As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. Citizens cut us last month. Fortunately, we put in a claim after the 2 hurricanes beforehand and received a check within 3 weeks. I couldn't imagine being on a fixed income living in Florida. The property taxes are sky high and food is pricey. If you're old in Florida, get out of here.

Snowbird here. We have a small villa in Boynton Beach. I did notice a bunch of for sale signs in the area. We went to an open house this past Saturday and the realtor told us we were the only ones to go thru. We only went because we drove by it on our daily bike ride. The times they are a changin for sure.

since you brought up insurance and Citizen's, Citizen's insurance is going to make everyone pay for flood insurance, regardless of whether or not they are in a flood zone. its crazy

My husband & I rented a Condo in Florida a few years ago. The Owners hadn’t kept up with their own Inspections. We did the Inspections!The first day e found out one of the bathrooms wasn’t working. Day 2 they fixed it.( that’s 2 days without 1 of the BR) Day 3 another Problem,Day 4 it’s fixed. We WONT RENT ANOTHER CONDO! I wish I can say they gave me an Adjustment because we weren’t getting what was advertised! But my husband said, “Don’t make a Big Deal out of it!”

Secret to Home Insurance… shop, shop, shop. Citizens depopulated us after 2 years with them. I shopped over 3 days with many phone calls and got prices ranging from $2500 to $9000. Citizens was $3400. I went with the $2500.

Asking a real estate agent whether you should buy a home right now is like to asking an alcoholic whether they think you should have a drink lol. Homes in my neighbourhood that cost around $450k in sales in 2019 are now going for $800 to $950k. Every seller in my neighbourhood is currently making a $350k profit. Simply unreal. In all honesty, deflation is what we require. The only other option is for many people to go bankrupt, which would also be bad for the economy. That is the only way to return to normal.

Home prices will come down eventually, but for now; its best to offset some of your real estate investments and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalises. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

New home constructions left uncompleted due to lack of funds is a serious problem. Once you start building a home it begins to deteriorate. Bugs, vermin, and the like move in. The weather and mold move in. A neighbor here has taken several years to build a single home and once after putting in some spray insulation some opossums moved in, and he had to rip it all out and redo. Please don't ever buy a home that was left uncompleted while waiting for a better rate.

Used to live in shore acres St pete area it’s flooded every time Even on a sunny day because they have these locks that open and close in on a sunny day if the wind is up and the tide is up, the streets were flooded. I’ve had water up to my car doors before. And there wasn’t even a storm. . Are used to own a house back in 1989. In that area. It’s flooded since then since I was there. We sold in 2005. Glad I left that area!! It was a blessing!

Very overpriced yet as you mentioned the insurance is super high. 2 houses for sale adjacent from me have sat for over a year now. I seen maybe 2 people in the past year even look at it. It's actually scary how many people are leaving and how much building they are still doing. I want to buy but I'm uneasy with everywhere in florida right now.

Uninsurable houses are worth exactly what the building materials are worth that are in the home. The lot has no value. So most of these multi million dollar ocean front properties are worth what the framing package and appliances, and trim package cost. No more, not even the labor.

I had 4 rentals in Deerfield Beach. I had to sell them because of higher hoa and insurance, eating up half of the monthly income. I made more ACTUAL passive income by investing in the sp500, vgt, and schd. But when I sold them, I actually saved 12k in tax by getting a second opinion on the appraisal's.

There is no luxury market collapse in Naples, Collier County, or Lee County. Record sale prices for homes and property. Unbelievable amount of new construction, including replacing older beach front homes. And because of growth in the area, no increases in property taxes which are about half of what I paid 5 years ago when I lived in upstate NY. And outside of homes in Lee County in the last several months, gravel mine sells for $600+ million, warehouse complex sells for $150+ million, Amazon announces $80+ million project, commercial land on Fort Myers Beach sells for $3,000+ a square foot, and newly constructed house on Fort Myers Beach sells for $6+ million. The rest of the country should be suffering such a market.

In the inland areas of Florida, snowbirds, professionals, school teachers, young couples, and out of staters are looking and buying. The coastline is screwed. We are good here for now. Pendings happening daily and within 5% of asking prices. Many sat on the sidelines until after tye election. Now, the Trump Bump is in full swing. Healthcare is bottom barrel in FL. The pay for healthcare workers is low low low. Travel nurses, for example, get paid REALLY well, typically. But the TNs I know will work in FL for a month or two and their pay is just to keep them alive while they are enjoying themselves down there. Meanwhile in much of the rest of the US, a month or two of TN work pays the bills and puts about 20K in their savings. So who wants to work just as hard, live in a pricey area, and never get ahead despite the potential to do so elsewhere? No thanks. That’s what vacation is for.

Chaotic life! So what do we do? My daughter a single young professional is looking to buy her first home in Florida! She qualifies for a number of grants as a HS teacher and making a decent income? She is down in the Homestead area. Should she hold off? Her rent is is $2200 a month for a 750 sq I bedroom with amenities. Her rent goes up about $200 every year! Can you address this? I advised her to stay out of the tract housing developments and HOA mess find a free standing older house (renovated) or a duplex/ triplex to help her with the mortgage and bills! She does not want to become a landlord! Is that a good plan she is in her late twenties and as I did at about the same age I invested in a home back when t-Rex roamed the earth at a 2.2% int.rate. What can she do! Just sit in her down payment and continue inv in her etf and pension fund! Omg! Help! Someone!?

The state of Florida is responsible allowing to do construction on flooding zone therefore there is a trick to it, we are NOT required to pay flooding on top of regular insurance. Check before you close on a property. Think why would the state required to build in a flooding zone? Business? Think carefully

damned if you do, damned if you don't. i've been holding off for years now to buy at the next low, and this "inventory up" is just non-existant for me in florida, looking for AG land or rural land...every time I turn around I see new town meeting announcements about property re-zoning. If there was going to be rural residential/AG land up for grabs, NOT ANYMORE they're becoming large scale developments for residential only on tiny lots...whole state going to crap. We are nearing a distopia where china will be growing all the food for the world out of africa (they're already set up for it, and the deserts are flooding and greening as we speak as the grow zones of the world shift) what little we produce here in the states will be GMO garbage in the fields and vertical grown upcycled crap in labs, off limits land for "nature only" while the rest of us are in smart city freakin communist ghettos, excuse me 5 story luxury town houses -_-

You are talking about cars flooding but if a person lives in a flood zone, your mayor will order a mandatory evacuation and your car will not flood unless you are a moron and decide to ignore the evacuation order. Seriously auto insurance should not cover your vehicle if you ignore the mandatory order and stay or leave and choose to leave a car behind. Remember that you have days to prepare. But…but…but DeSantis made the whole government take out any mention of climate change in their regulations. The new national regime is going to close down NOAA/parts of EPA as they are too climate change woke. People won’t connect the dots. I always ask climate deniers: “Do you know a billion dollar industry that believes in climate change?” “The insurance companies!” 😂
