Emergency fund / savings -- Health insurance / HMO -- life insurance/VUL -- other investment (stock market/forex/mutual funds) / Business / Real Estate (you're ready to own home if you can pay fully within a 10 year period)... still you need to asses your capability to pay your monthly amortization considering your situation and source/s of income.

People surround me were surprised why am I owning a Condominium in Makati inspite I'm a domestic helper in Hong Kong...it is because of PS Bank who lend me the money. It is very challenging din when I borrow the money few banks rejected my application it is not because of my salary it is because of my position of work (Domestic helper) Buti nlang yong income ko ang nasilip ni PS pinautang ako.Dumating ang pandemya I had no problem paying the Bank kasi stable work ko earning 100k peso a month as a driver in HK. It is a lot of money plus income ng Condo ko na 27k a month with 24k na loan may extra pa ako na 3k sa income lang ng Condo with the good credit history nandyan palagi sa akin si PS. Kung marunong lang mag invest ang maraming domestic helper hindi mag hihirap once we retire.Hindi na empty ang Condo ko kahit pandemya.

My husband and I belong to the cusp years of millennials and gen x. It was only 5 years ago when we decided to take a leap of faith to invest in our own family home and retirement fund which will only be 20 yrs from now. We're not so much into travels and gadgets but we're focused on the education of our child and contented with saving our money in the bank. Later on as the inflation hits our savings we realized that that was a huge mistake and should have started the earliest time possible. We have wasted a lot of time.

Hi Sir Rex! May we ask on how to find out if our developer holds the title and it is not mortgaged? We have invested on a condo unit. The turnover was supposed to be this 2021. But presently, it is still not finished. They are requiring us to pay the turnover fee by December 2021. Is it ok to pay even if there is no unit turned-over to us? Kindly enlighten us sir. Problem is if you have a helicopter parent, that is always my problem. We have already invested a house and lot in amaia co-owner with my sister, then we decided to get another unit but the problem since we are still living with our parent they still do have the final say. Since our first unit was acquired through bank loan and they do not want us to have another bank loan. The problem why we couldn't convince them, one of the reason is bank loan since my parent's house they have acquired it through cash payment, 2nd is the late turnover of amaia scapes.

Ang problema kasi is sobrang baba nang upa, kahit lakihan mo ang downpayment. Malaki ang interests sa bank. Negative cash flow at talo ka pa. Mas mahal pa yung monthly amortization sa upa na nakukuha... realtalk lang. based on experience yan. 2023~2024

Condo is not always good for investment esp for ofws. Kc mag spa k, bayaran mo every movement kht nd k p kumikita plus agents fees plus pag binaboy p ung unit mo lugi, sakit s ulo. Esp this pandemic, mahirap kumuha ng renters or u have to lower ur rentals by half. Maybe MP2 is better, tulog k lng may dividends k n.
