

Totally depends on your area..we have year round school in much of Arizona, so our 'peak' season for families is totally different than states that start school in September.

Would love to hear more about what exactly those "nobody wants to buy this house" reasons are....if you have a basic 4+ BR/4BA 2 story home in sought-after area, close to awesome amenities, #1 public & private schools, churches/temples/etc, shopping, recreational, low noise/pollution, no hurricanes, etc but all it needs it someone willing to put their own kitchen/baths into it (what a great opportunity), THAT is very different from a home in terrible crime-ridden location or next to an airport or toxic waste dump. What I am saying is, the REASON why someone wouldn't buy your home is VERY different. You cannot lump a "dated" home into the same category with the "next to toxic waste dump" home. There are quite different degrees of "nobody wants to buy this home". There's the "NEVER BUY THAT HOME" and there's the "here's a home that needs your Decorating Ideas" home. I don't think your Seller's Playbook sufficiently delineates between these types of "Restoration Required" homes. Not all homes are restorable, if they're it a toxic waste dump, or likely to be murdered crime zone.

replying to my own comment, in our area, very few homes for sale and Buyers WANT this area, they have bought UN-updated homes and then spent the 200k to update them (which we don't dare spend) waited until the reno are done and then move in. I don't see this situation mentioned in your Playbook. Just my 2 cents.

In my area, sellers don't buy furniture or accessories for staging. If the house is vacant a good realtor might arrange for staging from a professional, which is rented.

professional staging is VERY expensive....count the costs before you sign up for this, and also realize there are some buyers who are more impressed with a vacant home because they can see the HOUSE and not some "trendy" furniture, bringing in expensive furniture when the home itself is not great, or the location location location is terrible, is not worth it.

We bought our current home (that we are getting ready to sell) "as is" in 2013. I never really understood why she listed it that way because the only thing we found wrong with it was a broken egress window which she went ahead and replaced for us. Over the years we have replaced all three toilets and the HVAC system, but they were OK when we moved in. The house was 15 years old when we bought it and we replaced those things right around the 20year mark. So maybe she thought it was time to replace so e of that stuff? I don't know.

We are moving out of state across country, we already have a house bought to move into and are leaving this house in the agents hands, it will be staged. The house is a 4 bedroom ranch built in the 60's, new roof, currently we are putting in a new septic system, it has well rights, "important in CO", and 1.3 acres of property. The price we are asking is enough to break even with the purchase of the other house and moving costs, etc., our only worry is leaving the house in the agents hands and not being here to take care of any issues that arise, it's giving us anxiety, lol. What should we expect of the realtor as far as care of the house, like the toilets will need to be flushed at least once a week and the house checked in on.

If possible I would ask a family member, friend or neighbor to check the house every 2 weeks,that's enough👌🏻

For me, it's not the question of what makes a good agent. I just want someone who doesn't treat real estate as a part time job and who honors their commitment. It's as simple as that. The real problem is, in an industry as non-transparent as real estate, how do you find those real estate agents? Especially, if like most people, you are buying in a new area of the country where you can't rely on word-of-mouth. Every time I have do deal with a real estate agent, and I've had to six times so far, I get a sinking feeling in my stomach. Only one I found trustworthy, and only because they were a personal friend.

Something that is usually not mentioned. Keep your front yard maintaned and clutter free. You never know when the Google street cam is coming by to take a pics. When shopping for a house I always look at the street view and I too often find a house that was neglected, then polished up only for the sale. It's a big red flag for me.

we have blurred out our home's view from Google, we don't want anyone looking at us unless we allow this privilege!
